SAN ANTONIO — A partnership between Maryland-based Choice Hotels International and Denver-based HighSide Cos. has broken ground on a 115-room EverHome Suites hotel in San Antonio. The site is located at 619 Hunt Lane on the city’s west side, and the hotel will feature apartment-style rooms that will include fully equipped kitchens and spa-style bathrooms. Construction is slated for a late 2025 completion. The partnership also plans to open five other EverHome Suites hotels in Texas in 2025.
DAVENPORT, FLA. — Alliance Residential Co. has acquired 15.3 acres of land at 3403 Sandoval Loop in Davenport, with plans to develop a multifamily community at the site. Dubbed Prose Holly Grove, the property will comprise 360 apartments located across from Advent Health’s Heart of Florida Hospital. Residences at the community will feature one- and two-bedroom layouts, and amenities will include a pool, cabana entertainment area, dog park, clubroom, fitness center, business center and package locker system. The opening is scheduled for 2025. Alliance Residential’s Florida portfolio includes Prose Stevens Pointe, Prose Avalon Pointe, Prose Cypress Pointe and Prose Horizons Village. The company plans to open two additional Prose-branded communities and a Broadstone community later this summer.
HALLANDALE BEACH, FLA. — New office and retail tenants have signed leases totaling 43,000 square feet at the third phase of Atlantic Village, a 308,253-square-foot mixed-use development located in Hallandale Beach, roughly 13 miles south of Fort Lauderdale. Retailers Mitch’s Bagels (1,985 square feet), Holy Shakes (1,067 square feet), Club Pilates (2,562 square feet), Zen Zone (2,086 square feet), The Spot Barbershop (1,215 square feet), La Maison H (2,260 square feet), Genia’s Keratin Spa (1,370 square feet) and 54D (8,146 square feet) have opened at the development, which is situated at 601 to 801 N. Federal Highway. Casa Crudos (1,629 square feet), The Wagyu House (2,681 square feet), Murano by Ferraro’s Kitchen (2,600 square feet) and Drunken Dragon (7,746 square feet) have also signed leases at Atlantic Village. Office tenants now open at Phase III of the development, which is currently 83 percent leased, include The Worx (10,911 square feet), Skin and Cancer Dermatology (3,731 square feet), Glowing Smiles Pediatric Dentistry (2,450 square feet) and Ciocca Dermatology of Hallandale (5,608 square feet). PORTLAND, ORE. — Extended Stay America has opened Extended Stay America Premier Suites Portland North in Portland. Trimark-University Housing IV developed the property, which Ark Hospitality will manage. Located at 1215 N. Hayden Meadows Drive, the three-story hotel offers 146 rooms with fully equipped kitchens featuring full-size refrigerators, microwaves, stovetops, cookware, utensils, dishes and a dedicated workspace. The property features complimentary Wi-Fi and breakfast, a fitness center and on-site guest laundry facilities.
PASADENA, CALIF. — Bridge Housing, with R.D. Olson Construction as general contractor, has opened Heritage Square South, an affordable seniors housing community in Pasadena, a northeastern suburb of Los Angeles. Heritage Square South features 70 one- and two-bedroom units, 24-hour security, 3,817 square feet of outdoor lounging areas, two flex rooms and a community room. The property also features solar power operations, producing 196,400 kWh of electricity annually.
DENVER — Swire Coca-Cola USA, a prominent Coca-Cola bottler in the Western United States, has confirmed plans for a new bottling plant near Denver International Airport. According to the project’s website, Swire Coca-Cola plans to invest between $350 million and $500 million to construct the facility, which will be located at the airport’s Second Creek Campus. According to Denver Business Journal, the new facility will span 570,000 square feet. The project website estimates that Swire Coca-Cola will break ground in third-quarter 2025 and hold a grand opening in first-quarter 2027. Additionally, equipment is scheduled to be installed and commissioned in third-quarter 2026. Swire Coca-Cola plans to use the property to replace both an existing production center at 3825 York St. and a sales center at 2145 E. 40th Ave., which are located within a half-mile of each other and about 17 miles southwest of the airport. The new Swire Coca-Cola plant, which will be used for the bottling of both Coca-Cola plastic bottles and aluminum cans, will sit on 97 acres at the northeast corner of Tower Road and Pena Boulevard. The property represents the fourth community in the city for the Texas-based multifamily developer and operator. Designed by Atlanta-based Dwell Design Studio, Presidium Regal’s one-, two- and three-bedroom apartments range in size from 550 to 1,600 square feet. Monthly rental rates range from $1,470 to $2,945, according to Apartments.com. The property’s 11,000-square-foot leasing office and clubhouse features a club room, game lounge, golf simulator, theater room, showroom kitchen, coworking lounge with micro-offices, podcast rooms, a rooftop lounging deck and a 2,000-square-foot fitness center. ANNA, TEXAS — Locally based developer Palladium USA has completed a $64 million multifamily project in the northern Dallas suburb of Anna. Palladium East Foster Crossing comprises 239 apartments on an eight-acre site. The four-story building houses one-, two- and three-bedroom units. Amenities include a pool, fitness center, conference center, dog park, computer lounge, children’s playroom and clubroom with a mini kitchen. HEDK Architects designed the community, and BBL Construction served as the general contractor. To finance the project, the Anna Public Facilities Corp. issued $33 million in tax-exempt bonds that were purchased by Cedar Rapids Bank and Trust. PNC Bank also provided $27 million in equity for the project.
CHICAGO — JLL Capital Markets has arranged a $31 million loan in the form of a participating mortgage for the construction of 1529 N Fremont, a 132-unit apartment building in Chicago’s Lincoln Park neighborhood. Construction is expected to begin this quarter on the five-story project, which will feature four stories of rental units above 9,500 square feet of retail space and 29 parking spaces. Units will average 500 square feet each. Amenities will include a fitness studio, coworking lounge and activated outdoor space. Lucas Borges and Ryan Sullivan of JLL arranged the loan on behalf of the borrowers, CityPads and Wayland Real Estate Capital. A life insurance company provided the four-year loan.
OMAHA, NEB. — Darland Construction Co. is building a new 6,114-square-foot branch for CharterWest Bank & Mortgage Center on South 24th Street in South Omaha. The facility will offer a full suite of financial services, including consumer and commercial banking as well as mortgage lending. The building’s exterior will feature a distinctive Spanish style with a natural stone finish and a barrel tile roof. Completion is slated for early 2025. EK Schulz is the project architect.
