AUSTIN, TEXAS — Parallel Co., a student housing development and investment firm, will open MUZE, its new 502-bed community that is located two blocks from the University of Texas in Austin. The grand opening is set for Sunday, Aug. 18. Located at 2100 Neuces St., the 18-story property will offer one-, two-, three- and four-bed units that will come fully furnished with stainless steel appliances, quartz countertops and washers and dryers. Walk-in closets will be available in select units. Amenities will include a study lounge with private rooms, a rooftop pool and theater, outdoor kitchen and a fitness center. Rhode Partners served as the project architect, and Rogers-O’Brien Construction served as the general contractor. KeyBank Real Estate Capital provided construction financing.

NEW YORK CITY — A partnership between New York-based developers F&T Group and SCG America has opened Tangram Tower, an 85,000-square-foot office building within the Tangram mixed-use development in Queens. The building is currently 80 percent sold to medical practitioners and other professionals. Tangram Tower offers access to the 1.2 million-square-foot Tangram development’s two residential towers and hotel, as well as an array of retail and culinary options. Margulies Hoelzli Architecture designed the development.
Confluent, Harbor Retirement to Build 113-Unit Senior Living Community in South Windsor, Connecticut

SOUTH WINDSOR, CONN. — A partnership between Confluent Development, a Denver-based developer, and Harbor Retirement Associates will break ground this month on HarborChase of Evergreen Walk, a 113-unit senior living community in South Windsor, located near Hartford. The 111,915-square-foot community will offer one- and two-bedroom units and access to The Promenade Shops at Evergreen Walk, an outdoor mall with retail and restaurants. Milwaukee-based Plunkett Raysich Architects designed the project, and Whiting-Turner is the general contractor. Construction is slated for completion in December 2020.
CONYERS, GA. — Brennan Investment Group has acquired 15.9 acres in Conyers to develop a 216,000-square-foot speculative industrial building. The site is located at 2082 E. Park Drive, 28 miles east of downtown Atlanta. The facility will include 32-foot clear heights, an ESFR sprinkler system, auto parking and trailer storage. Groundbreaking is scheduled for the third quarter, with completion expected in the third quarter of 2020. Bobby Mayson of Lavista Associates represented the buyer in the transaction. The seller and sales price were not disclosed.
OKATIE, S.C. — Hammes Co. has broken ground on a 70,000-square-foot medical office building in Okatie. Scheduled to open in late 2020, the three-story building will expand services in the surrounding area and supplement Beaufort Memorial’s existing acute care regional hospital. The new facility will provide primary care, OB-GYN, orthopedics, urgent care, cardiology, gastroenterology, neurology, vascular and general surgery, a breast health center, outpatient rehabilitation, laboratory and imaging services and a full-service cancer center. Hammes will develop, own and manage the property. Okatie is located 15 miles west of Hilton Head Island.
WASHINGTON, MO. — Melton Machine & Control Co. (MMCC) will celebrate its 50th anniversary early next year and move into a new headquarters and manufacturing facility in Washington, about 50 miles west of St. Louis. Contegra Construction Co. is building the 367,000-square-foot project, which will more than double the size of MMCC’s current operations and include a 74,000-square-foot corporate office, training and conference space. The facility is located on a 42-acre site in Heidmann Industrial Park. Joining Contegra on the project team are Gray Design Group, 21 Design Group, Case Structural Engineering, RJP Electric, Wiegmann Associates, Heggemann Plumbing, Bi-State Fire Protection and Washington Engineering & Architecture. Founded in 1970, MMCC designs and builds automated welding systems for a variety of industries, including automotive. The employee-owned company, which moved to Washington, Mo. in 1976, employs 132 workers and plans to add another 20 employees at the expanded operation.
COLUMBUS, OHIO — The Pizzuti Cos. is underway on the development of The Residences at The Sutton, a six-story multifamily project featuring 100 units and 123 parking spaces. The property is situated within the Short North neighborhood of Columbus, which is known for its art galleries, specialty shops, restaurants, pubs and coffee houses. Community amenities include a 2,000-square-foot rooftop deck, fitness center and package delivery room. Completion is slated for summer 2020. The Residences is the second phase of a multi-phase project, which includes a new mixed-use building located at 875 N. High St. The Offices at The Sutton is a four-story office and retail development that includes 45,000 square feet of office space and 12,000 square feet of ground-level retail space.
CINCINNATI — Messer Construction has broken ground on a 73,000-square-foot speculative industrial building at 2249 Seymour Ave., formerly a parking lot for the Cincinnati Gardens complex. The Port of Greater Cincinnati Development Authority purchased the 19-acre gardens property in 2016 as part of its industrial revitalization strategy to create development-ready sites in order to attract advanced manufacturers to Hamilton County. Messer Construction bought a five-acre parcel from The Port for the construction of the new manufacturing facility and will develop it in partnership with Terrex Development. The project represents a $6.5 million investment, according to Tim Steigerwald, president and CEO of Messer. The project team includes BHDP Architecture, Colliers International and Fifth Third Bank. Completion is slated for next year.
ATLANTA — Gene Kansas Commercial Real Estate plans to open Indie Studios, a 35,000-square-foot coworking space in Atlanta, in spring 2020. Located at 190 Ottley Drive, Indie Studios will be fashioned for designers and creative companies with 12 spaces accommodating eight to 20 people. Indie Studios will also include “Studio X,” a technology-driven space for software developers creating programs, products and processes that center on design. Amenities at Indie Studios will include a living room, conference rooms, full-service café, community space, porches, patios, 150 linear feet of front garden and cinnamon rolls served each afternoon with complimentary coffee. Additionally, the space is situated across the street from SweetWater Brewing Co. Atlanta-based Gene Kansas will develop, lease and manage Indie Studios.

NEW YORK CITY — A partnership between two New York-based developers, Related Cos. and The Hudson Cos., has topped out Riverwalk Park, 340-unit affordable housing project on Roosevelt Island. Designed by Handel Architects, Riverwalk Park will house a mix of studio, one-, two-, and three-bedroom apartments in a single building. Sixty percent of Riverwalk Park’s units will be permanently affordable, with the remaining 40 percent affordable for 40 years. Construction is slated for completion in 2021.
