DURHAM, N.C. — Durhamite Holdings, a locally based, privately owned real estate investment group, plans to renovate and rebrand SouthCourt, a 139,282-square-foot office building in Durham. Planned renovations include a fully redesigned main lobby, exterior improvements, a multipurpose room for tenant events and meetings and a new amenity complex featuring a hotel-style lounge, game room, collaboration space and a kitchen and bar. Durhamite also plans to revitalize the building’s outdoor seating areas and create access to Joe Van Gogh Café on the ground level. The property, rebranded as Durhamite SouthCourt, will also house Orenge South Durham, a 17,000-square-foot coworking space with private offices. Dennis Hurley of JLL is leading the leasing efforts at Durhamite SouthCourt, which will soon welcome two new tenants: RVE and Gameday Men’s Health.

NAPLES, FLA. — McDowell Housing Partners (MHP) has completed the construction of Ekos Cadenza, a 160-unit affordable seniors housing community in Naples. This marks MHP’s second phase of development at the site. The first phase, which also comprises 160 units of affordable housing for seniors, opened in October 2024. Totaling five stories, Ekos Cadenza features studio, one- and two-bedroom residences ranging from 527 to 1,007 square feet. Amenities include a swimming pool, wet bar, fitness center, game room, media center, pickleball court and clubhouse. The Healthcare Network of Southwest Florida will provide onsite healthcare services to residents, with Collier County administering a daily meal program. Nineteen apartments will be reserved for seniors earning at or below 30 percent of the area median income (AMI), and 119 units will be reserved for seniors earning at or below 60 percent of AMI. Monthly rents will range from $529 to $1,406.

Palm Tree Club

KANSAS CITY, MO. — Culinary and entertainment concept Palm Tree Club will open an 11,000-square-foot restaurant and rooftop lounge in Kansas City’s Power & Light District. Designed by Beth Bloom Designs, the two-level space will include a full restaurant, private dining room and an open-air rooftop. The first story will comprise the custom main bar and ample seating for guests, while an elevated DJ booth will be situated just off the main floor with VIP seating and a dance floor. Additionally, the upstairs rooftop lounge will include an illuminated tree and a 100-inch TV. Palm Tree Club Kansas City is slated to open this fall.

NEW YORK CITY — A partnership between two locally based firms, Charney Cos. and Tavros, has received $525 million in construction financing for a 55-story multifamily tower that will be located in the Long Island City area of Queens. Greystone arranged the financing, which consists of $425 million in debt from Madison Realty Capital and $100 million in equity from Kushner and OneIM. Plans call for 636 condos in studio, one-, two- and three-bedroom formats, as well as Class A amenities and retail space that will be occupied by grocery and fitness users. A formal name for the project, which will be located at 24-19 Jackson Ave. and 45-03 23rd St. in the Court Square area, has not yet been determined. FXCollaborative designed the building, completion of which is slated for 2028.

WALNUT CREEK, CALIF. — Continuing Life LLC is currently underway on the development of The Glen at Heather Farm, a new seniors housing community in Walnut Creek. Upon completion, the property will total 354 units in the form of both apartments and single-story homes. In addition to independent living, the community will offer assisted living and memory care services, as well as long-term care options at an adjacent health center. Amenities at the property will include multiple dining venues, a health spa, aquatic center, theaters and pickleball and tennis courts.  The Glen at Heather Farm is scheduled to open in late 2027 or early 2028.

Super-Radiator-Coils-Mesa-AZ

MESA, ARIZ. — Brinkmann Constructors has completed a build-to-suit office and manufacturing facility in Mesa for Super Radiator Coils. Founded in 1928, the family-owned engineering and manufacturing company specializes in industrial heat exchangers and ancillary products used in a variety of applications, including power generation, gas compression, HVAC, industrial refrigeration, data center and electronics cooling, wind tunnels and semiconductor manufacturing. Designed by Ware Malcomb, the 150,000-square-foot property includes 18,000 square feet of Class A office uses, an engineered clean room area and the capacity to expand by another 50,000 square feet. The facility’s fully air conditioned manufacturing area is equipped with extra-thick cement flooring to accommodate an array of specialized machinery, overhead cranes and above-ground testing tanks. The facility features individual employees lockers, a large break room on the main floor and a coffee bar/quick mart. Additionally, the 11-acre site is equipped with EV charging stations and the structure design incorporates the correct roof loading and electrical infrastructure to accommodate future solar panel installation.

NORTH CHARLESTON, S.C. — Roper St. Francis Healthcare has broken ground on a $1.2 billion hospital campus in North Charleston, roughly 10 miles outside of downtown Charleston. Completion is scheduled for 2029.  Upon completion, the complex will total 805,000 square feet and feature inpatient beds, an emergency department, critical care beds, operating rooms, a comprehensive imaging department and a hemodialysis unit.  The project team includes E4H Environments for Health Architecture; architecture, design, engineering and planning firm Skidmore, Owings & Merrill (SOM); and general contractor Barton Malow | Edifice.  “Connectivity and resilience are central to the vision for Roper Hospital’s future campus,” says Anthony Treu, healthcare practice leader at SOM. “As the design architects, we’re transforming a constrained suburban site into a cohesive healthcare destination inspired by the landscapes of the Lowcountry. MESQUITE, TEXAS — Chinese energy company HiTHIUM has opened a $200 million battery manufacturing facility in Mesquite, an eastern suburb of Dallas. The facility spans 484,441 square feet, and mass production of battery modules and systems is expected to begin before the end of the year. Kentucky-based design-build firm Gray handled the architectural and construction aspects of the project, which could account for the employment of as many as 200 people at the height of its operation.

CLEBURNE, TEXAS — Phoenix-based developer NexMetro Communities has completed Avilla Railhead, a 211-unit build-to-rent residential project in Cleburne, a southern suburb of Fort Worth. Avilla Railhead offers one-, two- and three-bedroom homes with private front porches, gated backyards, smart-home technology and EV-friendly garages. Amenities include a pool with a lounge area, outdoor pavilion with grilling stations, dog park and gaming areas. Rents start at roughly $1,450 per month for a one-bedroom home.

HUNTSVILLE, ALA. — The Storage Center has opened a new 850-unit self-storage facility located at 3910 Cypressbrook Drive NW in Huntsville. The three-story, 106,600-square-foot property is situated within Cummings Research Park, which is near Redstone Arsenal and University of Alabama in Huntsville (UAH). Storage unit sizes at the climate-controlled facility range from 5- by 5-foot lockers to 10- by 30-foot units. The property features covered loading bays, 24-hour digital video surveillance, online rental and reservation options, onsite management and an onsite rental center selling boxes, locks and packing supplies.
