ATLANTA — The Cobb-Marietta Coliseum and Exhibit Hall Authority, owner and operator of the Cobb Galleria Centre in Atlanta, has selected a team of locally based firms to manage the expansion and renovation of the convention center. Impact Development Management will serve as the authority’s representative and project manager for the overhaul, Rule Joy Trammell + Rubio will serve as the project architect and Holder Construction will be the construction manager. The development team plans to break ground on the project in fall 2025, with completion slated for early 2027. The Cobb Galleria Centre was originally built by the authority in 1994. The facility currently totals 320,000 square feet, including 144,000 square feet of exhibit space, a 25,000-square-foot ballroom, 20 meeting rooms and four executive boardrooms. Also on the campus is Galleria Specialty Shops, an enclave of small retail shops that currently houses tenants including HOKA Shoes and a Subway kiosk. NEWTOWN SQUARE, PA. — Locally based investment firm Equus Capital Partners has completed a 140-room hotel in Newtown Square, a western suburb of Philadelphia, that is operated under the AC by Marriott brand. The site of the five-story building is located within the 218-acre Ellis Preserve master-planned community and was formerly home to the Charles Ellis School for fatherless girls. Amenities include 2,200 square feet of meeting and event space, a daytime café that turns into a nighttime lounge and a 24-hour fitness center. Gulph Creek Hotels manages the property.

SAN FRANCISCO — Forge Development Partners has started its project to convert the historic Humboldt Bank, an office building located at 785 Market St. in San Francisco into workforce housing. Forge plans to begin construction on 785 Market Street in early 2025, contingent on pending legislation. Planned renovations will preserve the 19-story building’s historic façade, ground-floor retail space and Baroque-style dome, while upgrading the infrastructure of the building to provide a high-quality scaled living experience for middle-income residents. Upon completion, 785 Market Street, which was originally built in 1908, will feature 124 apartments. The project aligns with the city’s housing production initiative to bring 30,000 new residences and students to downtown San Francisco by 2030 and targets a zero net carbon and energy solution. Forge is partnering with Cordia, a San Francisco-based energy solution company that purifies groundwater, to produce steam that will be piped through 785 Market Street and used for space heating, domestic hot water and air conditioning.

BELGRADE, MONT. — Rimrock Cos. has developed the first Extended Stay America-branded hotel in Montana. Located at 101 Abby St. in Belgrade, the four-story Extended Stay America Premier Suites Belgrade – Bozeman – Yellowstone Airport offers 124 guest rooms and convenient access to the area’s top attractions and businesses. The hotel features free Wi-Fi, complimentary breakfast, premium cable, a 24-hour fitness room, on-site guest laundry, a dedicated pet area, and a grill and picnic area, as well as the Extended Stay America Premier Suites’ signature lobby with vending options. Each suite includes signature bedding, recliner, workspace and a fully equipped kitchen with a full-size refrigerator, microwaves, stovetops, cookware, utensils and dishes. Hotel Management & Consulting will manage the hotel.

BRADENTON AND MELBOURNE, FLA. — Berkadia has originated two loans totaling $110.7 million for two multifamily developments in Bradenton and Melbourne. Alec Fox of Berkadia’s Tampa office secured the financing on behalf of the sponsor, Charlotte-based Madison Capital Group. Berkadia secured $60 million in construction financing for Madison Bradenton, consisting of a $47 million senior loan provided by Peachtree Group and a $13 million mezzanine loan from Hickory CRE. The second transaction was $50.7 million in aggregate financing for Madison Midtown in Melbourne, consisting of a $33.5 million senior loan provided by First Citizens Bank and $17.2 million in preferred equity from Forum Capital Advisors. Both properties will consist of 240 units and are slated for completion in 2026.

LOUISVILLE, KY. — Dermody Properties plans to develop LogistiCenter at Airport West, a 342,720-square-foot industrial facility situated on 21 acres in Louisville. Kevin Grove and Alex Grove of CBRE represented the developer in the land acquisition. The site is located west of Louisville Muhammad Ali International Airport in the city’s Southside/Airport submarket. The project will feature build-to-suit office space, 36-foot clear heights, 40 dock doors, two drive-in doors, 190 parking stalls, 70 trailer spaces, ESFR fire protection and LED lighting. The construction timeline for the project was not disclosed.

PANAMA CITY BEACH, FLA. — Birmingham, Ala.-based construction firm Robins & Morton has completed the Tallahassee Memorial HealthCare Medical Office Building in Panama City Beach. Robins & Morton served as the general contractor for the 80,000-square-foot project on behalf of The St. Joe Co. and Tallahassee Memorial HealthCare (TMH). Designed by HuntonBrady, the four-story facility will house TMH Physician Partners – Primary Care, TMH Urgent Care Center, Coastal Tides Surgical Center, TMH Physician Partners – Cardiology and additional space for pulmonary and orthopedic services. Robins & Morton will also break ground on a 100-bed hospital on the same campus, which is scheduled to be complete before the end of 2027.

AUSTIN, TEXAS — Northmarq has arranged construction financing for Avalon Pointe, a 142-unit student housing project that will be located near the University of Texas at Austin’s West Campus neighborhood. The 10-story building will offer studio, one- and two-bedroom units. Amenities will include a first-floor study lounge, fitness center, electric vehicle charging stations and a social room. Cheryl Higley, Ryan Shoars, Noah Villicana and Haylee Williamson of Northmarq originated the debt on behalf of the undisclosed borrower. The name of the direct lender and a construction timeline were also not disclosed.

HOUSTON — Locally based owner MetroNational has completed a 33,000-square-foot hospitality renovation project in West Houston. The multimillion-dollar project upgraded all 29 meeting and event rooms at the 289-room Westin Memorial City Hotel with new wallpaper, carpet, light fixtures, furniture, artwork and curtains. Atlanta-based interior design firm Blackdog Studio served as the project architect, and Houston-based DPR Construction served as the general contractor.

HOUSTON — North Texas-based developer Jackson-Shaw is underway on construction of greensPORT Logistics Park, a 535,478-square-foot industrial project in East Houston. The 38.2-acre site is located near the junction of I-10 and Haden Road, and the development will consist of two buildings spanning 149,477 and 386,001 square feet. Jackson-Shaw is developing greensPORT Logistics Park in partnership with Greystar-Thackeray. Burton Construction is the general contractor for the project, and Goree Architects is handling design. Kimley-Horn is the civil engineer, and Comerica Bank is financing the project. Cushman & Wakefield has been tapped as the leasing agent. The development team broke ground on the project in late September and is targeting a third-quarter 2025 delivery.
