BAYTOWN, TEXAS — Wood Partners, a multifamily development and investment firm with offices around the country, has opened Alta Baytown, a 336-unit apartment community located in the eastern Houston suburb of Baytown. Floor plans feature one-, two- and three-bedroom units with granite countertops, custom backsplashes and full-size washers and dryers. Amenities include a business center with two private conference rooms, fitness center, bike shop and a pet park. Rents start at roughly $1,000 per month for a one-bedroom unit, according to apartments.com.

HOUSTON — Greystar has broken ground on a 152-unit multifamily community at 510 W. 20th St. in Houston’s Heights neighborhood. Designed by Meeks + Partners, the community will offer one- and two-bedroom units ranging in size from 850 to 1,900 square feet. Penthouse units ranging in size from 1,700 to 2,300 square feet will also be available for lease. Amenities will include a clubroom, business center, fitness and yoga rooms, a resort-style pool with outdoor kitchen and a high-end sky lounge at the top floor. Completion is slated for spring 2021.

WHITELAND, IND. — Jones Development Co. has broken ground on a 2.4 million-square-foot industrial business park in Whiteland, south of Indianapolis. Known as Whiteland Exchange, the development will include speculative industrial buildings designed for logistics, advanced manufacturing and other uses. The project will be situated at the intersection of I-65 and Whiteland Road in Johnson County. The initial two speculative buildings, one spanning 436,800 square feet and the other 168,480 square feet, are slated for delivery in the first quarter of 2020. Sean McHale and Peter Seoane of Avison Young will market the park for lease.

LIBERTYVILLE, ILL. — Principle Construction Corp. has broken ground on a new 126,611-square-foot warehouse and office building for Pharma Logistics Ltd. in Libertyville. The property will be situated at 1801 N. Butterfield Road. The build-to-suit will include eight docks, one drive-in door, 188 car parking spaces and a clear height of 30 feet. The warehouse portion will be 108,985 square feet, while the office portion will be 17,626 square feet. The pharmaceutical company is expanding from its current locations in Mundelein and Libertyville. Harris Architects provided design services for the project. A timeline for completion was not disclosed.

KINGSTON, N.Y. — The New York State Department has approved a proposal from HealthAlliance of the Hudson Valley to transform and expand its hospital in Kingston, a project that is valued at roughly $92.9 million. Project plans call for the construction of a new, 79,000-square-foot building that will house 175 beds and an emergency care center and a full renovation of the existing 48,000-square-foot space. An exact construction start date has yet to be determined, but the department’s approval represents the final hurdle to be cleared in green-lighting the project, according to the development team.

OAKLAND, CALIF. — Healthcare behemoth Kaiser Permanente has unveiled plans to build a new headquarters dubbed The Kaiser Permanente Thrive Center in downtown Oakland. Local developer Lane Partners will break ground on the project in 2020 with a planned opening slated for 2023. The San Francisco Chronicle reports that the $900 million office tower will rise 29 stories. The new campus will consolidate 7,200 Kaiser Permanente employees who are currently working in seven different locations around Northern California. Situated at 2100 Telegraph Ave., the new building will span 1.6 million square feet of office space and will reduce the company’s operational costs by more than $60 million annually, according to Bernard Tyson, chairman and CEO of Kaiser Permanente. The building’s design is set to include dedicated space for a health clinic and health education, healthy food options and 20,000 square feet of public space for weekly farmers markets, exercise and cooking classes and a showplace for community-inspired art. Lane Partners is aiming to achieve LEED Platinum certification for Thrive Center. ALEXANDRIA, VA. — AHC Inc. will break ground on The Spire, a 113-unit affordable housing development situated on a two-acre plot in Alexandria owned by Episcopal Church of the Resurrection. The Spire will include one-, two- and three-bedroom apartments, including 12 fully accessible homes, that will serve households with incomes ranging from 40 percent to 60 percent of the area median income (AMI). The Spire will cost $48.3 million to develop and has received funds from a number of local state and national sources, including $23 million in tax credit equity from the Virginia Housing Development Authority (VHDA), a $9.9 million loan from the City of Alexandria, a $1.3 million loan from Virginia/National Housing Trust Funds, a $500,000 loan from the Federal Home Loan Bank of Atlanta, a $11.5 million first trust loan from Capital One/Freddie Mac and $500,000 funding from NeighborWorks America. The City of Alexandria also provided a $350,000 rental assistance grant to make 12 apartments deeply affordable, which targets households making 25 percent to 35 percent of the AMI. HUMBLE, TEXAS — Houston-based developer Archway Properties has completed a 65,000-square-foot healthcare property in Humble, a northern suburb of Houston. Vital Heart & Vein occupies the Class A facility, which includes an ambulatory surgical center, imaging center, cardiology clinic and administrative areas. E.E. Reed Construction served as general contractor, and Powers Brown Architecture handled the design.

MORGANTOWN, PA. — Penn National Gaming Inc., an owner-operator of gaming and racing facilities, has received licensing approval from the Pennsylvania Gaming Control Board and will soon begin construction on a $111 million casino in Morgantown. The property will be built on 36 acres at the intersection of I-76, I-176 and State Route 10 and located roughly midway between Philadelphia and Harrisburg. The casino will span 80,000 square feet and offer 750 slot machines and 30 game tables, a sports book, restaurant, food hall and entertainment lounge. The project, which carries an 18-month construction schedule, is expected to create 250 new jobs at the casino and 275 construction jobs.

CHICAGO — Skender has completed construction of Chicago’s newest Hyatt House extended-stay hotel. The 14-story, 167,000-square-foot property is located in the heart of Chicago’s Fulton Market neighborhood at 105 N. May St. Amenities include an indoor pool, bar and lounge and green roof features. The hotel also includes a third-floor lobby and first-floor retail space. The pool, workout center and lounge are situated on the 14th floor. The 200 guest rooms are on floors four through 13. Sterling Bay developed the hotel. Eckenhoff Saunders Architects served as the project architect.
