BRICK, N.J. — New Jersey-based developer Walters is underway on Osborn Dunes at South Mantoloking, a 67-unit multifamily restoration project in the coastal community of Brick. Situated on a three-acre barrier island between Mantoloking and Normandy Beach, Osborn Dunes, formerly known as Camp Osborn, was once a small enclave of beachfront bungalows before being destroyed by Superstorm Sandy in 2012. The restoration of the site will feature 67 duplex apartments with an average size of 1,033 square feet, with work on about half of the residences now finished. Full completion is slated for Memorial Day 2025.

Frampton Begins Construction on 100-Room Residence Inn Hotel in Mount Pleasant, South Carolina

MOUNT PLEASANT, S.C. — Frampton Construction Co. has broken ground on a new, 100-room hotel in Mount Pleasant. Frampton is serving as the general contractor on behalf of the developer, Bennett Hospitality, which will operate the property as Residence Inn. Upon completion, the hotel will total 82,000 square feet across five stories. The Residence Inn will be situated within the five-phase, $500 million Patriots Annex development located on the east side of Charleston Harbor and will be within walking distance of Patriots Point Soccer Stadium, the College of Charleston Baseball Stadium x Tennis Center, the Patriots Point Links golf course and the Patriots Point Naval and U.S. /Maritime Museum. The Residence Inn hotel will feature a fitness center, pool, meeting rooms and dining and bar areas. The project team includes Winford Lindsay Architect and civil engineer Seamon Whiteside. Completion of the hotel is scheduled for 2026.
RIVERDALE, GA. — General contractor Swinerton has broken ground on Hearthside Riverdale, a $16.4 million multifamily project in Riverdale\. Swinerton is completing the construction on behalf of the developer, OneStreet Residential. Situated on 2.6 acres roughly 15 miles south of Atlanta, the community will feature 70 one- and two-bedroom apartments, with 12 units rented at market rates and 58 units reserved as affordable housing for senior residents earning at or below 60 percent of the area median income (AMI). Amenities at the property will include a community room, laundry room, fitness center, garden bed and pet-friendly features. Completion is scheduled for early 2026.
KYLE, TEXAS — A partnership between Dallas-based developer Lincoln Property Co. and Goldman Sachs has broken ground on CTX 110, an 894,000-square-foot industrial project in Kyle, located southwest of Austin. Formerly known as Waterstone, the development will consist of four buildings that will range in size from 152,940 to 335,879 square feet. Buildings will feature a mix of cross-dock and front-load configurations, 32- to 36-foot clear heights and a combined total of 232 dock-high doors, 10 drive-in doors and 994 parking spaces. Powers Brown is the project architect. Campbell Roche, Kyle Spencer, Will Mogk, Kristi Leonard, Ryan Pollack and Campbell Swango of JLL arranged $83.8 million in construction financing through Bank OZK and Affinius Capital on behalf of the partnership. JLL has also been retained as the leasing agent. Completion is slated for late 2025.
FULLERTON, CALIF. —California State University, Fullerton has broken ground on Sequoia, a $160 million student housing project located on the university’s campus. The six-story community will span 155,000 square feet and offer 510 beds for graduate students and students completing their senior year of undergraduate study. Four students will occupy each two-bedroom unit, which will include two bathrooms, a kitchen and a living area. The community will also include student resident adviser apartments, one staff apartment, a laundry area, mail room, market and outdoor eating and seating areas. A portion of the project’s units will be deemed affordable housing, offered at rental rates below the standard rate for students facing housing insecurity. Financing for the state-funded project includes $89 million for the affordable housing units, according to Sarab Singh, the university’s associate vice president for capital programs and facilities management. The community is scheduled for completion in fall 2026.
Conor, Dayton Street Partners Complete 1.1 MSF Industrial Center in Stockton, California

STOCKTON, CALIF. — The co-development team of Conor Commercial Real Estate and Dayton Street Partners, along with an affiliate of Heitman as a partner, has completed the 1.1-million-square-foot Central Industrial Center in Stockton. Situated on a 56-acre infill site, Central Industrial Center consists of three speculative industrial buildings. The 135,200-square-foot, front-load Building 1 features 32-foot clear heights, 50- by 52-foot column spacing, 28 dock doors, two drive-in doors, 76 parking spaces and 24 trailer stalls. The 121,680-square-foot, front-load Building 2 offers 32-foot clear heights, 50- by 52-foot column spacing, 25 dock doors, two drive-in doors, 76 parking spaces and 26 trailer stalls. The 833,280-square-foot Building 3 features a cross-dock configuration with 40-foot clear heights, 50- by 60-foot column spacing, 141 dock doors, four drive-in doors, 310 parking spaces and 198 trailer stalls. All three buildings offer skylights, ESFR sprinklers, high-capacity natural gas and electrical infrastructure, 60-foot speed bays and offices. Each building is designed to accommodate a multi-tenant configuration as small as 60,000 square feet. McShane Construction Co. provided design-build services and Ware Malcomb provided construction and architectural services for the project.
SOUTH BEND, IND. — Toll Brothers Campus Living has completed The 87, an 810-bed student housing community located near the University of Notre Dame campus in South Bend. Centier Bank provided $91 million in construction financing for the project, which broke ground in September 2022. The community also serves students attending Holy Cross College and St. Mary’s College. The development offers 335 fully furnished units with bed-to-bath parity in studio through four-bedroom configurations, alongside townhomes. Shared amenities include study lounges with private seating options; a social lounge and coffee bar; content creation studio; golf and sports simulator; fitness center; lounge with four large-screen televisions; and multiple courtyards with grills, fire pits, yard games and hammocks. CROWN POINT, IND. — Saxum Real Estate has begun development of a 322,600-square-foot cold storage project for Arcadia Cold in Crown Point, a city in northwest Indiana. FCL Builders is the general contractor. The project will feature a clear height of 50 feet, ample dock space and dock doors to expedite distribution and container handling services, and convertible rooms with temperature capabilities between minus 10 and 38 degrees Fahrenheit. Completion is slated for the second quarter of 2026. Arcadia Cold specializes in providing third-party handling, storage, distribution and value-add services to the food industry and is the seventh-largest cold storage operator in the U.S., according to a release.
SAN DIEGO — Breakthrough Properties, a joint venture between Tishman Speyer and Bellco Capital, has completed the development of Torrey View, a 520,000-square-foot life sciences campus located in the Del Mar Heights neighborhood of San Diego. The 10-acre property was fully preleased and is home to the oncology division of biopharmaceutical company Pfizer, which occupies 230,000 square feet across two buildings; and the innovation center for the biosciences division of BD, a global medical technology company, which occupies a 220,000-square-foot-building. Additional tenants include Charles River Laboratories, Actio Biosciences and Architect Therapeutics. Torrey View offers expansive ocean views and a full suite of amenities, including a client clubhouse, multiple dining options, a fitness center and pickleball court, 400-person conference facility, bike and surfboard storage and a partially below-grade parking garage covered by open green spaces and gardens. The joint venture acquired the development site for the campus, which has achieved LEED Gold certification, in October 2020. Equity partners in the project included Mitsui Fudosan America, Investment Management Corp. of Ontario and AP2. The development team included life sciences architectural firm Flad Architects and general contractor Clark Construction, and leasing for the project was handled by JLL. MADISON, WIS. — McShane Construction Co. will build Lock Lane Apartments, a 309-unit multifamily project in Madison. Vermilion Development is the developer. Located on an 8.5-acre site adjacent to Tenney Park, the project will consist of two five-story buildings with 289 apartment units and three two-story townhome buildings with 20 units. There will also be a two-level parking garage. Amenities will include green roof areas, fitness centers, clubrooms, coworking spaces, conference rooms, community gardens and a fenced dog run. JLL arranged equity capital through Quartz Lake Capital and Clarion Partners. CIBC is providing construction financing. Potter Lawson is the project architect.
