DALLAS — California-based general contractor Swinerton has completed the final phase of renovations of the Sheraton Dallas Hotel, a 1,840-room hotel in downtown Dallas that originally opened in 1959. Renovations included upgrades to all guestrooms, food and beverage outlets and the hotel’s 230,000 square feet of meeting and event space. Five new restaurant concepts — Open Palette, Moka Pot Coffee Shop, Draft Sports Bar & Lounge, The Parlor and Open Mkt. — are now in place at the hotel. The project team, which included design firms FlickMars and DLR Group, also installed new art and a rooftop garden with murals by local artist Falk Houben.

AUSTIN, TEXAS — Hoar Construction has delivered a 168,000-square-foot office project at the Paloma Ridge campus in North Austin. Designed by Sixthriver Architects and developed by Stream Realty Partners, the $17.6 million project is located less than a mile from Capital MetroRail Lakeline station. Amenities include private terraces on the third floor, a 2,000-square-foot fitness center, outdoor lounge, a jogging trail and bike storage space. The building is the third at Paloma Ridge, which houses Hewlett Packard Enterprise as one of its tenants.

HENDERSON, NEV. — WestCorp Management Group, in partnership with Nevada West Development, has opened The Aviator, a multifamily community in West Henderson near the Henderson Executive Airport. Located at 3660 St. Rose Parkway, The Aviator features 380 apartments in a mix of one-, two- and three-bedroom layouts ranging in size from 836 square feet to 1,390 square feet. Each unit offers quartz countertops, stainless and energy-efficient appliances, wood-style flooring, walk-in closets and in-home washer and dryers. Additionally, the property offers Sky Suites, which are top-floor units that feature 12-foot coffered ceilings, Transom windows and three-panel glass slider walls in the living room. The pet-friendly community features two swimming pools, a fitness center, sauna, steam room, clubhouse with business center, hammock garden, children’s playground, on-site dog park and pet wash. Carport parking and garages are also available for residents. The Aviator is part of WestCorp’s line of Vivint Smart Home living spaces throughout Henderson. SAN JOSE, CALIF. — McCarthy Building Cos., in collaboration with FLAD Architects, has topped out the Interdisciplinary Science Building (ISB) at San Jose State University in San Jose. The project is the first new academic building to be built on campus in more than 30 years and the first new science facility in almost 50 years. The eight-story building will serve the 3,000 undergraduate and graduate students within the College of Science and STEM and is the first phase of the San Jose State University’s new Science Park, a science and innovation center. In addition to research and teaching labs, the 161,200-square-foot facility will feature specified rooms provided for student research teams to gather and work away from chemicals and instrument setups to discuss the results of projects. Each floor of the ISB will also include collaborative hubs for students and faculty to work together. Targeting LEED Gold certification, ISB will feature modern, state-of-the-art science laboratories and research capabilities in order to meet the needs of students within the disciplines of biology, chemistry, biochemistry, biotechnology and high-performance computing.

AUBURN HILLS, MICH. — Demolition work has begun at the Palace of Auburn Hills, the former home of the Detroit Pistons basketball team. The venue, which also hosted concerts, opened in the late 80s and closed in 2017. The Pistons now play at Little Caesars Arena in Detroit along with the Detroit Red Wings. The Palace of Auburn Hills sold to Livonia-based development firm Schostak Brothers & Co. for an undisclosed price last year. Specific future development plans have yet to be released, but the property has been zoned for research and development, technology and office use.

CHICAGO — Summit Design + Build LLC has completed the renovation of an office building located at 444 N. Orleans in Chicago’s River North neighborhood. Formerly 21,000 square feet and four stories, the building has been expanded to 25,000 square feet and five stories. In addition to the vertical addition, the project included an interior renovation with new bathrooms, windows, first-floor retail space and a new, relocated elevator. The Lelyn Group served as developer and von Weise Associates provided architectural services.

PORTAGE, MICH. — Jaqua Realtors has opened its new office on Milham Avenue in Portage, located about five miles south of Kalamazoo. The new 7,622-square-foot building will be home to the company’s commercial real estate, corporate relocation and property management divisions. It is situated next door to Jaqua’s residential real estate office. The brokerage firm is approaching 45 years in the real estate business.

Located at 507 Osborn St., the facility offers month-to-month rentals for climate-controlled units and business storage. StorQuest is a subsidiary of The William Warren Group Inc., an owner and operator of self-storage assets.

PORTLAND, MAINE — A partnership between Confluent Senior Living and Harbor Retirement Associates has broken ground on HarborChase of South Portland, a 123-unit seniors housing community in Portland. Located at 165 Running Hill Road, the 116,000-square-foot community will offer 83 assisted living units and 40 memory care apartments in one- and two-bedroom floorplans. Amenities will include multiple restaurants, a barbershop and a fitness center. EGA Architects is designing the project, and Whiting-Turner is the general contractor. The community is slated to open in summer 2021.

PATCHOGUE, N.Y. — Renaissance Management, a New York-based investment firm, has acquired La Bonne Vie, a 915-apartment community on Long Island for $232.5 million. The property features 626 market-rate apartments and 289 age-restricted (55-plus) apartments and amenities such as indoor and outdoor pools, a gym, libraries and tennis courts. The buildings were completed in the mid-1970s and 1980s and have been preserved in their original conditions. Jeffrey Dunne, Jeremy Neuer and Gene Pride led a CBRE team that represented the building owners, an undisclosed consortium of partnerships, in the transaction. Shawn Rosenthal, Jason Gaccione and Thomas Didio of the Midtown Manhattan Debt & Structure Finance group arranged the financing for Renaissance Management’s acquisition and future planned renovations of La Bonne Vie. The team secured a $200.7 million senior loan from TPG Real Estate Finance. The three-year loan includes the option for three one-year extensions.
