Capitol Seniors Housing, Chelsea Senior Living Open $29.3M Community in New Jersey

SHREWSBURY, N.J. — Investment and development firm Capitol Seniors Housing and operator Chelsea Senior Living have opened The Chelsea at Shrewsbury, an assisted living and memory care community located approximately 20 miles south of New York City. Development costs were estimated at $29.3 million for the three-story, 73,000-square-foot property. The community features a total of 85 units, 27 of which are for memory care. Meyer Senior Living Studio, based in the Philadelphia area, designed the community. Chelsea will collaborate with Shrewsbury’s Guild of Creative Arts, the oldest and largest art community in New Jersey, for amenities and activities. Chelsea Senior Living operates more than 17 communities, including 14 in New Jersey. In addition to The Chelsea at Shrewsbury, Capitol Seniors Housing is currently building another community Chelsea will operate in Greenburgh, N.Y., slated to open this September.

MBK Rental Living Buys 14.5-Acre Site in Southern California for Azure Multifamily Community

SANTA MARIA, CALIF. — MBK Rental Living has acquired a 14.5-acre land site in Santa Maria for the development of Azure, a multifamily property. Easton Plaza LP sold the site for an undisclosed price. Upon completion, Azure will feature 318 two- and three-story garden-style apartments ranging in size from 406 square feet to 1,211 square feet. Community amenities will include two swimming pools, two hot tubs, a dog park, sports court, fitness center and playground. Grading of the site is slated for this spring, with leasing expected to begin in mid- to late-2020.

Fairlife to Build 300,000 SF Production, Distribution Facility in Goodyear, Arizona

GOODYEAR, ARIZ. — Fairlife, a milk production company, plans to develop a 300,000-square-foot production and distribution facility in Goodyear. Slated to begin operations in late 2020, the $200 million facility will house product lines to accommodate growing demand. Working with the United Dairymen of Arizona to source milk from numerous dairy farmers in Goodyear, the new Fairlife plant will enable increased production of all its products, including different varieties of ultra-filtered milk, Core Power, fairlife YUP!, fairlife smart snacks and fairlife nutrition plan. Located at the corner of Cotton Lane and Thomas Road within Palm Valley 303 Business Park, the new facility will feature advanced manufacturing technologies and energy-saving equipment to reduce power consumption, while creating more than 140 local jobs.

Nationwide Realty Investors Unveils Plans for Additional Development at Grandview Yard in Columbus

COLUMBUS, OHIO — Nationwide Realty Investors has unveiled plans for additional development at Grandview Yard, a mixed-use project in Columbus. Construction has begun on a new two-story, 34,000-square-foot office building on the north side of Goodale Boulevard. Columbus-based law firm Carlile Patchen & Murphy LLC will occupy approximately 17,000 square feet on the second floor. Completion is slated for spring 2020. Nationwide also has plans for The Junction, a three-building townhome development comprising 20 two-story residences. Townhome residents will have access to The Yard Club, Grandview Yard’s residential amenity building and clubhouse featuring a pool, fitness center and community room, as well as a mix of retail and dining options. When fully complete, Grandview Yard will encompass 1.2 million square feet of office, restaurant, retail and hospitality space as well as parks and approximately 1,500 residential units.

Zilber to Develop Two Industrial Facilities Totaling 403,021 SF in Metro Milwaukee

GERMANTOWN, WIS. — Zilber Property Group has unveiled plans to develop two speculative industrial facilities totaling 403,021 square feet in Germantown, a northwest submarket of Milwaukee. The buildings will be situated within the newly constructed Germantown Gateway Corporate Park. Currently, a 706,000-square-foot distribution facility occupied by Wauwatosa-based Briggs & Stratton Corp. anchors the business park. The new facilities will feature clear heights of 30 feet, LED lighting and ESFR sprinkler systems. A timeline for development was not disclosed.

Duke Realty to Develop 433,200 SF Spec Industrial Project in Houston

HOUSTON — Indianapolis-based REIT Duke Realty (NYSE: DRE) will develop Clay 99 Building 5, a 433,200-square-foot speculative industrial project in Houston. The property, which will be marketed to logistics users, will be situated on 23.7 acres just off Grand Parkway at the intersection of Clay and Peek roads on the city’s northwest side. Building features will include 36-foot clear heights, 190-foot truck courts on both sides, 347 automobile parking spaces and 100 trailer parking spaces. Delivery is slated for February 2020.

Jenkins Organization to Develop 728-Unit Self-Storage Facility in Austin

AUSTIN, TEXAS — The Jenkins Organization, a Houston-based developer and operator of self-storage properties, will build a 728-unit facility in the Oak Hill neighborhood of Austin. The company recently closed on the land for the 123,000-square-foot facility and expects to complete the project by September of this year. The facility will offer both climate- and non-climate-controlled units, as well as covered loading zones, gated security entry and electronic security monitoring throughout.

ZOM Living, Moinian Group Purchase Land to Develop 43-Story Apartment Tower in Miami Worldcenter

MIAMI — ZOM Living and The Moinian Group have partnered to purchase the land necessary to develop Luma, a 43-story, 434-unit apartment community within downtown Miami’s Miami Worldcenter project. The joint venture plans to break ground in the coming weeks. Luma will offer floor plans ranging from 566 to 1,808 square feet and amenities such as a wellness center, speakeasy, sundry shop, dog salon, fitness center and a swimming pool. Miami Worldcenter is a $4 billion mixed-use project that will sit on 27 acres, span 10 city blocks and offer more than 2,000 hotel rooms, 500,000 square feet of office space and 300,000 square feet of retail and entertainment space at full buildout. Robert Given and Robert Kaplan of Cushman & Wakefield arranged equity and debt financing on behalf of the joint venture to acquire the land.

Greenleaf Foods to Invest $310M for Manufacturing Plant in Shelbyville, Indiana

SHELBYVILLE, IND. — Greenleaf Foods SPC has selected Shelbyville as the location for a new plant-based protein foods production facility. The company says it will invest $310 million in the new plant and create as many as 460 jobs by the end of 2022. The 230,000-square-foot facility will double Greenleaf’s production capacity. Greenleaf has not yet selected a general contractor for the build-to-suit project. Incentives from the city and Shelby County totaled $2.5 million. The state offered up to $5 million in conditional tax credits and as much as $1 million in training grants based on job creation plans. The state also offered up to $1.25 million from the Industrial Development Grant Fund. Greenleaf makes foods under the Lightlife Foods and Field Roast Grain Meat Co. brands. The company is a wholly owned subsidiary of Toronto-based Maple Leaf Foods Inc. Established in 2018, Greenleaf is headquartered in Chicago and currently operates facilities in Seattle and Turner Falls, Mass.

Raising Cane’s to Open in Belton, Missouri

BELTON, MO. — Raising Cane Restaurants LLC has received approval from the Belton Planning Commission to build a 3,160-square-foot restaurant near I-49 in Belton. The $1.5 million development will consist of a one-story drive-thru restaurant on a 1.7-acre lot at 1599 E. North Ave. The Raising Cane’s Chicken Fingers restaurant will include an indoor dining room with 80 seats, a covered outdoor area with 25 seats and 36 parking spaces. PM Design Group is the architect and Premier Design Group is the project engineer. The restaurant is slated for a 2020 opening.
