GRAND PRAIRIE, TEXAS — Texas-based developer Presidium Group has broken ground on Presidium Hill Street, a 290-unit apartment community in Grand Prairie, roughly midway between Dallas and Fort Worth. Designed by Dallas-based O’Brien Architects, the four-story property will feature amenities such as a pool, business center with conference rooms, fitness center, rooftop terrace, a pet grooming area and bike storage space. Completion is slated for mid-2022. Veritex Community Bank provided construction financing.

AUSTIN, TEXAS — General contractor Cadence McShane is underway on a project to renovate Austin High School, the state capital’s oldest high school that is located at 1715 W. Cesar Chavez St. The renovation project will add 22,000 square feet of facilities to support the dance and athletic programs, as well as modernized gyms and a new glass stair tower on the south side of the main building. O’Connell Robertson designed the project. The school will be conducting virtual learning classes beginning Sept. 8.
Moss Construction Completes $134M University of Miami Lakeside Village Student Housing Property

CORAL GABLES, FLA. — Moss Construction has delivered University of Miami Lakeside Village, a $134 million, 1,115-bed student housing community on the University of Miami campus. The 569,441-square-foot, seven-story project features 25 interconnected buildings and several outdoor spaces. The property offers classrooms, music rooms, study areas, recreation rooms, a 200-seat auditorium and offices. The buildings also have food options, a package center and an exhibition hall. The university opened for in-person classes Monday, Aug. 17, a week earlier than planned due to the coronavirus pandemic. The fall semester will conclude Friday, Nov. 20, the week before Thanksgiving. To support sustainability initiatives, the property includes green roofs that absorb carbon dioxide to help clean the air and regulate the climate. Also, existing plant life was evaluated and, when possible, integrated into the landscape or relocated elsewhere on campus. Miami-based Arquitectonica designed the community. — Alex Tostado
Construction has been one of the lucky few segments of the economy that has continued humming along during the pandemic. Student housing projects are still going on as planned, as construction has mostly fallen into the “essential” category of business during the shutdown. While builders report there have been few supply-chain issues, there were some initial slowdowns related to delivery. “The only significant supply side issue we have had was on a project that we have under construction serving UMass Amherst,” says Brent Little, president of Fountain Residential Partners. The project, North 116 Flats, is under construction for delivery for fall of this year. “When the outbreak hit fever pitch, we had all of our cabinets and countertops for the project on a ship coming from China in the middle of the ocean. We were very puckered up until those six containers hit the port in Connecticut, and we received pictures of them on the dock. We are now installing those cabinets in the fourth building of five buildings, so that issue has been mitigated. We were worried about some other items, such as laminate flooring, that were coming from overseas as well, but it has all arrived. If it …
SUMMERVILLE, S.C. — The Silverman Group will develop a 520,000-square-foot speculative industrial building within Foreign Trade Zone industrial park in Summerville. The cross-dock building will feature 36-foot clear heights, 76 dock doors, an ESFR sprinkler system, 120 trailer parking spaces and 485 parking spaces for vehicles. The building will be located near Interstate 26 and 27 miles northwest of the Port of Charleston. Silverman Group expects to begin site work in September and deliver the property in spring 2021. Bob Barrineau and Brendan Redeyoff of CBRE are handling leasing efforts on behalf of the developer.
FAIRFAX, VA. — Giant Food will debut a 53,000-square-foot grocery store in Fairfax. The store, situated at 9400 Fairfax Blvd., will open Friday. The new location is 15 miles west of downtown Washington, D.C., and will house 180 employees. The new Fairfax location will also support some of Giant’s services including Giant’s Pickup service, where shoppers place their grocery orders on GiantFood.com or through the Giant Food mobile app and in-store associates will hand-select, pack and deliver orders right to shoppers’ cars. The location will also be home to a full-service Starbucks with café seating, a beer/wine shop, full-service floral shop and a PNC bank.
MESA, ARIZ. — Evergreen Devco has acquired an anchor-tenant building at the southwest corner of Mesa Drive and Southern Avenue in Mesa. Terms of the transaction were not released. Evergreen plans to redevelop the vacant, 30,400-square-foot property. The company is also working with a national retail tenant on a lease agreement to occupy the space, a former Big Lots location. The building is situated on approximately 89,000 square feet less than a quarter-mile from the Superstition Freeway (US 60), a popular retail and traffic corridor that has more than 180,000 residents within a three-mile radius.
Heitman Architects, McShane Complete Bystronic’s 163,350 SF North American Headquarters in Metro Chicago

HOFFMAN ESTATES, ILL. — Heitman Architects Design, serving as architect/designer, and McShane Construction Co., serving as general contractor, have completed the development of a North American headquarters facility for Swiss-based Bystronic Inc. The tenant is a high-tech manufacturer of high-quality machines and systems for processing sheet metal and other flat materials for laser cutting, bending and automation. Bystronic is relocating from nearby Elgin to the 163,350-square-foot property, which includes 30,400 square feet of office space, 67,750 square feet of production space, 35,000 square feet of warehouse space and a 30,200-square-foot showroom. Designed and organized around the visitor experience, the facility features a catwalk that bisects the showroom and the manufacturing floor, stacking hospitality rooms that overlook the showroom and a large central conference room perched off the catwalk. Construction of the property began in fall 2018.
NexGen Hotels to Develop 107-Room Home2 Suites by Hilton Near O’Hare International Airport

DES PLAINES, ILL. — NexGen Hotels, serving as general contractor and developer, has unveiled plans for a $16 million Home2 Suites by Hilton, with a scheduled groundbreaking in April 2021. The 63,000-square-foot hotel will be located at 1700 S. Higgins Road in Des Plaines, approximately four miles from O’Hare International Airport. Slated for completion in summer 2022, the five-story hotel will feature 107 suites with fully equipped kitchens, designed for both short-term and extended-stay guests. The property will include outdoor lounge and patio areas, an indoor saltwater pool and Spin2 Cycle, a combination fitness and laundry facility. Alpharetta, Ga.-based Origination Design is serving as architect and St. Louis-based Genuine Hospitality Group will manage the hotel. The hotel is NexGen’s first Home2 Suites by Hilton-branded property.

Designed by David Hovey Sr. and completed in 2017, Optima Signature is a 490-unit Class A residential tower located at 220 E. Illinois St. Located on the 57-story building’s second and seventh floors, the study suites are furnished with five to seven workstations, a mini-fridge, built-in cabinetry and window treatments, Wi-Fi access, professional cleaning and a curated selected of building amenities, including outdoor lounge areas. The suites are available for rent, ranging from $1,800 to $2,400 per month.
