GALLATIN, TENN. — Hunt Midwest has acquired a six-acre plot in Gallatin, approximately 27 miles northeast of Nashville, with plans to build a seniors housing community on the site. The Capstone at Station Camp will be a two-story, 76,000-square-foot seniors housing community featuring 88 units of assisted living and memory care. Site work is expected to begin in late March 2019. Infrastructure enhancements are scheduled for completion this summer, followed by vertical construction. The full project is slated to be delivered in August 2020. Upon completion, Integral Senior Living will operate the community. Pi Architects is the designer, Civil Site Design Group will perform land planning and civil engineering and Hardaway Construction will be the general contractor for the project. Hunt Midwest collaborated with ISL Ventures, a division of Integral, and Leading Light Development and Construction Consulting for site selection.

BOSTON — M&T Bank has arranged a $105 million construction loan for the development of 138-unit residential condominium project in Boston. Located at 100 Shawmut Ave., the 67,733-square-foot property is currently a vacant, class B office building. The redevelopment will incorporate the existing six-story structure with an expansion of a new 142,000-square-foot building that will rise an additional seven stories. The building’s 1930s façade will remain as is. The development will also include 110 parking spaces. M&T Bank secured the financing on behalf of borrower, The Davis Cos., through a syndicated senior construction loan from four local banks. The banks included Berkshire Bank, HarborOne Bank, Needham Bank, and Bank of New England. Terms of the financing were not disclosed.

FRISCO, TEXAS — The North Texas PGA has selected The Ratliff Group of Coppell, Texas, as construction and program manager for its new headquarters in Frisco. The project represents part of the PGA of America’s larger relocation from South Florida to North Texas. Preliminary work on the site is underway. Ratliff Group expects to commence design work during the second quarter, and the grand opening is slated for early 2022.

ST. LOUIS — Saint Louis University (SLU) has selected Cullinan Properties to develop a 14-acre site at the corner of Grand Boulevard and Chouteau Avenue in midtown St. Louis. The site will house an 850,000-square-foot mixed-use development adjacent to SSM Health Saint Louis University Hospital, which is under construction and slated for completion in spring 2020. The mixed-use development will connect SLU’s north and south campuses and will include retail, entertainment, restaurant, office and hotel space. Cullinan Properties is partnering with BatesForum and Clayco for design-build services. Stock & Associates Consulting Engineers Inc. will handle civil engineering services. Jim Loft, Carrie Hermann and Justin Moses of Colliers International have been selected to lead the office leasing while Patty Kueneke and Kathleen Cullinan Brill of Cullinan Properties will handle all other leasing inquiries. A timeline for construction was not disclosed.

BIRMINGHAM, MICH. — Developer CA Ventures and architect Harley Ellis Devereaux (HED) have completed The Sheridan at Birmingham, a 122-unit seniors housing project in Michigan. The 111,264-square-foot property includes 83 assisted living units and 39 memory care units. The assisted living portion is contained in a four-story building. The one-story memory support portion is tucked behind the assisted living units and opens into an enclosed garden. HED designed a series of landscaped gardens and courtyards on the 3.7-acre site.

JUPITER, FLA. — Konover South LLC has signed Sprouts Farmers Market and Planet Fitness to backfill a former Winn-Dixie at Admirals Crossing in Jupiter. Sprouts will span 30,900 square feet, and Planet Fitness will cover 17,800 square feet. Konover South CEO David Coppa expects Sprouts and Planet Fitness to open by the end of the year. Admirals Crossing, which is located at 3757 Military Trail, about three miles south of downtown Jupiter, totals 73,000 square feet. Other tenants include Berry Fresh Café, Inlet Liquors, Jimmy John’s Gourmet Sandwiches, Massage Envy and My Gym.

Ten-Distribution-Center-Phoenix-AZ

PHOENIX — Graycor Construction Co. has completed the construction of Ten Distribution Center Phase I in Phoenix for Irwin G. Pasternack AIA & Associates PC. Located at 8181 W. Roosevelt St., the 1.1 million-square-foot speculative industrial project features 40-foot clear height ceilings, cross-dock framework and high-volume trailer capabilities. The property is Foreign Trade Zone capable, which provides the opportunity for tenants to reduce real estate property and equipment taxes by as much as 72 percent, according to the builder. At build out, Ten Distribution Center will total 215 acres and 3.6 million square feet of space spread across six Class A industrial buildings, ranging in size from 175,000 square feet to 1.1 million square feet. Additionally, the project will include 15 retail, restaurant and service tenants fronting 83rd Avenue.

GRAPEVINE, TEXAS — Weitzman has begun the renovation of Grapevine Towne Center, a 330,000-square-foot retail power center located about 25 miles northeast of downtown Fort Worth. The property, which is anchored by Target and opened in the mid-1990s, is also home to tenants including Ross Dress for Less, Big Lots, Bealls, Office Depot and Jason’s Deli. Hodges & Associates is the architect for the project, which will add modern lifestyle elements and pedestrian-friendly features, as well as an updated façade. Completion is slated for the second half of this year.

CHICAGO — Akara Partners has completed the Home2 Suites by Hilton Chicago River North. The 17-story extended-stay hotel is located at 110 W. Huron St. The 206-suite property features complimentary Wi-Fi, sleeper sofas, full kitchens and dishwashers. On-site amenities include a business center, snack bar, outdoor fire pit and combined fitness and laundry facility. The development also includes 5,000 square feet of retail space on two levels. David Goldberg of GoldStreet Partners is marketing the retail space for lease. A grand opening celebration for the property will take place on Tuesday, March 19.

COLUMBUS, OHIO — True Food Kitchen is opening its first location in Ohio at Easton Town Center. Set to open in 2020, the 6,000-square-foot restaurant will feature both indoor and outdoor dining space as well as a bar. True Food Kitchen offers vegetarian, vegan and gluten-free dishes and operates 26 locations in 11 states. Easton Town Center is currently undergoing a $500 million, 16-acre expansion. L Brands, The Georgetown Company and Steiner + Associates make up the development team.
