CCF, Peak Campus Complete 555-Unit Multifamily Community in Boston’s Brighton Neighborhood

BOSTON — A partnership of Boston-based developer Cabot, Cabot & Forbes (CCF) and Georgia-based developer Peak Campus have completed The Overlook at St. Gabriel’s, a 555-unit multifamily community in the Brighton area of Boston. The luxury residential community is centered around the reimagined Church and St. Gabriel’s Monastery, which was originally built in 1909. The community consists of three residential buildings, more than 45,000 square feet of indoor and outdoor amenity space and seven acres of green space. The restored St. Gabriel’s church, now called Maker Hall, will be complete later this summer and will feature a fitness center, café, conference rooms and outdoor recreation space. Two residential buildings, Overlook Landmark and Overlook East, are complete. Construction is underway on The Overlook’s two additional apartment buildings, Overlook North and West, with Overlook North set to be delivered this fall and Overlook West set to be delivered early next year. This phase of the project will also include two pet spas, a pool and sundeck. Blue Vista Capital Management is a capital partner on the project. BH+A is the architect, and CUBE3 is the general contractor.

Facebook to Build $800M Data Center in DeKalb, Illinois

DEKALB, ILL. — Facebook has unveiled plans to build an $800 million data center in DeKalb. The social media giant’s data center will occupy 505 acres of the 1,000-acre ChicagoWest Business Center, which is owned by Krusinski Construction Co. The project is expected to rely solely on renewable energy and create about 100 jobs. This will be the first data center for Facebook in Illinois, but the company has 15 data centers globally. DeKalb is approximately 65 miles west of Chicago. Krusinski began assembling land for ChicagoWest 14 years ago.

Target to Open at Former Boston Store Space in Milwaukee’s Bayshore Development

MILWAUKEE — Target has unveiled plans to open a 128,512-square-foot, two-story store at Bayshore in Milwaukee. The retailer will occupy the space within a former Boston Store. Construction is now underway, but the opening date has not yet been determined. Mid-America Real Estate – Wisconsin LLC represented both Target and Bayshore ownership in the lease transaction. Bayshore is an open-air shopping center that features a variety of retail shops, restaurants, offices and multifamily units. Cypress Equities is the owner.

Bridge Development, Cabot Properties to Develop 133,100 SF Industrial Building in Lombard, Illinois

LOMBARD, ILL. — Bridge Development Partners LLC and Cabot Properties have unveiled plans to develop Bridge Point I-355, an industrial building spanning 133,100 square feet in Lombard, about 20 miles west of Chicago. Bridge and Cabot bought the vacant, 7.2-acre site from Location Finders International. The development will feature a clear height of 32 feet, 22 exterior docks, four drive-in doors, 10 trailer stalls and 170 car parking spaces. The development will be divisible for multiple tenants. The project is slated for completion in the fourth quarter. Dominic Carbonari, Frank Griffin and Kate Coxworth of JLL represented the seller.

Healthcare Firm Centene to Develop $1B East Coast Headquarters in Charlotte

CHARLOTTE, N.C. — Healthcare firm Centene Corp. has announced plans for its $1 billion East Coast headquarters in Charlotte. At full build-out, scheduled for 2032, the six-building campus will comprise 1 million square feet of office space, a fitness center, auditorium, multiple dining options, childcare center and Centene Tech University, a standalone building that will be used for corporate learning and development. The St. Louis-based company plans to break ground on the project in August. The campus will be built in phases, with Phase I scheduled for completion in the second half of 2022. Phase I will house 3,000 employees who will fill roles in information technology, finance, compliance, health economics, business analytics, human resources and clinical positions, with salaries averaging $100,089 annually. “Charlotte has great talent, excellent infrastructure and a real commitment to sustainable development,” says Michael Neidorff, chairman, president and CEO of Centene, a Medicaid-managed care organization. In 2024, Centene plans to begin construction of Phase II, which will accommodate another 3,000 employees. Charleston, South Carolina-based LS3P Architects designed the campus. The general contractor is St. Louis-based Clayco. LandDesign is the site planner and Uzun+Case is the structural engineer. Iron Bridge to Install Medical-Grade Air Filtration System, UV Lights at Charleston Tech Center to Combat COVID-19

CHARLESTON, S.C. — Iron Bridge Capital Partners will install a medical-grade air filtration and UV light system at Charleston Tech Center to prevent the spread of COVID-19 or other pathogens through its ventilation system. Iron Bridge, the lead developer of the 92,000-square-foot building, expects to open the property by the end of the year. Charleston Digital Corridor will anchor the property. The system will include an electrostatic filtration process similar to what surgery centers and medical facilities install to prevent the spread of airborne bacteria and viruses from room-to-room. Additionally, the system features a bank of UV lights that will treat any remaining pathogens, as well as reduce the amount of airborne mold and dust. In addition to the air treatment system, Charleston Tech Center will also include COVID-19 protocols and features such as occupancy maximums for elevators and shared conference spaces, hand sanitizer stations in the lobby and at each elevator, touchless faucets and the strong encouragement for workers and guests to wear masks in all common areas.

Republic Breaks Ground on 35,000 SF Shopping Center in Metro D.C.

WALDORF, MD. — The Republic Family of Cos. has broken ground on Waldorf Park, a 35,000-square-foot retail project in Waldorf. The development is expected to open in the first half of 2021. Committed tenants at Waldorf Park include Chick-fil-A, Jersey Mike’s and Starbucks. The property is located along Crain Highway, about 20 miles southeast of downtown Washington, D.C. Venture Construction Co. is the general contractor for Waldorf Park, and Jimmy Richards & Sons Excavating is the site contractor. The architect is Brasher Designs. Sandy Spring Bank provided construction financing.

Kärcher Consolidates North American Headquarters at 380,000 SF Campus in Aurora, Colorado

AURORA, COLO. — Kärcher, a provider of cleaning technology, is consolidating its manufacturing campuses in Englewood, Colo., and Camas, Wash., into a newly completed, 380,000-square-foot North American headquarters facility located at 6398 N. Kärcher Way in Aurora. Situated on a 23-acre site, the build-to-suit campus features 275,000 square feet of warehouse, R&D and manufacturing space along with 100,000 square feet of office space. The property is located within the Porteos development near Denver International Airport. Ware Malcomb provided architecture, interior design, civil engineering and land surveying services for the project. The building features an open three-story staircase, Kärcher’s corporate colors of bright yellow and gray, and storefront and curtain walls for the office area. Brinkmann Constructors served as general contractor and SunCap Property Group is the project’s developer. Winnenden, Germany is the global headquarters of Karcher.
