BOSTON — Nauset Construction has broken ground on ēbo Condominiums, a 49-unit multifamily project in East Boston that will also include 3,630 square feet of ground-floor retail space. Designed by Bargmann Hendrie + Archetype Inc., the property is located at 205 Maverick St. near the MBTA Blue Line Maverick station. Floor plans will consist of 12 studio, 17 one-bedroom and 20 two-bedroom units, seven of which will be designated as affordable. Completion is scheduled for fall 2021.

HASLET, TEXAS — A joint venture between two Dallas-area developers, Gruene Real Estate Partners and Weber & Co., will construct Intermodal Commerce Park, a 1.4 million-square-foot industrial facility in the northern Fort Worth suburb of Haslet. The three-building, Class A complex will be situated on an 82-acre site approximately one mile from Interstate 35 and near the southern end of Alliance Airport. Intermodal Commerce Park will consist of one front-load and two cross-dock buildings that feature 32- to 40-foot clear heights, deep truck courts, 186 dock doors, 10 ramp doors, 313 trailer stalls and ample car parking. Dustin Volz, John Rose, Stephen Bailey and Wells Waller of JLL arranged a five-year construction loan through First United Bank on behalf of the developers and delivered a private real estate fund advised by Crow Holdings Capital as a joint venture equity partner. JLL is also handling leasing of the project.

HOUSTON — Fort Worth-based Trademark Property Co. and owner-operator MetroNational have begun the redevelopment of the 1.7 million-square-foot Memorial City Mall in Houston into a mixed-use destination. The project began on Tuesday with the demolition of the building formerly occupied by Sears, which was the mall’s original anchor tenant beginning in 1966. Gensler and Stantec are leading the project’s design efforts. Specific uses for the completed redevelopment have not yet been disclosed.

HOUSTON — Mill Creek Residential has broken ground on Modera Washington, a 341-unit multifamily project that will be located at 2520 Washington Ave. adjacent to Houston’s Old Sixth Ward Historic District. Modera Washington will feature studio, one- and two-bedroom units with 10-foot ceilings, stainless steel appliances and quartz countertops. Amenities will include a rooftop deck, pool, outdoor grilling areas, a game room, fitness center, private office space and a golf simulator. The first units are expected to be available for occupancy in late 2021.

SHAKOPEE, MINN. — The Opus Group has broken ground on a 131,000-square-foot industrial build-to-suit for Cherne Industries in Shakopee, a southwestern suburb of the Twin Cities. Cherne, which produces pneumatic plugs, mechanical plugs, gauges and testing equipment, will use the building as its new headquarters and manufacturing facility. The project will feature a clear height of 32 feet, eight dock doors, three drive-in doors and 177 car parking stalls. The company’s 115-person workforce will have access to amenities such as a fitness center, locker room and prayer room. Opus is the developer, design-builder, interior designer, architect and engineer. Cabot Properties will own the building. Colliers International represented Opus, while AREA Commercial Real Estate Advisors represented Cherne. CBRE facilitated financing for the project. Completion is slated for early 2021.

MINNEAPOLIS — Stahl will build a four-story, 20,000-square-foot expansion to the Center for Performing Arts in South Minneapolis. Two additional performance spaces will be connected to an existing 15,000-square-foot building that was constructed in 1923. The expansion will provide studio space for expanded education programming, events and performance rental space. Construction is expected to begin this month and the completion is slated for early 2021. Stahl is working with Alliiance, a full-service architecture and design firm based in Minneapolis.

ST. PETERSBURG, FLA. — Red Apple Real Estate is moving forward with its development of a 1.3 million-square-foot mixed-use development in downtown St. Petersburg. The New York City-based developer filed foundation plans with the City of St. Petersburg and the Federal Aviation Administration (FAA) issued a “No Hazard Letter” for the project, meaning the project did not exceed obstruction standards and marking/lighting is not required. The 46-story development will include 300 condominiums; a 233-room hotel; 25,000 square feet of retail and restaurant space; and 20,000 square feet of office space. The condos, known as The Residences at 400, will offer one- to four-bedroom floor plans and a select number of penthouses. Amenities will include a fitness and wellness center, resident lounge, coworking space, library, theater room, seventh-floor rooftop terrace with a pool and spa, putting green, bocce court, outdoor kitchen, dog walking area and a fire pit. Residents will also have access to a glass-enclosed observatory on the 46th floor. Red Apple recently established a sales gallery across the street from the site at 465 Central Ave. Design work is underway, and Red Apple is planning for permitting of preliminary site work. The developer expects to break ground in 2021.

FORT MILL, S.C. — Crescent Communities has delivered Stateline Logistics Center, a 104,000-square-foot industrial facility in Fort Mill. The property offers 30 dock doors, two drive-ins, a 130-foot truck court and parking for trailers and cars. The asset is located within Lakemont Business Park, which is situated along Interstate 77 and 14 miles south of Charlotte Douglas International Airport. Merriman Schmitt Architects designed the building, Intercon Building Corp. was the general contractor and Cushman & Wakefield is handling leasing.

NEW LENOX, ILL. — Premier Design + Build Group has completed construction of a two-story, 41,724-square-foot medical office building in New Lenox, about seven miles east of Joliet. HSA|Primecare was the developer. The ground floor of the property houses a Silver Cross urgent care facility as well as a primary care unit. Located at 1851 Silver Cross Blvd. across the street from Silver Cross Hospital’s Pavilion A & B, the new building is known as Pavilion D. The urgent care space features an X-ray room, laboratory, six exam rooms, offices and a waiting area. The second floor is designed for clinical and medical office use. The project team included Eppstein Uhen Architects, Ruettiger, Tonelli & Associates, Pierce Engineers and IMEP.

CADILLAC, MICH. — Woda Cooper Cos. Inc. has completed a $3.2 million rehabilitation of the 24-unit Maple Hill Apartments in Cadillac in northwest Michigan. The project scope included new kitchens, baths, flooring, windows, doors, plumbing, insulation, roofs, energy-efficient HVAC systems and landscaping. Woda Cooper received federal low-income housing tax credits allocated by the Michigan State Housing Development Authority as well as loans from Bellwether Enterprise to finance the rehabilitation. InSite Capital invested in the tax credits and Chemical Bank provided a construction loan.
