MT. JULIET, TENN. — Amazon will build a $200 million, 855,000-square-foot fulfillment center in Mt. Juliet, about 20 miles east of Nashville. The Seattle-based e-commerce giant expects the center to open in late 2021 and house 1,000 full-time employees. Panattoni Development Co. Inc. is developing the facility. While this will be Amazon’s seventh fulfillment center in Tennessee, it will only be the second to use Amazon Robotics technology, according to the company. At the center, employees and robots will pick, pack and ship smaller customer items, such as books, electronics and consumer goods. Additionally, Amazon is in the process of building a corporate office in Southwest Value Partners’ Nashville Yards. Amazon will occupy 1 million square feet of office space and hire 5,000 employees. Nashville Yards will feature more than 3.5 million square feet of office space, 1,000 residential units, 400,000 square feet of retail and entertainment space and 1,100 hotel rooms.

MCDONOUGH, GA. — Mattress manufacturer Purple plans to invest $21 million in a new 519,680-square-foot facility in McDonough. The Lehi, Utah-based company signed a lease with landlord PNK Group for space within Southern Gateway at Lambert Farms, which is located at 1325 Ga. Highway 42 S., 21 miles southeast of Hartsfield-Jackson Atlanta International Airport. Purple expects to move into the space before the end of 2020, and it will house 360 employees. This is Purple’s first manufacturing site outside of Utah. Brothers Tony and Terry Pearce founded Purple, which is named after the color of the patented Hyper-Elastic Polymer, the ultra-stretchy, gel-like top layer of what would become their signature product: the Purple Bed.
SOUTH AMBOY, N.J. — BNE Real Estate has broken ground on the redevelopment of the Manhattan Beach Club, a $500 million project that will ultimately bring more than 1,875 luxury multifamily residences to the waterfront of South Amboy, located south of Staten Island. The project will also include construction of a terminal for ferry service to downtown Manhattan. The initial phase of residential construction will consist of 291 units that are expected to be complete in summer 2022. Units will feature open-concept kitchens, custom modular closets and in-unit washers and dryers, with private outdoor spaces available at some residences. Amenities will include multiple entertainment lounges, a coworking lounge with private offices and conference rooms, kids playroom, coffee café, fitness center with yoga and spin rooms, game lounge, golf simulator and a movie theatre.
PITTSBURGH — Los Angeles-based Integrated Capital has completed the multimillion-dollar renovation of the 140-room DoubleTree by Hilton Hotel Pittsburgh. The project upgraded the bedding and televisions of the rooms, as well as the painting and lighting of the hallways. The six-story hotel, which is located adjacent to the Meadows Racetrack & Casino, also offers amenities such as a pool, fitness center, two restaurants and 13,000 square feet of meeting and event space.
BOSTON — Vitus, a national owner and builder of affordable housing, is underway on the redevelopment of Fort Hill Gardens and Esperanza Trust, two communities totaling 82 units in Boston’s Roxbury neighborhood. Vitus expects to invest about $100,000 per unit, with construction expected to be complete this winter. The kitchens, bathrooms and living rooms will all be upgraded with fresh paint and new doors and windows. Both properties will also receive exterior improvements such as new roofing and curb and walkway upgrades.
MINNEAPOLIS — Stahl has completed a renovation of The Carlyle in the historic Mill District of Minneapolis. Stahl remodeled all common areas, including the addition of a new club room, the expansion of the fitness area and a new studio for yoga and other classes. The 249 units received upgraded finishes and technology. ESG Architects served as architect for the project that began in September 2019. The Carlyle was originally built in 2007.
DURHAM, N.C. — A trio of real estate owners and developers has unveiled plans for an 11-acre mixed-use development in downtown Durham. Capitol Broadcasting Co. (CBC), Hines and USAA Real Estate have formalized a joint venture to move forward with the 700,000-square-foot project known as ATC West. Construction is expected to begin in late 2021 or early 2022. The development will be situated on the west side of the American Tobacco Campus (ATC), an adaptive reuse district that houses warehouses built and formerly leased by American Tobacco Co., parent company of the Lucky Strike cigarette brand. The original use of the ATC site dates back to 1890. CBC owns ATC, as well as the neighboring Durham Bulls Athletic Park. The new venture will be an expansion of the overall ATC district. Plans for the first phase of ATC West will be on eight acres and include 313,000 square feet of space in two mass-timber creative office buildings that are branded under Hines’ T3 product. SUGAR LAND, TEXAS — Gardner Capital has completed construction of Gala at Four Corners, a 93-unit active adult community in the southwestern Houston suburb of Sugar Land. Gardner Capital developed Provision at Gala at Four Corners with the city of Sugar Land, partnering with RBC Capital Markets and the Fort Bend Housing Finance Corp. GCRE Construction was the general contractor for the project. Houston-based Allied Orion Group will manage the community.
BATTLE CREEK, MICH. — Industrial Partners USA has purchased 55 acres in Battle Creek with plans to develop a 270,000-square-foot speculative industrial building. Battle Creek Unlimited (BCU) sold the land for an undisclosed price. Project plans call for 7,000 square feet of office space, 16 truck docks and 130 car parking spaces. Industrial Partners USA is a joint venture between Clark Logic and Great Lakes Capital. The developers expect to break ground later this summer with completion slated for March 2021. The total investment is estimated at $11 million. BCU is a nonprofit corporation that serves as the business and economic development arm for Battle Creek.
CARLSBAD, CALIF. — Badiee Development has completed construction of Carlsbad Innovate, an adaptive flex industrial building located at 2810 Caribou Court in Carlsbad. Situated within Carlsbad Oaks North Business Park, Carlsbad Innovate feature 50,150 square feet of Class A space with energy-efficient lighting and appliances, polished concrete floors, high-image creative office finishes and large-scale open spaces. The building is 70 percent leased, with 15,558 square feet still available. Tenants include Zense, an innovator in diabetic predictive health solutions; an international conglomerate; and The Berg Group, a commercial drywall contractor. The project team included TFW as general contractor and Smith Consulting Architects as architect. Additionally, Ware Malcomb served as interior designer of all the speculative suites in the project.
