NORTH KANSAS CITY, MO. — Tutera Senior Living & Health Care has opened the 172-unit independent living portion of Tiffany Springs Senior Living Community in North Kansas City. The $55 million, 289,000-square-foot property is located at 9101 N. Ambassador Drive. Amenities include a day spa, heated pool, outdoor courtyard, yoga studio, art studio, theater room, chapel, dog park, multiple dining venues, concierge and transportation services. A breezeway connects the property to Tutera’s Tiffany Springs Rehabilitation & Health Care Center, which offers both short-term rehabilitation services and extended stays. The project team included Nearing Staats Prelogar & Jones Architects, BHC RHODES and Luke Draily Construction Co. A grand opening event is scheduled for Thursday, Sept. 26 to showcase the completion of the 89 memory care and assisted living units.

BENSENVILLE, ILL. — Darwin Realty has begun development of a Bo Jackson Elite Sports Facility in Bensenville. The 114,140-square-foot indoor sports training center will be the third Bo Jackson facility in the United States and the second in Illinois. Completion is slated for the end of the year. The facility is designed to accommodate training for sports such as baseball, soccer, football and lacrosse. The building will also include a track, weight room and climbing wall. Sports legend Vincent “Bo” Jackson attended a groundbreaking ceremony on Thursday, July 18. Jackson, a graduate of Auburn University, is the only professional athlete in history to be named an All-Star in both baseball and football. Triumph Construction is the general contractor and Charles Smith of Arete Design Studio Ltd. is the architect.
WinnCompanies Completes $34M Renovation Project for Multifamily Asset in Bridgeton, New Jersey

BRIDGETON, N.J. — WinnCompanies, a Boston-based multifamily developer, has completed renovations of a 156-unit affordable housing community in Bridgeton, about 40 miles south of Philadelphia. The project, which was valued at $34 million, upgraded appliances and HVAC systems of every unit, replaced roofs on all residential buildings and constructed a new community building with a management office and gym.
Black Creek Group Buys 53 Acres Near Atlanta, Plans 777,000 SF Industrial Development

EMERSON GA. — Black Creek Group has bought 53 acres in Emerson with plans to develop River Point, a three-building industrial park totaling 777,000 square feet. The Denver-based developer said the park can accommodate tenants needing 40,000 to 400,000 square feet. River Point will be located about 40 miles northwest of downtown Atlanta. Black Creek expects construction to begin on all three buildings by the end of this year.
UNION TOWNSHIP, OHIO — Total Quality Logistics (TQL) has unveiled plans to construct a 120,000-square-foot, second building on its headquarters campus at Ivy Pointe Boulevard in Union Township near Cincinnati. The goal of the expansion is to accommodate nearly 600 new employees that the company anticipates hiring, primarily in sales and information technology roles, over the next five years. TQL is a freight brokerage company, offering truckload and intermodal logistics services. The company’s existing building is 100,000 square feet. TQL anticipates construction costs of $20 million for the new building, plus an additional investment to renovate its current site. TQL is still finalizing plans for the design of the building.
BARTLETT, ILL. — Meridian Design Build has broken ground on a 100,560-square-foot industrial build-to-suit for Cathay Industries in Bartlett. The property will be situated on a 6.8-acre site within Abbott Land & Investment’s Blue Heron Business Park. The building will feature a clear height of 30 feet, eight loading docks, two drive-in doors, 70 car parking spaces and 4,000 square feet of office space. It will be the fourth building within Blue Heron Business Park. Cathay is an iron oxide manufacturer. Harris Architects and Mackie Consultants make up the project team. FRIENDSWOOD, TEXAS — Locally based developer Virgata Property Co. will build Virgata Commons, a 14-acre retail and office project in Friendswood, located south of Houston. Phase I will deliver 20,000 square feet of retail space that is currently 85 percent preleased to tenants such as Orangetheory Fitness, MOD Pizza, Chipotle Mexican Grill and Chick-fil-A. Construction of Phase II is scheduled to begin in early 2020 and will feature an additional 30,000 square feet of retail and office space.
SAN ANTONIO — WoodSpring Suites, a franchised brand of Choice Hotels International Inc. (NYSE: CHH), has opened a 123-room hotel at 7335 Northwest Loop 410 in San Antonio. The property is located near the University of Texas at San Antonio, Sea World and Ingram Park Mall. The hotel will feature three different types of suites, all equipped with refrigerators, dishwashers and stoves. Amenities will include a fitness center and a guest laundry room.
Federal Realty Begins Construction of 360,000 SF Office Expansion at Santana Row in San Jose

SAN JOSE, CALIF. — Federal Realty Investment Trust has started construction on One Santana West, the newest edition to Santana Row in San Jose. The project includes a 360,000-square-foot office building and 1,750 parking spaces spread across a five-story parking garage and two floors of below-grade parking areas. One Santana West is the first phase of the up to 1 million-square-foot Santana West development that will adjoin Santana Row, a mixed-use neighborhood. Located at corner of Winchester Boulevard and Olin Avenue, the eight-story One Santana West will feature floorplates up to 54,000 square feet, 13-foot clear heights, direct access to parking, a plaza and terraces on the second, seventh and eighth floors. Completion is slated for first-quarter 2021. The adjacent 360,000-square-foot Two Santana West is scheduled for delivery in the first quarter of 2022. San Francisco-based Studios Architecture is serving as architect and Devcon Construction is serving as general contractor. Newmark Knight Frank is the leasing agent for the project.
LAS VEGAS — Bleutech Park Properties Inc. has unveiled plans for a $7.5 billion mixed-use project known as Bleutech Park Las Vegas. The developer plans to break ground this December, and construction is expected to take six years. Bleutech has confirmed that financing is in place. Bleutech Park will be home to workforce housing, luxury residential, office, retail, hotel and entertainment space. The project will incorporate environmental and technological features such as water purification, on-site waste treatment and localized air cleaning. Described as an “insular mini-city,” plans call for use of autonomous vehicles, artificial intelligence, augmented reality, robotics and other advanced technologies. Smart buildings will be equipped with energy-generating materials using wind, water, solar and other sustainable forms of power. Flooring systems within Bleutech Park will capture and reuse the energy of human movement throughout the park, including common areas and parking structures. Resources for heating, cooling, lighting and electricity will be harvested on-site. Project partners include general contractor Martin-Harris Construction and technology company Cisco.
