VICTORVILLE, CALIF. — Stirling Capital Investments has completed a building expansion for Newell Brands at Southern California Logistics Airport (SCLA) in Victorville. This is Newell’s second expansion at the property since it original lease for 407,600 square feet in 2006, bringing the new building total size to 1 million square feet. With the new 466,255-square-foot expansion, the building now features 78 dock-high doors with 32-foot clear heights. Newell first expanded its footprint at SCLA in 2012 by adding 176,800 square feet to accommodate increased regional and national distribution of company products. Newell will occupy the new building through 2029.

SAN DIEGO — Dempsey Construction has completed the ground-up construction of an industrial building at Frontera Business Park, located at 2695 Customhouse Court in the Otay Mesa neighborhood of San Diego. The concrete tilt-up building totals 174,200 square feet of space. Three main storefront entries feature spandrel glass and pop-out elevations. Situated on 9.2 acres, the facility has 43 dock-high truck doors, a 36-foot clear height and six grade-level truck doors. The building is part of Frontera Business Park, a seven-building, 517,207-square-foot industrial campus.
GRANITE BAY, CALIF. — WellQuest Living has broken ground on WellQuest of Granite Bay, a seniors housing community in Granite Bay, approximately 25 miles northeast of Sacramento. Once complete, the property will offer independent living, assisted living and memory care. The project is set for completion in summer 2020. WellQuest will have over 1,000 senior living apartments in operation or under construction by the end of 2019 throughout California and Nevada. The Salt Lake City-based company currently has three communities opened.
CHICAGO — General contractor Skender has launched modular building production at its advanced manufacturing facility on Chicago’s Southwest Side at 3348 S. Pulaski St. Modular building, which is completed onsite, reduces both price and delivery schedule. A ribbon-cutting ceremony took place on Tuesday, May 28. Chicago Mayor Lori Lightfoot, who attended the event, said that the project will help generate job growth and advance a creative solution to address the affordable housing shortage. The first modular building project will be 10 affordable apartment buildings from developer Sterling Bay. The three-flat buildings will be completed and ready for occupancy in a nine-week production schedule, 80 percent faster than conventional construction methods, according to Skender. At full capacity in about 18 months, Skender’s facility will employ 150 workers.
EDEN PRAIRIE, MINN. — Stahl has completed construction of the expansion and renovation of Prairie View Elementary and Middle School in Eden Prairie. The school serves children from early childhood through eighth grade. The $9.6 million expansion added approximately 42,000 square feet to the existing 124,000-square-foot school. In particular, the school features a new classroom wing, gymnasium and exterior storage building. Wold Architects and Engineers designed the project in collaboration with the Elk River Area School District, which expanded the school due to recent substantial population growth in the area.
CORPUS CHRISTI, TEXAS — The Port of Corpus Christi, in partnership with the U.S. Army Corps of Engineers (USACE) and Illinois-based Great Lakes Dredge & Dock Co. LLC, has begun work on its $92 million Channel Improvement Project. Specifically, the project will deepen and widen the Corpus Christi Ship Channel from the Gulf of Mexico to Harbor Island. The project will also increase the depth from 47 feet to 54 feet from the jetties at the entrance of the ship channel to Harbor Island and will deepen the ship channel into the Gulf of Mexico to 56 feet. As one of the larger dredging companies in the United States, Great Lakes Dredge & Dock has worked on high-profile projects that include the Deepwater Horizon Oil Spill cleanup and the deepening of the Port Miami harbor. Situated on the western Gulf of Mexico with a 36-mile channel, Port Corpus Christi is the fourth-largest port in the United States in total tonnage and is the leading U.S. crude oil export port. Throughout 2018, the port shipped more than $10.8 billion worth of crude to U.S. trading partners.
AUSTIN, TEXAS — The ITEX Group, in partnership with the Housing Authority City of Austin (HACA), has reopened Pathways at Gaston Place, an affordable seniors housing community in Austin. HACA owns the property, which was initially built in 1978 to provide housing to the elderly (62 or older), disabled or those displaced by natural disasters. ITEX provided development and construction services for the redevelopment project. Gaston Place was in need of repairs, renovations and upgrades to meet requirements of the Americans with Disabilities Act (ADA). These changes, along with several common area upgrades throughout the community, will help provide improved homes for residents just north of downtown Austin. Gaston Place is currently 100 percent occupied.
SRI Management, Gordon Cos. Open 125-Unit Assisted Living Community in Central Florida

LADY LAKE, FLA. — SRI Management LLC has opened Village Veranda, a 125-unit assisted living and memory care seniors community in Lady Lake, about 50 miles northwest of Orlando. Gordon Cos. developed the community for owner Village Veranda Lady Lake LLC. SRI Management is the operator. The 117,000-square-foot community offers 100 assisted living apartments up to 875 square feet and ranging from studio to two-bedroom options. In addition, the facility offers 25 memory care apartments between 350 and 449 square feet. Forum Architecture & Interior Design Inc. was the designer on the project, while Core Construction led the building team.
HAWAII — Standard Communities, in partnership with the State of Hawaii and Honolulu-based Stanford Carr Development, has unveiled a $223.9 million public-private partnership that will reposition 1,221 affordable housing units across six properties on the islands of Oahu, Hawaii and Maui. “Leveraging private funds through partnerships like this is a more efficient use of state resources,” says Gov. David Y. Ige. “It’s more cost effective to sell the leasehold interest and have Standard Communities and Stanford Carr Development bring private capital to pay for renovations and other capital improvements through the sale.” In the first transaction, Standard Communities acquired five of the six properties for a total of 995 units. The sixth is expected to close in the coming months. The seller was Hawaii Housing Finance and Development Corp. (HHFDC), a state-run agency. The new partnership preserves all the units as affordable housing for the long-term, though the exact length of that deal was not disclosed. The portfolio will undergo an $85 million rehabilitation. Residents will receive project-based rental assistance. CEDAR PARK, TEXAS — iSports Cedar Park Ltd., an entity formed by a coalition of local real estate professionals and led by developer Eric Perardi, has broken ground on a 206,000-square-foot athletic complex in the northern Austin suburb of Cedar Park. Situated on 15.4 acres at the corner of U.S. Highway 183 and Scottsdale Drive, the complex will house tenants dedicated to elevating athletic performance. These include Austin-based Chaparral Ice, which will operate the facility’s two regulation-sized hockey rinks, and Nashville-based D1 Training, which has trained and rehabilitated famous athletes such as Tim Tebow, Von Miller and Peyton Manning. iSports is also seeking tenants that can operate the complex’s private gym, competitive cheerleading and gymnastics programs, sand volleyball courts, rehabilitation facilities and sports retail stores. Construction is expected to last a little more than a year, with the development team hoping to open the complex by next summer.
