Wendover Housing Partners Opens $19M Residential Community in Central Florida Intended for Veterans, Homeless

SANFORD, FLA. — Wendover Housing Partners has opened Warley Park, a $19 million, 81-unit housing complex in Sanford that was built to house veterans and the chronically homeless. Communal amenities include a fitness center, splash park, meeting rooms, computer rooms and a commercial kitchen to train residents for restaurant jobs. California-based nonprofit Step Up on Second will manage support services, including mental healthcare, after-school kids’ programs, job training and placement, GED classes and educational programs for ongoing skills. Residents utilize rental vouchers as payment, just as they would at other rental properties or motels. The property is located at 1500 W. 25th St., 22 miles north of downtown Orlando.

Whole Foods Market to Open 46,000 SF Store in Northern D.C. on July 23

WASHINGTON, D.C. — Whole Foods Market will open a new location July 23 in Washington, D.C. The new 46,000-square-foot grocery store will be situated at 967 Florida Ave. NW in D.C.’s Pleasant Plains neighborhood, less than two miles north of downtown D.C. and less than one mile from Howard University. The new store will offer a full-service butcher, bakery, produce department and a seafood counter. Amazon Prime members who shop at the location will have access to two-hour delivery on certain items, as well as a 10 percent discount on several in-store items.

Kraus-Anderson Completes $58M Retail Sporting Goods Store for Scheels in Eden Prairie, Minnesota

EDEN PRAIRIE, MINN. — Kraus-Anderson has completed construction of a 250,000-square-foot retail sporting goods store for Scheels at Eden Prairie Center in Minnesota. Designed by R.L. Engebretson Architecture, the $58 million, two-story store includes a 16,000-gallon saltwater aquarium, 45-foot-tall Ferris wheel as well as a Ginna’s Café and Fuzziwig’s Candy Factory. Scheels will offer a selection of sports, fashion and footwear. The sport shoe, hiking boot and casual footwear section is the largest in the region. The new store is expected to employ approximately 400 people. Scheels maintains a portfolio of 28 stores in 13 states.

Darland Completes Construction of 58,950 SF Office Building in West Omaha

WEST OMAHA, NEB. — Darland Construction Co. has completed construction of Pacific Springs Center II, a 58,950-square-foot Class A office building in West Omaha. The two-story property is located at the northwest corner of 168th and Pacific streets. The project features 40,000 square feet of spec office space as well as an underground parking garage. The area, known as Pacific Springs Vista, has experienced a flurry of new development in the past several years thanks to a growing residential market and the area’s convenient access to the nearby West Dodge Expressway, according to Darland. Avant Architects was the project architect. Investors Realty is handling management and leasing.

KRS Realty Completes 12,000 SF Office, Retail Redevelopment Project at Fort Worth Stockyards

FORT WORTH, TEXAS — KRS Realty Advisors has completed a redevelopment project at the historic Fort Worth Stockyards that adds 12,000 square feet of office and retail space to the local supply. Austin-based apparel company Tecovas has signed a retail lease for 3,474 square feet at the property. KRS purchased the property in February and began renovating shortly thereafter. Stream Realty Partners is handling leasing.

SOUTH BRUNSWICK, N.J. — Metro Storage LLC, a privately owned self-storage developer and manager, has opened a 688-unit facility at 3963 U.S. Route 1 in South Brunswick, a northern suburb of Trenton. The property features 75,000 net rentable square feet and consists of one climate-controlled building and three non-climate-controlled buildings. The facility is Metro Storage’s seventh in New Jersey.

Ryan Cos. Breaks Ground on Massive Mixed-Use Redevelopment of Former Ford Plant in St. Paul

ST. PAUL, MINN. — Ryan Cos. has broken ground on the redevelopment of a 122-acre former Ford plant in St. Paul’s Highland Park neighborhood. Named Highland Bridge, the project has a focus on residential, featuring seniors housing, market-rate multifamily housing and 760 units of affordable housing, as well as for-sale row homes. In addition to the project’s 3,800 housing units, Highland Bridge is slated to include 150,000 square feet of retail space, 265,000 square feet of office space and 50,000 square feet of civic or institutional spaces. More than 55 acres of public space will include four new parks, biking and walking paths and two little league fields. Ryan Cos. completed the purchase of the former Ford plant in December 2019. Ford began production of the Model T at the site in 1925, but the plant closed in 2011. Total project costs for the redevelopment were not disclosed. An estimated 14,500 construction jobs will be created for the project. Amazon to Open 820,000 SF Fulfillment Center in Metro Austin, Create 1,000 Jobs

PFLUGERVILLE, TEXAS — Amazon has announced plans to open an 820,000-square-foot fulfillment center in the northern Austin suburb of Pflugerville, a move that is expected to bring about 1,000 full-time jobs to the area. The facility is expected to open some time in 2021. Pflugerville has long been rumored to be a landing spot for the Seattle-based e-commerce giant. But only recently did the Pflugerville City Council approve an agreement authorizing the city’s economic development department to offer up to $3.8 million in incentives to Amazon. These funds will be earmarked for offsite road infrastructure improvements and for other capital investment and job creation measures.

JaRyCo to Develop 135-Acre The Farm at Allen Mixed-Use Project in Metro Dallas

ALLEN, TEXAS — Locally based developer JaRyCo has partnered with the Johnson family to develop its farmland at the southeast corner of the Sam Rayburn Tollway and Alma Drive in Allen, located northeast of Dallas, into a 135-acre mixed-use destination. Current plans for the development, which will be branded The Farm at Allen, call for 1.6 million square feet of office space, 142,000 square feet of retail space, a 150-room hotel, 60,000 square feet of restaurant space and 2,400 urban residential units, including townhomes. Additional features include a 2.5-acre lake with boardwalk restaurants, two miles of hiking and biking trails, a 16-acre greenbelt along Watters Creek and four additional park areas. Infrastructure work at the site is scheduled to begin in late 2020. Omniplan is the project architect, and TBG is the landscape architect. Dynamic Engineering is the civil engineer.

VanTrust Real Estate Breaks Ground on 994,639 SF Spec Industrial Project in El Paso

EL PASO, TEXAS — Developer VanTrust Real Estate has launched a 994,639-square-foot speculative industrial project in El Paso. The site spans 59 acres and is located within five miles of the Zaragoza Bridge, an international port of entry. Phase I of the project will consist of four buildings totaling 514,135 square feet and is expected to be complete in early 2021. Phase II, which will commence upon completion of Phase I, will consist of two buildings totaling 480,504 square feet. The project is one of several major speculative industrial developments to be announced in El Paso in recent weeks, along with Hunt Southwest’s 370,000-square-foot Rojas East Distribution Center and Equity Industrial and Raith Capital’s 123,966-square-foot project at 9541 Joe Rodriguez Drive.
