PLANO, TEXAS — Locally based general contractor KWA Construction has completed McDermott Park Senior Living, a 144-unit project located just off Sam Rayburn Tollway in the northeastern Dallas suburb of Plano. McDermott Park features one-, two- and three-bedroom units with modern finishes and amenities such as a pool, fitness center, media room, theater and a coffee bar. The property marks the 15th collaboration between KWA and the project developer, Seneca Investments.

EASTVALE, CALIF. — Rexford Industrial Realty has purchased a 15.5-acre, fully entitled development site in Eastvale, within the Inland Empire West submarket, for $18.2 million, or $26.93 per land square foot. Rexford has retained the undisclosed seller as fee developer to construct the project, branded as “The Merge,” which will contain a total of 333,500 square feet of industrial space within six buildings. Once completed, the project will feature 10 warehouse spaces, ranging from 20,000 square feet to 45,000 square feet, offering 30- to 32-foot clear heights, ESFR fire sprinklers and market-leading dock-high loading capacity. Delivery is slated for the third quarter of 2020, after incurring incremental all-in development and construction costs of approximately $37 million.
WILMINGTON, ILL. — Elion Partners has renamed RidgePort Logistics Center to Elion Logistics Park 55 (ELP 55) and planned a $2 billion development project at the site in Wilmington, approximately 40 miles southwest of Chicago. Following the expansion, ELP 55 will become the largest rail-served industrial park in the Midwest, according to the real estate investment firm. Elion began acquiring land for the park in 2016. To date, 6.3 million square feet of multi-tenant and build-to-suit space exists. Some of the tenants include Post, Lineage and Batory Foods. The master plan comprises up to 2,500 acres, which includes an existing, full-service TA Petro Travel Plaza and up to 140 acres for planned commercial development. Current projects underway include an on-site first responders’ station, interconnectivity via planned pedestrian walking paths and an on-site helipad. ELP 55 features two miles of frontage along the BNSF’s Transcontinental Mainline with up to 12 million square feet of potential rail services, and three miles of I-55 frontage with a complete interchange. DILLON, S.C. — Equus Capital Partners Ltd. will break ground on a 373,100-square-foot speculative industrial building in Dillon in the third quarter of 2019. The site is situated off I-95 and one mile from Inland Port Dillon. The property will offer warehouse and logistics space, 32-foot clear heights, a 180-foot truck court, 189 parking spots, 58 loading spaces and 64 trailer parking spaces. The Philadelphia-based developer expects to deliver Phase I in 2020. Bob Barrineau and Brendan Redeyoff of CBRE as well as Drew Chaplin of Palmetto Commercial Real Estate are leading leasing efforts at the property on behalf of Equus. Phase II is proposed on a nearby site, which allows for the construction of multiple build-to-suit buildings with up to 1.5 million square feet of additional development capacity. A timeline for Phase II was not disclosed.
Hunt Provides Two Construction Loans Totaling $67M for Multifamily Projects in South Florida

MIRAMR AND PALM BAY, FLA. — Hunt Real Estate Capital has provided two HUD 221 (d)(4) construction loans for multifamily projects in South Florida totaling $67 million. Both loans will amortize over 40 years and will include two years of interest-only payments. Hunt Real Estate provided $42 million to Boardwalk 280 LLC for the development of Boardwalk 280 Apartments, which will offer 280 units. Community amenities will include two swimming pools, cabana beds, playground areas, a dog park, grilling areas, tennis tables, Wi-Fi connectivity/stations throughout the common areas, and a clubhouse that will have a lounge/social room, café bar, business center and a fitness center. Boardwalk 280 will be located in Miramar, two blocks from American Dream Miami, a 200-acre shopping and entertainment complex. According to a press release from Cushman & Wakefield, American Dream Miami will be the largest mall in the country. In the second transaction, Hunt Real Estate provided a $25 million loan to Alliance Palm Bay Holdings LLC and general partner Robert Cambo of Alliance Cos. for the construction of San Filippo Apartments in Palm Bay. Designed by local architecture firm Minno & Wasko, The Enclave features studio, one- and two-bedroom units with quartz countertops, stainless steel appliances, in-home washers and dryers and private balconies in select units. Amenities include a rooftop terrace with a pool, private grilling areas and an outdoor bar, as well as a dog run and spa, multiple entertainment lounges, a game room, coworking space, fitness center and a children’s play area. WOODLAND PARK, N.J. — Mountain Development Corp. (MDC) will reposition 5 Garret Mountain Plaza, a 101,880-square-foot office building in Woodland Park, located in the northern part of the Garden State. The freestanding property is situated on Interstate 80 and is part of a 30-acre campus. MDC will undertake a full renovation, including upgrades to HVAC systems and the introduction of new amenities like a rooftop deck and surrounding walking trails. Newmark Knight Frank will handle leasing of the property following completion of the project, a timeline for which was not disclosed.
CHANDLER, ARIZ. — Cadence Living has acquired 7.7 acres in Chandler, approximately 20 miles southeast of Phoenix, with plans to build a seniors housing community on the site. Named Cadence at Ocotillo, the community will offer 191 units of independent living, assisted living and memory care. Development costs for the 206,283-square-foot building are estimated at $46 million. Construction of Cadence at Ocotillo is slated to begin in the fall of this year. Partners on this project include Chandler-based Whitneybell Perry as the architect and locally based Drive Development Partners as construction manager. The company partnered with Global Senior Housing on the land acquisition. This will be Scottsdale-based Cadence’s fourth community in Arizona: Inspira Arrowhead in Glendale celebrated its grand opening on March 28, 2019. Inspira Arrowhead is in partnership with locally owned The PB Bell Companies and MT Builders. Acoya Mesa, opening in Summer 2019, is located adjacent to Granite Reef Park in Mesa and will feature 170 independent living, assisted living and memory care units. Baptist Church in Atlanta Plans 27,200 SF Renovation of Historic Buildings to House Office Space

ATLANTA — Wheat Street Baptist Church will convert two historic buildings on its campus into office space intended for nonprofit organizations. American South Real Estate Fund (ASREF) is providing the senior loan of $3.5 million for the renovations. American Legion Hall is a 5,200-square-foot building that was constructed in multiple phases beginning in 1930, and the Christian Education Building is a 22,000-square-foot building that was built in the 1950s. Leaders in the church plan to target tenants that work with the homeless, local school teachers and underprivileged teens. Wheat Street Baptist is situated in Atlanta’s Sweet Auburn district, which is one mile east of downtown Atlanta and near the Martin Luther King Jr. National Historical Park district. Construction is expected to begin in early August and take nine to 12 months to complete.
THE WOODLANDS, TEXAS — The Howard Hughes Corp. has topped off Two Lakes Edge, a 386-unit multifamily project located within its Hughes Landing development in The Woodlands, about 30 miles north of Houston. Units at the property will come in studio, one-, two- and three-bedroom configurations and average 997 square feet. Amenities will include a sports lounge, coworking space, individual storage units, fitness center and a pool. Residents will also have access to bikes and kayaks at no cost. Completion is slated for spring 2020, with preleasing scheduled to begin by year’s end.
