FORT WORTH, TEXAS — Raymond Management Co. will develop a 119-room Marriott Residence Inn at Waterside, a 63-acre mixed-use development in Fort Worth by Trademark Property Co. The property will be situated on approximately three acres along Arborlawn Drive at the south end of the development. Construction is scheduled to begin in the fourth quarter and to be complete by 2021.

SAN DIEGO — Ware Malcomb, as architect and interior designer, has completed the redevelopment of the Kilroy Sabre Springs office campus, located at 13480, 13500 and 13520 Evening Creek Drive North in San Diego. The 450,000-square-foot campus features three six-story office towers, and the renovation project included the transformation of 30,000 square feet of lobbies, restrooms and common areas to activate multiple indoor and outdoor amenity spaces. The redeveloped campus features a new restaurant, The Florence by San Diego-based Legal Restaurants; a REV fitness center managed by DRNV Unlimited; and outdoor common areas, such as fire pits and a regulation-sized bocce ball court. DCT, Burger Construction and Bycor were the general contractors for the project.

ALBUQUERQUE, N.M. — Insight Senior Living, based in West Linn, Ore., has broken ground on Amaran Senior Living, an assisted living and memory care community in Albuquerque. The project team includes Paaru Builders, Montessori ONE Academy and Dekker/Perich/Sabatini. Located at 9100 Holly Ave. NE, the 81,000-square-foot facility will feature 56 assisted living units and 16 memory care apartments. Units will include natural light, moveable kitchen islands, contemporary closet organizers, stainless steel appliances, smart home technology and individual washers/dryers. The community will include more than 15,000 square feet of amenity space, including multiple dining venues, a theater, fitness center, full-service spa and salon with private massage room, outdoor patios, walking paths, gardens and woodshop. Additionally, the facility will feature a clubroom with sky terraces and lounge, billiards and other multipurpose spaces. Sharing a campus with Montessori ONE Academy and Nido, a Montessori nursery, the Montessori-focused seniors housing property will be the first of its kind. The facility will combine Montessori methods and programming by Insight Senior Living will create space for inter-generational connections and independence. The facility is slated to open in fall 2020.

RIVERSIDE, CALIF. — Seefried Properties, in partnership with Crow Holdings, has purchased a 24-acre site within Meridian Business Park, a 1,290-acre master-planned commerce and distribution center in Riverside. The buyers plan to develop three fully entitled speculative buildings totaling 375,000 square feet on the site. The buildings will feature 32-foot clear heights, 60 trailer spaces, 65 dock doors and 387 auto stalls. Construction is slated to begin in November with completion scheduled for second-quarter 2020. Phil Lombardo, Chuck Belden and Andrew Starnes of Cushman & Wakefield, along with Joe McKay and Chris Morrell of Lee & Associates, handled the transaction for Seefried Properties and Crow Holdings.

FORT MYERS, FLA. — Gates Construction has broken ground on The Lock Up Self Storage building located in Fort Myers. The three-story, 849-unit facility will span 106,016 square feet and offer climate-controlled units ranging from 25 square feet to 300 square feet. The property is located at 12700 University Drive, seven miles south of downtown Fort Myers. Partner in Design Architects designed the building. Completion is slated for this fall.

HOUSTON — Ilan Investments has broken ground on Arella on Jones, a 229-unit seniors housing community in northwest Houston. The property will offer units averaging 975 square feet. Amenities will include a pool, dog park, outdoor putting green, gaming area, theater room, fitness center, library, salon, business center and a library. Meeks + Partners is the architect for the project, and Spring Valley Construction is the general contractor. The opening is scheduled for summer 2022.

STREETSBORO, OHIO — Curtis-Layer Design Build has broken ground on a 150,000-square-foot speculative warehouse in Streetsboro, about 30 miles southeast of Cleveland. The building will feature precast concrete and glass panels and a clear height of 32 feet. The site is located near the Frost Road interchange at I-480 and approximately a half-mile from the Ohio Turnpike. Completion is slated for first-quarter 2020. Bob Brehmer of NAI Pleasant Valley is marketing the property for lease. A private investment group is the developer and MPG Architects is the architect. Chemical Bank provided construction financing.

FRANKLIN, MASS. — TMC Holdings & Development LLC will develop a 50,000-square-foot industrial property in Franklin, about 30 miles southwest of Boston. Formerly the site of a glass recycling facility, the property is located in the Marijuana Overlay District with frontage on I-495. TMC Holdings plans to demolish the facility and build a 50,000-square-foot warehouse with 22 to 24-foot clear heights. Construction is slated to begin in fall 2019. John Eysenbach of R.W. Holmes represented TMC Holdings in the transaction, as well as the seller, Strategic Materials Inc.

MIAMI BEACH, FLA. — The Miami Beach City Commission has approved a two-block development of its Ocean Terrace Streetscape Plan. The City entered a private-public partnership with Ocean Terrace Holdings LLC, which will be responsible for the design, construction and full execution of the five-acre public space. The redevelopment will take four years or fewer to complete and cost $15 million. What is today an asphalt street will be converted into a pedestrian-focused green space with native trees that will provide shade, walking promenades, water features and public seating. The design was developed by landscape architecture firm Raymond Jungles Inc., the group behind the Miami Beach Botanical Gardens and the promenade in front of 1111 Lincoln Road. The redevelopment will also include a boutique residential building, an upscale hotel and repositioned retail. The City of Miami Beach will retain control of all the land.

FORT LAUDERDALE, FLA. — General contractor Balfour Beatty has signed a $780 million agreement with developer Matthews Southwest, making Balfour Beatty the design-build lead for the over $1 billion expansion of the Broward County Convention Center in Fort Lauderdale. The project will add 525,000 square feet of meeting space to the complex, plus a 29-story, 800-room Omni Hotel. Located on Florida’s southeastern coast approximately 25 miles north of Miami, the completed convention center will total 1.2 million square feet. The expanded property will include 350,000 square feet of contiguous exhibition space, a 65,000-square-foot waterfront ballroom, modern technology, new dining concepts, enhanced water taxi access and a waterfront plaza with public access. The Omni Hotel will add 73,000 square feet of meeting and ballroom space; multiple restaurant options including a rooftop bar; an 11,000-square-foot, full-service spa and fitness center; and over 30,000 square feet of pool decks. The hotel will be positioned along the city’s famed Intracoastal Waterway with a scenic view of the Atlantic Ocean.
