MENIFEE, CALIF. — C.W. Driver Cos. has broken ground on the reconstruction of Menifee Valley Middle School, located at 26255 Garbani Road in Menifee. The $38 million, 71,277-square-foot project will help transition the campus to a magnet school focused on visual and performing arts. The redevelopment includes the addition of two new classroom buildings, restorations to the Visual and Performing Arts Center, construction of an open-concept library and renovations to existing locker rooms. Slated for completion in spring 2021, the renovated campus will also feature the reconstruction of temporary portable classrooms into permanent classrooms and lab spaces that create a centralized academic courtyard and cohesive community. Additional modifications include a new music and choir space, a renovated stage in the Visual and Performing Arts Center, introduction of outdoor learning spaces, large classroom windows and active learning spaces optimized for use in the arts, music and sciences known as flex labs. Menifee Valley Middle School’s new library will include a flexible plan configuration, collaboration spaces to facilitate group work and soft seating areas for students. URBANA-CHAMPAIGN, ILL. — Jackson Dearborn Partners (JDP) has broken ground on ICON, a 276-bed student housing development located near the University of Illinois in Urbana-Champaign. The project is being developed in partnership with Sub4 Development and Green Street Realty. Amenities will include a fitness center, lobby and lounge area and a third-floor deck with an outdoor grilling area. The developers raised equity through CrowdStreet, an online investment platform. Alpha Capital CRE arranged a $19.9 million construction loan with Associated Bank. Alec Bliss of Associated Bank managed the loan and closing. ICON is slated to open for the 2021-22 academic year.
LINCOLNSHIRE, ILL. — Premier Design + Build Group has completed a tenant buildout for Probat, a global manufacturer of industrial coffee processing equipment. Probat’s new space occupies approximately 118,000 square feet of a new industrial building located at 325 Marriott Drive in Lincolnshire. Premier’s team completed design and construction of the 186,616-square-foot building last year. The property features a clear height of 36 feet and 14 exterior truck docks. Harris Architects Inc. was the project architect. Jim Woldenberg owns the building.
YORK, PA. — Larken Associates is underway on construction of The Enclave at Copper Chase, a 107-unit multifamily project in York, a city located approximately 25 miles south of Harrisburg. Located at 3145 Honey Run Drive, the project is an addition to Larken’s existing 132-unit The Reserve at Copper Chase community. The Enclave will include one-, two- and three-bedroom floor plans, a clubhouse and fitness center. The project also includes renovations to the pool and lounge, as well as upgrades to the property’s roofing and exteriors. Larken acquired the property in 2019. The construction schedule was undisclosed.
NEWTON, ILL. — St. Joseph Renewable Fuels LLC has unveiled plans to build a $400 million renewable diesel plant in Newton, located within Jasper County in southern Illinois. The 40-acre site is within a federally designated opportunity zone. The proposed plant will bring new sources of renewable fuels to metropolitan, rural and underserved communities. It will consume waste fats and greases from a region spanning 1,000 miles around Newton that would otherwise be landfilled or emptied into sewer drains. The plant will convert the waste into 90 million gallons of diesel and naphtha fuel annually as well as 7 million gallons of technical grade glycerin. Project financing comes from New York-based specialty finance firm Lance Capital and its New Zealand joint venture partner, Lance-Kamaka Capital Ltd. Plans call for the use of a new app called HealthCheckIn that will test the workforce for COVID-19. Other partners include Cyberus Labs and a joint venture between McDermott and Chevron Oil, which will be involved in the core technology of the renewable fuels produced. GERMANTOWN, WIS. — Zilber Property Group will develop a fourth industrial building within Germantown Gateway Corporate Park in Germantown, about 20 miles north of Milwaukee. The 146,000-square-foot speculative building will feature a clear height of 30 feet. It will be the third speculative building within Zilber’s park, which is anchored by a 706,000-square-foot build-to-suit for Briggs & Stratton Corp. Once Zilber Industrial 4 is completed, the park will span more than 1.2 million square feet.
Joint Venture Acquires Land Site for 480-Unit Millenia Apartment Complex in Chula Vista, California

CHULA VISTA, CALIF. — A joint venture between MetLife Investment Management, Allstate and Ryan Cos. has acquired a land site for the development of an eight-building multifamily property within Millenia, a 210-acre mixed-use community in Chula Vista’s Otay Ranch submarket. Meridian Development is developing Millenia on behalf of landowner Stratford Land. The 512,000-square-foot apartment project will feature 480 market-rate units in a mix of one-, two- and three-bedroom flats, two-story mezzanine lofts, live-work units and three-story townhomes. The apartments will range between 616 square feet and 2,336 square feet. Additionally, the community will feature 16,000 square feet of commercial space. Community amenities will include a pool, spa, clubhouse kitchen with lounge, community co-working spaces, fitness center, leasing center, two large dog run areas, rooftop deck, bocce court, bike maintenance and storage facilities, a speakeasy, live music studio and community green areas, including gardens. The $45 million community is the first of the company’s multiple projects in the Glendale area. Copper Falls features 240 apartments in a mix of one-, two- and three-bedroom floor plans ranging from 726 square feet to 1,315 square feet. The open-concept apartments feature smart light switches, smart thermostats, modern kitchen layouts with granite countertops, subway tile backsplashes, stainless steel energy-efficient appliances and kitchen islands. The property is situated in Aventura, approximately 20 miles north of Miami. Arquitectonica designed the development, which will include a 30,000-square-foot gourmet marketplace and food hall, 25,000 square feet of office space and a 160-unit senior living component with a structured parking garage. The roof will feature gardens and micro-parks. Along with its sister project Ivory 214, the development will serve as the epicenter of what the developer is calling the Aventura Health District. COLUMBIA, MD. — Holland Properties has broken ground on Lakeside Center, a planned 85,000-square-foot mixed-use development in Columbia. The project will comprise 55,000 square feet of retail space and 30,000 square feet of medical and office space. The office space will be designed with COVID-19 in mind, and will include features such as touchless building entry, touchless elevators and medical-grade HVAC systems. The property will also offer a parking ratio of five spaces per 1,000 square feet and exterior building signage for primary office or medical tenants. The property is situated near the intersection of Dobbin Road and Snowden River Parkway, 16 miles southwest of downtown Baltimore. Holland Construction is the owner, property manager and general contractor for Lakeside Center. Ryan Minnehan and Matt Copeland of KLNB will oversee retail leasing at the property, while David Fritz and Spence Daw, also with KLNB, will oversee office leasing.
