BAYTOWN, TEXAS — Fidelis Realty Partners has broken ground on the redevelopment of San Jacinto Mall, a regional shopping mall located roughly 25 miles east of Houston in Baytown.  Dubbed San Jacinto Marketplace, the current phase of development will include 500,000 square feet of retail and restaurant space alongside Pelican Green, a public green space. The development in total is expected to span 105 acres and include residential, hospitality and office components upon completion.  Fidelis originally purchased 40 acres of the mall property, which opened in 1981, in July 2015 with a goal of owning 100 percent of the land for redevelopment. This process took Fidelis six years, with the final buildings — which were occupied by JCPenney and Macy’s — acquired by the locally-based firm in 2021.   The mall officially stopped operations in 2022, and Fidelis concurrently signed an agreement with the City of Baytown to pay $3.5 million as compensation and reimbursement as the project is being redeveloped. The-Royalton-at-Prosper

PROSPER, TEXAS — Dallas-based developer SWBC has broken ground on The Royalton at Prosper, a 270-unit multifamily project that will be located on the northern outskirts of Dallas. The site is adjacent to SWBC’s The Royalton at Creeks of Legacy development, which also totals 270 units and is currently in lease-up. Units at the new property will come in one-, two- and three-bedroom floor plans, and select residences on the first floor will have private yards and direct-access garages. Amenities will include a clubhouse with a business center, 24-hour fitness center and a resort-style pool with cabanas and grilling stations. Cross Architects is designing the project, and Carleton Cos. is serving as the general contractor. The first units are expected to be available for occupancy next summer.

McCallum-High-School-Austin

AUSTIN, TEXAS — Adolfson & Peterson (AP) Construction has been awarded the contract to renovate McCallum High School, which is part of the Austin Independent School District and located on the city’s north side. The school originally opened in 1955 and serves roughly 1,500 students. The project team will demolish the existing 30,000-square-foot science wing and deliver a 50,000-square-foot facility with computer labs, robotics, a wood shop and spaces for biology, chemistry and physics classes. In addition, the entry vestibule and front office will be reconfigured/remodeled for enhanced security. PBK Architects is leading design of the renovation, which is expected to begin in May 2025 and to be complete in fall 2026.

CELINA, TEXAS — Lowe’s Home Improvement will open a 94,000-square-foot store in Celina, located at the convergence of Collin and Denton counties in North Texas. The North Carolina-based retailer will join the tenant roster at The Crossing at Moore Farm, a 100-acre mixed-use development located along Preston Road. The store will be situated on a 14-acre site, and Lowe’s expects to receive its certificate of occupancy by March 2027.

CHARLESTON, S.C. — East West Partners and Holder Properties have broken ground on Fenland, a 50-unit build-to-rent community located on Daniel Island in Charleston. The townhome property will be situated on 5.5 acres within Nowell Creek Village, a 36-acre waterfront community. Upon completion, Fenland will feature three- and four-bedroom, three-story rental townhomes ranging in size from 2,100 to 2,400 square feet. Amenities will include two-car attached garages, a private swimming pool, community grill and fire pit and a landscaped courtyard along with access to Daniel Island’s network of trails, a community dock and park and planned waterside dining and retail options. East West Hospitality will manage Fenland, which will begin preleasing in early 2025 with move-ins expected by spring 2025.

SUGAR HILL, GA. — Ackerman & Co. has formed a partnership with Novare Group to develop an unanchored retail center in Sugar Hill, a northeast suburb of Atlanta in Gwinnett County. The project will comprise two buildings spanning 6,035 square feet and 7,240 square feet adjacent to Novare’s 306-unit Conclave Sugar Hill multifamily community, which was delivered recently. Kelly Wilson of Ackerman Retail, a division of Ackerman & Co., will spearhead the leasing efforts for the project, which will be developed on a four-acre site on Hillcrest Drive. Ackerman Retail will target homegrown and regional restaurants, fast-casual eateries, boutiques and shops for the project, with flexible space options starting at 1,260 square feet.

NAMPA, IDAHO — Indiana-based Thompson Thrift is entering the Idaho market with the construction of The Logan, an apartment property in Nampa, approximately 20 minutes southwest of Boise. Construction is slated to begin this month with completion scheduled for winter 2025. Located on 12 acres at 2516 W. Karcher Road, The Logan will offer 264 one-, two- and three-bedroom apartments spread across three-story buildings. Units will feature stainless steel appliances, glass-top ranges, hardwood-style flooring, a walk-in shower and multiple smart home capabilities. Additionally, select apartments will feature cabinetry with soft-close doors, a deluxe closet system with shelving, premium lighting, a dry bar and advanced smart home capabilities. LAKE OSWEGO, ORE. — A joint venture between Evergreen Medical Properties and Bain Capital’s real estate team has acquired 4004 Kruse Way Place, an office building in Lake Oswego, from San Francisco-based Shorenstein Properties for an undisclosed price. The joint venture plans to convert the three-story, 59,865-square-foot building, which is currently operating as traditional office space, into an outpatient healthcare facility. At the time of sale, asset was 74 percent occupied with Providence Health & Services as the anchor tenant. Evan Kovac of JLL Capital Markets National Medical Properties and Buzz Ellis of JLL Pacific Northwest Advisory represented the seller and procured the buyer in the transaction.

Avera-Baywood

HOUSTON — Locally based firm Avera Cos. will develop a 401,154-square-foot industrial project in southeast Houston. Avera Baywood will be a front-load building that will be situated on a 34-acre site west of the Houston Ship Channel. Building features will include 36-foot clear heights, oversized truck courts and an ESFR sprinkler system. Completion of the project, which will be Avera’s 12th development in the southeast Houston submarket, is slated for late 2025.

HOUSTON — Marquette Cos., an Illinois-based multifamily developer, has received approval from the Houston Planning Commission for a 20,000-square-foot commercial project that will be located along the 2600 block of Keene Street near White Oak Music Hall. The new building is slated for a 2025 delivery and will be marketed to bars, restaurants, coffee shops and other retail users. The single-story building will be located across the street from Tempo at White Oak, Marquette’s 304-unit multifamily project that is nearing completion.
