CHICAGO — Thor Equities and QuadReal have broken ground on 800 W. Fulton, a 19-story, 450,000-square-foot office tower in Chicago’s Fulton Market district. The project will be situated at the southeast entrance to the historic neighborhood and occupy a full city block. The property, which features a stepped terrace design, will also include retail space and public amenities. The developers have yet to announce any tenants. Completion is slated for spring 2021. Skidmore, Owings & Merrill is the architect and Cushman & Wakefield will market the property for lease. A groundbreaking ceremony took place on Tuesday, Oct. 29.

NEW YORK CITY — Marcus & Millichap has arranged the $3.2 million sale of 30-85 and 30-87 31st Street in the Astoria neighborhood of Queens. The site includes two adjacent 25-foot by 80-foot vacant lots between 30th and 31st Streets in Astoria, which is zoned for general commercial development of 16,524 square feet. Matt Fotis, Lazarus Apostolidis and Zachary Golub of Marcus & Millichap represented the seller, a private investor, in the transaction. The team also represented the buyer.
LOUISVILLE, KY. — A 12-story, dual-branded Hotel Distil and Moxy has opened on Louisville’s historic Whiskey Row. Poe Cos., White Lodging and REI Real Estate Services jointly developed the 315-room project. Louisville Business First reports project costs of roughly $100 million. The 205-room Hotel Distil is part of Marriott’s Autograph Collection Hotels, a portfolio of independent and upscale hotels comprising more than 180 properties. Many of Hotel Distil’s design cues are taken from bourbon barrels and the distilling process, with the intent of paying homage to Louisville’s bourbon heritage. Examples include wood tones, staves, black metal accents and copper fixtures. The hotel design incorporates an original 1860s-era façade, which was saved following a fire in 2015 and served as the original location and barrel house for J.T.S. Brown & Sons, a Kentucky bourbon whiskey produced by the Heaven Hill Distillery company. Hotel Distil will offer guests a nightly celebration of Prohibition. Guests will receive an invitation at check-in to join the hotel’s lobby for a nightly toast at 7:33 p.m., which is 19:33 Universal Time, the year Prohibition was repealed. LOUGHMAN, FLA. — Publix Super Markets Inc. has opened a 49,000-square-foot store within Loughman Crossing in Loughman. The prototype location includes a drive-thru pharmacy. Halvorsen Holdings is developing Loughman Crossing, which is also home to Publix Liquors, AT&T, Great Clips, Erlyn’s Taxes and Encore Nails. Loughman Crossing spans 78,200 square feet and includes six outparcels. Located at the intersection of U.S. Highway 17-92 and Ronald Reagan Parkway, the property sits 15 miles southwest of Walt Disney World and 30 miles southwest of downtown Orlando.
PISCATAWAY, N.J. — Rockefeller Group has opened Rockefeller Group Logistics center, a 2.1 million-square-foot industrial park in Piscataway, a southwestern suburb of New York City. The property comprises five buildings, the largest of which is a 725,000-square-foot distribution center with 36-foot clear ceiling heights preleased to Best Buy. Other tenants include Fujitsu General America Inc., Humanscale, KISS Products, SHI and Kuehne + Nagel.
JERSEY CITY, N.J. — CT Realty has completed construction of a 95,808-square-foot industrial facility in Jersey City, an eastern suburb of New York City. The property, located at 79 Thomas McGovern Drive, offers 36-foot ceiling heights, eight dock doors and approximately 2,000 square feet of office space. CBRE is leasing the property on behalf of CT Realty.
DALLAS — McCarthy Building Cos. is underway on a 141,000-square-foot expansion project in Dallas for Southwest Airlines’ Leadership & Aircrew Development Center at the company’s Dallas headquarters campus. The project will add space for eight additional flight simulators — up from its current 18 simulators — additional room for briefing rooms and space for smaller flight training devices. The opening is slated for fall 2020.
LENEXA, KAN. — Meritex has broken ground on two 120,000-square-foot industrial buildings in Lenexa. The new buildings will each feature a clear height of 28 feet and insulated wall panels. The buildings, located at 9800 Britton St., will share a truck court. Site work will continue this fall with vertical construction expected to begin in the spring. Project completion is slated for December 2020. Colliers International will market the properties for lease.
Holladay Properties Breaks Ground on 330,000 SF Phase III of Industrial Park Near Nashville International Airport

NASHVILLE, TENN. — Holladay Properties has broken ground on Phase III of Airport Logistics Park, a 95-acre master-planned industrial park near Nashville International Airport on Old Murfreesboro Pike. Phase III will span 330,000 square feet. Holladay expects Phase I and II to deliver in spring 2020 while Phase III is expected to deliver in fourth-quarter 2020. Ronnie Wenzler of Cushman & Wakefield oversees leasing efforts for the logistics park. Phases I and II comprise 402,500 square feet, 329,400 square feet of which is leased to companies including Aramark, DHL, Power Home Remodeling Group, Advance Electric & Industrial, PGW Auto Glass, Safeway and Overhead Door. Airport Logistics Park’s design team includes civil engineer Kimley-Horn and architect TRC Worldwide. Eutaw Construction has begun site work and a general contractor has yet to be named.
FORT MYERS, FLA. — Roger B. Kennedy Construction has begun construction on Murano at Three Oaks Apartments in Fort Myers on behalf of developer Courtelis Co. Although costs were not expressly disclosed, the contractor said its contract is worth $38 million. The property is a planned 318-unit apartment community located at 17167 Three Oaks Parkway. The community will feature two four-story apartment buildings, a clubhouse, pool pavilion and detached garages. Forum Architecture & Interior Design designed the property, which is expected to deliver in January 2021.
