DALLAS — Westdale Real Estate Investment & Management and StreetLights Residential have opened The Hamilton, a 310-unit apartment community in the Deep Ellum neighborhood of Dallas. The 26-story building is located within The Epic mixed-use development and features studio, one-, two- and three-bedroom units that are furnished with custom cabinetry, floor-to-ceiling windows and built-in desks. Amenities include a pool, outdoor entertainment space with fire pits, resident bar, fitness center, media space and 23,000 square feet of attached retail and restaurant space. NEW YORK CITY — Locally based developer HAP Investments is nearing completion of Maverick, , a 199-unit residential tower located at 215 and 225 W. 28th St. in the Chelsea neighborhood of Manhattan. Also known as Hap 8, the development consists of two 20-story towers spanning 312,500 square feet and offering a mix of 87 condominium residences and 112 rental units. The two buildings will share amenities such as a parking garage, pool, sauna, fitness center, children’s playroom and a roof deck with outdoor grilling stations. DXA studio designed the project, which is expected to be officially complete in early 2021.
BROOKFIELD, WIS. — Milliman Inc., an international actuarial and consulting firm, has unveiled plans to move its Brookfield office to Golf Parkway Corporate Center, which is currently in the pre-development phase. The company will occupy 118,300 square feet within a six-story, 186,000-square-foot building. Milliman’s space will feature flexible floor plates, floor-to-ceiling windows, healthy design and exclusive amenities, according to the developer, Irgens. Construction is scheduled to begin this fall with initial occupancy slated for summer 2022. Golf Parkway Corporate Center will consist of two Class A office buildings totaling 231,000 rentable square feet. Common areas will include a conference room, tenant lounge, outdoor patio, bike storage and fitness center. Kahler Slater is the architect and CG Schmidt is the general contractor. Ryan Cos., University Realty Complete Third Phase of Novus Innovation Corridor in Tempe, Arizona

TEMPE, ARIZ. — Ryan Cos. and University Realty LLC have completed 777 Tower at Novus Innovation Corridor, the third phase of the Arizona State University (ASU) Novus Innovation Corridor in Tempe. Totaling 160,000 square feet, the six-story, multi-tenant building features an open floor plan, penthouse office space, 8,000 square feet of ground-floor retail space and a public urban plaza. DAVIS served as architect of record for the building, which Ryan Cos. built. The building is 84 percent leased by a mix of tenants, including ASU’s Herberger Gallery, University City Exchange, University Real Estate Development, Master of Design, Master of Innovation and Venture Development, and the Innovation Studio. Additionally, Infosys, a next-generation digital services and consulting firm, occupies the fourth and fifth floors at the building. At full build-out, Novus Innovation Corridor will feature more than 10 million square feet of mixed-use opportunities, including the 2.1 million-square-foot Marina Heights campus that Ryan Cos. and Sunbelt Holdings co-developed. Catellus Development Corp. is the master developer of the 355-acre, multi-phased Novus Innovation Corridor.
Charlotte City Council Gives $600M Mixed-Use Project in Uptown District First Approval to Move Forward

CHARLOTTE, N.C. — Seventh and Tryon, a planned $600 million mixed-use project in Charlotte’s Uptown district, has cleared a critical hurdle with the Charlotte City Council. The proposed development will include a 160,000-square-foot mixed-use building, 450,000-square-foot office tower, market-rate and affordable multifamily units, retail space and below- and above-ground parking. At a virtual meeting yesterday, the council unanimously approved a memorandum of understanding (MOU) that allows Marcus Jones, city manager of Charlotte, to negotiate and execute with the Virginia-based developer, Metropolitan Partnership Ltd., on behalf of the city and the landowners of the 3.1-acre site in Uptown. The landowners include Bank of America, City of Charlotte, Mecklenburg County and Charlotte Mecklenburg Library. Atlanta-based DaVinci Development Collaborative is the development manager on behalf of the landowners. “North Tryon needs a facelift, I believe this project moves us in that direction,” said councilmember Malcolm Graham, representative of Charlotte’s District 2, during the proceedings. The council also moved to allow the use of city funds to be negotiated for the project to move forward. HOUSTON — Madison Marquette has opened The Travis, a 328-unit apartment building located in the Midtown area of Houston. The 30-story building houses one-, two- and three-bedroom units, as well as two-story penthouses and 14,000 square feet of ground-floor retail and restaurant space. Amenities include a pool with cabanas, fire pits, a 24-hour fitness center, conference center, coffee bar, concierge services, package locker service and valet dry cleaning. Baltimore-based CallisonRTKL designed the property, which also includes a seven-story parking garage. Los Angeles-based AECOM Hunt served as the general contractor.
DALLAS — A partnership between locally based J. Small Investments and Lyda Hill Philanthropies will redevelop Pegasus Park, a 23-acre office campus in the Dallas Design District. The property, which currently houses 750,000 square feet of office space, was originally developed in 1970 for jewelry retailer Zale Corp. and has been vacant for the past decade. The development team will reposition the existing buildings to feature modern office space, as well life sciences and retail and restaurant space. The first phase of development is expected to be complete in early 2021. Five tenants — Commit Partnership, The Dallas Foundation, The Draper Richards Kaplan Foundation, United to Learn and Uplift Education — have committed to office space at Pegasus Place.
AUBURN HILLS, MICH. — The final phase of demolition for The Palace of Auburn Hills, the former home of the Detroit Pistons basketball team, took place over the weekend. The more than 20,000-seat venue first opened in 1988. The Pistons played at the arena from 1988 until 2017. The team won all three of its titles at the arena, including NBA championships in 1989, 1990 and 2004. The Pistons now play in downtown Detroit at Little Caesars Arena. Schostak Brothers & Co., a development company based in Livonia, Mich., purchased part of The Palace in a joint venture, according to local media reports. BEVERLY HILLS, CALIF. — R.D. Olson Construction has completed AC Hotel by Marriott in Beverly Hills, an 11-story, European-inspired luxury hotel. The two-phase project included the adaptive reuse of a 1950s office building into a 97,000-square-foot hotel featuring 176 rooms, rooftop lounge, fitness center, meeting spaces, administrative space and community areas. The hotel features one- and two-bedroom double, king and queen guest rooms with wide-screen televisions, large windows with city views, adjustable reading lamps and USB charging ports. Hotel amenities include the AC Lounge, a rooftop deck with hydrotherapy spa, bar and lounge. Additionally, the hotel provides guests with access to ACE, a robot butler that can deliver market items and room essentials to their door. AXIS/GFA served as architecture and design firm for the project.
Watermark Residential Begins Construction of 312-Unit Multifamily Community in Panama City Beach

PANAMA CITY BEACH, FLA. — Watermark Residential has begun construction on Watermark at Urban Blu, a 312-unit multifamily community in Panama City Beach. The property will offer one-, two- and three-bedroom floor plans averaging 958 square feet. Each unit will feature bar-kitchens with granite countertops and stainless steel appliances, as well as walk-in closets and full-size washers and dryers. Communal amenities will include a clubhouse, 24-hour fitness center, pool, cabana, dog park and a pet spa. The property spans 17 acres at 8551 Panama City Beach Parkway. Thompson Thrift Construction is the general contractor and Merchants Bank of Indiana provided construction financing to Watermark Residential. The developer expects to deliver the Watermark at Urban Blu in April 2022.
