LEXINGTON, S.C. — Publix Super Markets Inc. will open a GreenWise Market store at Lexington Marketplace in Lexington, about 10 miles west of downtown Columbia. GreenWise will offer a large variety of organic, specialty and traditional items. GreenWise joins Ulta Beauty, Mod Pizza, Smoothie King and Fit Body Boot Camp at the 135,000-square-foot, 80 percent-leased retail center. Darrell Palasciano and Matt Henry of The Shopping Center Group represented the landlord and developer, Columbia Development, in the lease transaction.

HOUSTON — Hines has broken ground on The Preston, a 46-story residential project located at the corner of Preston and Milam streets in downtown Houston. The tower will offer 373 for-rent residences and 6,800 square feet of ground-floor retail and restaurant space. The property will be situated near multiple public transit lines and adjacent to Hines’ 1 million-square-foot office project at 800 Texas Ave. The Preston will also be located within walking distance of about 50 bars and restaurants. Amenities will include a pool, cabanas, yoga lawn, fitness center, coworking office space and multiple social lounges with coffee bars. The project team includes design architect Munoz + Albin, landscape architect TBG, interior architect Ragni Studio and general contractor Harvey Builders. JLL arranged construction financing and equity for the project, completion of which is scheduled for the third quarter of 2022.
FARMERS BRANCH, TEXAS — Wood Partners, a multifamily investment and development firm with offices around the country, has opened Alta at Mercer Crossing, a 260-unit community located in the northern Dallas metro of Farmers Branch. The property offers one-, two- and three-bedroom units ranging in size from 638 to 1,500 square feet and featuring walk-in closets, maple shaker cabinets, in-unit laundry connections, quartz countertops and private yards. According to apartments.com, rents at Alta at Mercer Crossing range from $1,140 per month for a studio apartment to $2,076 for a three-bedroom unit. Communal amenities include a pool, fitness center, grilling area, entertainment kitchen and a game room.
MILLARD, NEB. — Darland Construction Co. has broken ground on the new CHI Health Clinic Millard, a 38,844-square-foot facility near Omaha. The clinic will feature 59 exam rooms and focus on primary care with specialties of radiology, ultrasound, behavioral health, nutrition and physical therapy. The property will be located south of an existing clinic near 153rd and Q streets. A partnership between CHI Health and Denver-based NexCore Group is developing the project. Completion is slated for spring 2020.
Joint Venture to Develop Two Hotel Towers in Downtown Nashville Adjacent to Music City Center

NASHVILLE, TENN. — Starwood Capital Group, Crescent Real Estate LLC and High Street Capital Partners will develop a two-tower, dual-branded hotel situated on 1.3 acres directly across from Music City Center, a $625 million convention center in downtown Nashville that opened in 2013. The project will consist of a 506-room, 30-story Embassy Suites by Hilton and a 215-room, 18-story 1Hotel Tower, Starwood’s signature brand. The two hotel towers will be connected via a four-story lobby, conference center, public street-level dining and retail space and a rooftop bar. The joint venture will break ground on the hotels in the second quarter of this year.
Mattiace Development to Open Phase II of Mixed-Use Project Near Jackson, Mississippi

RIDGELAND, MISS. — Mattiace Development Co. is expecting a fall opening for Phase II of Colony Park, a mixed-use development in Ridgeland. The second phase includes Malco Theaters’ six-screen, 25,000-square-foot boutique movie theater and a water feature. Outside the Lines (OTL) will design and construct the water fountain, which will feature 62 nozzles that will shoot water 35 feet high, audio, lighting and effects for a concert-quality experience. Colony Park is situated at 1000 Highland Colony Parkway, about 12 miles north of downtown Jackson.
FRISCO, TEXAS — A partnership between the Dallas Cowboys, former quarterback and developer Roger Staubach and Robert Shaw of Columbus Realty Partners, has begun leasing Twelve Cowboys Way. The 17-story, 160-unit residential tower overlooks The Star, the NFL team’s 91-acre headquarters campus in Frisco. Floor plans include one-, two- and three-bedroom units, with rates starting at $2,700 per month. Units will feature floor-to-ceiling windows, quartz countertops and hardwood floors. Residents will have access to a covered pool, members-only dining club and a 60,000-square-foot gym, as well as 24-hour concierge, dry cleaning, dog walking and grocery delivery services. O’Brien Architects designed the building, which will officially open in early 2020.
CHICAGO — Hines and McCaffery Interests have opened The Apartments at Lincoln Common, a 538-unit apartment property on Lincoln Avenue in Chicago. Skidmore, Owings and Merrill and Antunovich Associates designed the two-tower property, which features one-, two- and three-bedroom units as well as penthouses. Amenities include a coworking lounge, game room, clubroom, fitness center, yoga studio, 20th-floor rooftop lounges and concierge services. Monthly rents start at $1,814 for studios.
GRIMES, IOWA — R&R Realty Group has completed a 300,000-square-foot speculative warehouse in Grimes, 16 miles northwest of Des Moines. Known as Prairie III, the building is the most recent addition to Prairie Business Park, an 800,000-square-foot development located near the intersection of Highway 141 and I-80. Two other warehouses have been completed and a fourth is planned. Each building has a clear height of 32 feet and an ESFR system.
MONTCLAIR, N.J. — The Hampshire Cos., along with joint venture partner Pinnacle Cos., have announced plans to redevelop Lackawanna Plaza in Montclair. The planned 216,772-square-foot mixed-use development is expected to revitalize the complex through the development of a range of modern retail, office and residential spaces while preserving historical elements of the station. Originally built in 1913, Lackawanna Plaza was a stop on the Delaware, Lackawanna, and Western Railroad until the station’s closure in 1981. The redevelopment plan seeks to reactivate the Plaza through the creation of retail, residential and office spaces while preserving the unique history of the existing buildings. The site will be anchored by a 28,509-square-foot Lidl grocery store. In addition to Lidl, the plan calls for 35,714 square feet of retail space and 21,032 square feet of office space. A 153-unit mixed-use residential building is also planned for the east side of the site along Grove Street. Construction is slated to start later this year.
