National Property Holdings Underway on 87-Acre Industrial Project in Metro Houston

KATY, TEXAS — National Property Holdings (NPH), a Houston-based industrial developer and owner, is underway with Katy Prairie Business Park, an 87-acre industrial project located in the western Houston suburb of Katy. At full buildout, the project will span approximately 1.1 million square feet across three tilt-wall buildings. The development’s first facility has been underway for a few months. Dallas-based design-build firm ARCO Design/Build Inc. broke ground last December on a 59,000-square-foot warehouse and distribution center within the park for Domino’s Pizza, progress of which can be seen here. The facility is expected to be complete in the fourth quarter and support more than 300 Domino’s Pizza restaurants across South Texas. “We are delighted Domino’s selected National Property Holdings to develop its new supply chain center and fresh pizza dough production line in our first building at Katy Prairie Business Park,” says Ryan Lovell, vice president of real estate for NPH. In addition to building the Domino’s facility, NPH is now expanding the park’s infrastructure to make way for the other two buildings. RD Management to Develop 230-Unit Multifamily Project in Metro Boston

BILLERICA, MASS. — RD Management LLC, a New York-based developer, will develop a 230-unit luxury multifamily project in Billerica, a northwestern suburb of Boston. The project will be constructed as an addition to RD Management’s 306,876-square-foot Shops at Billerica retail center. At the time of the multifamily project announcement, major tenants of the retail center included a 69,560-square-foot Burlington store, as well as grocer Market Basket, Big Lots and Planet Fitness. According to the development team, the project is on track to break ground by the end of year despite construction restrictions amid the COVID-19 health crisis.

Tailwinds Development to Build Publix Grocery Store Near Orlando

DAVENPORT, FLA. — Tailwinds Development LLC will develop a Publix-anchored shopping center within Champions Crossing in Davenport. The grocery store is slated to open in summer 2021. The new Publix will be located at 1200 Champions Drive, 30 miles southwest of downtown Orlando. Ali Mushtaq of SVN Florida represented the property owner, Savi Tri-County LLC, in the lease negotiations. According to Mushtaq, there is 7,121 square feet available for in-line leasing and 5,415 square feet available at an outparcel at the shopping center development. Champions Crossing is a master-planned development, which upon completion will feature retail, restaurant and office space. The 110-room WoodSpring Suites hotel opened in 2019, as well as the 326-unit Champions Vue Apartments.

DENTON, TEXAS — Locally based general contractor KWA Construction has completed The Village at Rayzor Ranch, a 300-unit multifamily community located within the 400-acre Rayzor Ranch Town Center development in Denton. The property offers amenities such as complimentary concierge services, a pool with cabanas, fitness center with a yoga studio, pickleball and bocce ball courts and a dog park with a grooming station. EPC Real Estate Group developed the community, and Studio A Architecture designed it.

Johnson Development to Build VA Outpatient Clinic in Tyler, Texas

TYLER, TEXAS — Alabama-based Johnson Development will build a VA Outpatient Clinic in Tyler, a city located about 100 miles east of Dallas. BL Harbert is the general contractor for the project, which is expected to carry a construction timeline of 16 to 22 months. Gabriel Silverstein and Louis D’Lando of SVN | Angelic structured and placed construction financing for the project, which will be developed as part of a quintet of VA Outpatient Clinics in Texas, Florida, Michigan and Missouri that will collectively span more than 303,000 square feet.

Harbor Bay Real Estate Advisors to Develop 298-Unit Apartment Project in Cleveland

CLEVELAND — Harbor Bay Real Estate Advisors has unveiled plans to develop INTRO Cleveland, a 298-unit apartment project in Cleveland’s Ohio City neighborhood. The nine-story project will also include nearly 40,000 square feet of retail space and 340 parking spaces. TSB Capital Advisors arranged an undisclosed amount of construction financing with First National Bank of Omaha, First National Bank of Pennsylvania and Busey Bank. In addition, Ohio’s Development Services Agency provided a $10.8 million loan and the City of Cleveland provided a $2 million loan. Construction of the project is expected to last approximately 22 months with completion slated for the first quarter of 2022. The building is the country’s tallest wooden building, according to the developer.

Lupe Development Partners Completes Exterior Construction of Affordable Housing Project in Minneapolis

MINNEAPOLIS — Lupe Development Partners has topped off the sixth floor and completed exterior construction of its Lake Street Dwelling project in the Uptown neighborhood of Minneapolis. The leasing office is now open, and residents are expected to begin move-ins in November. Lake Street Dwelling is the first phase of a mixed-income housing campus under development at the northeast corner of Lake Street and Harriet Avenue. Phase I includes 111 affordable housing units, with nine units reserved for homeless veterans. To qualify, residents will need to meet the annual income restriction of $30,000 to $42,000. Amenities will include a green roof, fitness facility, business center, community room and bike repair station. Frana Cos. is the general contractor. Lupe is partnering with Hennepin County and the nearby Ballentine VFW Post 246. Plans for phases II and III include a 132-unit market-rate building and a 95-unit affordable building.

Skender Tops Out Six-Story Women’s Shelter on Chicago’s North Side

CHICAGO — Skender has topped out a new 36,000-square-foot, six-story housing facility for nonprofit Sarah’s Circle in Chicago’s Uptown neighborhood. The project includes a basement, 38 units for long-term housing, an emergency overnight space with 50 nonpermanent beds and a food hall. Skender is collaborating with architect Perkins+Will and Brinshore Development. Sarah’s Circle serves women who are homeless or in need of a safe space. It provides food, clothing, shelter, housing and clinical services for domestic violence and trauma.

Sam Moon Group to Open 303-Room Hyatt Regency Frisco Hotel on June 1

FRISCO, TEXAS — Locally based developer Sam Moon Group will open the Hyatt Regency Frisco, a 303-room luxury hotel located at the intersection of Preston Road and the Sam Rayburn Tollway in Frisco on June 1. Construction began in May 2018. The 18-story hotel is connected to Stonebriar Mall, a 1.7 million-square-foot shopping and dining destination. Brookfield Properties owns the mall, with Nordstrom and Dillard’s as anchor tenants. A number of entertainment concepts such as Kidzania, Dave & Buster’s and iFly Dallas indoor skydiving are also located near the hotel. In addition, seven sports teams, including the Dallas Cowboys, Frisco RoughRiders (baseball) and FC Dallas (soccer) are located within a few miles of the property. “Frisco is a modern city brimming with attractions, and the new Hyatt Regency Frisco will reflect this contemporary mindset,” says developer Daniel Moon. “This bustling city was once a dusty cattle drive trail that was later transformed by the railroad through the North Texas plains, and now it’s a tourist destination renowned for shopping, stadiums, conventions and entertainment. Flaherty & Collins Begins Construction of $80M Luxury Apartment Project in Cleveland Heights

CLEVELAND HEIGHTS, OHIO — Flaherty & Collins Properties, an Indiana-based developer, has started construction of The Ascent at Top of the Hill, an $80 million luxury apartment project in Cleveland Heights. The 261-unit community will also include 11,000 square feet of retail space and a 500-space parking garage. The 460,056-square-foot development is situated on a four-acre parcel at the intersection of Cedar Road and Euclid Heights Boulevard. Amenities will include a rooftop pool and lounge, public green space, coworking areas, a dog park, fitness center and bike storage area. Residential floorplans will include studio, one-bedroom and two-bedroom units, as well as premium three-bedroom penthouses. Goldman Sachs Private Bank provided a $52.6 million construction loan for the project and a public-private partnership with the City of Cleveland Heights provided additional financing.
