CHICAGO — Meridian Design Build has broken ground on a 358,879-square-foot speculative industrial building on behalf of NorthPoint Development in Chicago. The new facility will be situated on a 31.1-acre site at 12144 S. Ave. O on the city’s southeast side. Plans call for a clear height of 36 feet, four drive-in doors, 257 auto parking stalls, 106 trailer parking stalls and up to 92 loading docks. The project will be the first building in NorthPoint’s 200-acre Avenue O Industrial Park, a 2.3 million-square-foot master-planned development. The site was previously home to the Republic Steel mill. The project team includes StudioNorth Architecture and Jacob & Hefner Associates.

White Point, FCP to Redevelop Historic Mill in Charlotte for Adaptive Office Project

CHARLOTTE, N.C. — White Point and FCP have unveiled plans to redevelop historic Chadbourn Mill, a former hosiery and textile mill in Charlotte, into an adaptive office project. The new development will feature 40,000 square feet of office space and 2,000 square feet of restaurant space and retail space. JLL will be leasing the office component of the development, with Thrift Commercial Services handling the retail leasing. Construction is expected to be complete in 2020. The site is within walking distance to NoDa’s (North of Davidson) retail and entertainment venues as well as the LYNX Blue Line 25th St. station. Chadbourn Mill produced mostly women’s clothing from the 1930s to 1970s but has been out of use since.
Matter Real Estate Group Breaks Ground on 725,000 SF Industrial Project in North Las Vegas

NORTH LAS VEGAS — Development firm Matter Real Estate Group has broken ground on Matter Logistics Center @ West Cheyenne, a light industrial and warehouse project at the northeast corner of West Cheyenne Avenue and Valley Drive in North Las Vegas. Slated for completion in February 2020, the $70 million, modern master-planned project spans more than 41 acres. Matter Logistics Center @ West Cheyenne will feature five buildings varying in scope and size offering warehouse, distribution, office and showroom space, as well as ample parking and trailer storage. Ranging from 11,000 square feet to 478,000 square feet, units will also feature ample dock and at-grade loading with 36-foot clear heights. The units will be available for sale, lease and build-to-suit, with Matter Real Estate Group offering customized build-outs.
MIDLAND, TEXAS — A partnership between Dallas-based Stillwater Capital Investments and affiliates of Connecticut-based Wexford Capital LP has broken ground on a 300-unit multifamily project in the West Texas city of Midland. Located in the Adobe Meadows area on the city’s north side, the property will offer a pool, grilling stations, a fitness center and a resident lounge. Units will feature stainless steel appliances, quartz countertops and custom cabinetry. Completion is scheduled for summer 2021, with the first units expected to be available for occupancy in spring 2021.
FRISCO, TEXAS — Locally based general contractor KWA Construction has begun work on Kilby, a 258-unit apartment community that will be located within the $600 million Frisco Square development on the northern outskirts of Dallas. Developed by Toll Brothers Apartment Living and designed by BGO Architects, the four-story property will feature amenities such as a pool, fitness center, outdoor patio with grills, game lounge and a clubroom. Completion is scheduled for late 2020.
WASHINGTON, D.C. — Lowe, a national real estate investor, developer and manager, has acquired the former Randall School site at 65 I St. SW in Washington, D.C. Lowe plans to redevelop the 2.7-acre site into a 500,000-square-foot mixed-use project featuring a contemporary art museum. Lowe had first come on as partner for the project in 2017 but is now assuming control of the development from TRSW, a partnership between Telesis Corp., a national affordable housing developer, and the Rubell family, long-standing collectors and patrons of the arts. Lowe intends for the project to create an arts and cultural anchor in the Southwest neighborhood. The designated Arts District will provide a second home for the Miami-based Rubell Family Collection, an internationally acclaimed contemporary art collection that draws visitors from around the world, according to Mark Rivers, executive vice president at Lowe. At the core of the project is the restoration and repositioning of the school’s three buildings, of which two will be transformed into an approximately 31,000-square-foot art museum housing the Rubell Family Collection. Wolfson Group Breaks Ground on 420,000 SF Multifamily Property in Exton, Pennsylvania

EXTON, PA. — Wolfson Group Inc., a Pennsylvania-based developer, has broken ground on Ashbridge, a 420,000-square-foot multifamily property in Exton, about 30 miles west of Philadelphia. The property comprises six buildings with 410 total units, including one-, two- and three-bedroom floor plans. The newly renovated Ashbridge House mansion, also on the property, will be utilized for amenities including a fitness center, lounge and event space. The architect is Philadelphia-based Bernardon. Bozzuto Group will manage the property, which is slated to open in spring 2020.
CARROLLTON, TEXAS — A partnership between High Street Residential, a subsidiary of Trammell Crow Co., and Fort Worth-based Olympus Property has begun construction on Olympus at Broadway, a 383-unit multifamily project in Carrollton. Situated on 5.1 acres, the property will feature one-, two- and three-bedroom units ranging in size from 474 to 1,540 square feet. Amenities will include a pool with sunbathing shelves, a conference room, business center, entertainment kitchen, a dog park, fitness center and a resident lounge. Preleasing will begin in September 2020. JHP Architecture is designing the project, and Andres Construction is the general contractor. Comerica Bank and Southside Bank are providing construction financing.
LEWISVILLE, TEXAS — Locally based developer Bright Realty has broken ground on Crown Centre at Castle Hills, a 109,000-square-foot office building located in the northern Dallas suburb of Lewisville. The four-story, Class A property will be situated within the Castle Hills development. 505Design and Corgan are the project architects; Hill + Wilkinson is the general contractor and LandDesign is the civil engineer and landscape architect. Prosperity Bank is providing construction financing. Completion is scheduled for summer 2020.
FORT WORTH, TEXAS — Raymond Management Co. will develop a 119-room Marriott Residence Inn at Waterside, a 63-acre mixed-use development in Fort Worth by Trademark Property Co. The property will be situated on approximately three acres along Arborlawn Drive at the south end of the development. Construction is scheduled to begin in the fourth quarter and to be complete by 2021.
