NEW YORK CITY — Developer HANAC Inc., in partnership with Enterprise Community Partners and Chase Bank, has completed construction of Corona Senior Residence, an affordable community for seniors over the age of 62 in Queens. The property totals 67 units exclusively for seniors, 21 units of which have been reserved for the homeless. The development includes an onsite preschool administered by the New York City School Construction Authority that currently serves nearly 60 children. Social services, medical care coordination and mental health assessments will be available to residents of the property.

Cadence Living Starts Construction of 97-Unit Seniors Housing Community Near Los Angeles

RANCHO CUCAMONGA, CALIF. — Cadence Living has broken ground on Cadence at Rancho Cucamonga, a seniors housing community in the Town Center neighborhood of Rancho Cucamonga, approximately 40 miles east of Los Angeles. Cadence is developing the property in partnership with Coyne Development. When complete, the community will offer 97 units of independent living, assisted living and memory care. The community is scheduled to open in the fall of 2020.
NORWALK, CONN. — Shaner Hotels, a Pennsylvania-based hospitality owner-operator, has opened a 102-room Residence Inn by Marriott hotel in the coastal Connecticut city of Norwalk. The eight-story property features apartment-inspired suites that include full kitchens and individual workspaces. Amenities include grocery delivery service, a fitness center and a business center, as well as a bar and restaurant. Rich Co. developed the hotel in a joint venture with SoNo Development Partners. Shaner will operate the property.
OLATHE, KAN. — Hunt Midwest, in partnership with Senior Living Group, has opened Benton House of Olathe, an assisted living and memory care community in Olathe. This is the partnership’s ninth Benton House community in metro Kansas City. Benton House of Olathe features 55 studio and one-bedroom units. The single-story, 52,000-square-foot building is situated on 4.4 acres. The Beacon Neighborhood is a secured area dedicated to residents in need of additional memory care services and support. Monthly rental rates start at $3,000.
DES PLAINES, ILL. — Seefried Industrial Properties, along with a European capital partner, has purchased a 3.9-acre site in Des Plaines with plans to develop a 72,000-square-foot warehouse on a speculative basis. The project will feature a clear height of 30 feet, 15 dock doors, two drive-in doors and parking for 86 cars. Located on Wolf Road, the property will have convenient access to I-90. Construction is set to begin in October with completion slated for the second quarter of 2020.
CHICAGO — Summit Design + Build LLC has completed the interior build-out of the new office for Golden State Foods in Chicago’s West Loop. The company, a supplier to the quick-service restaurant and retail industries, moved its regional operations from an office in Oak Brook following McDonald’s move. Golden State Foods now occupies 4,300 square feet on the fifth floor of an office building located at 322 S. Green St. The space includes a conference room, commercial test kitchen, customer experience area and guest lounge. Ware Malcomb served as the project architect and Cushman & Wakefield was the owner’s representative.
PINEVILLE, N.C. — Beacon Partners will break ground this summer on a speculative 230,614-square-foot industrial building southwest of Charlotte. The project will be situated at 12115 Downs Road in Pineville, about 12 miles southwest of downtown Charlotte. The building will accommodate one or two tenants and include 32-foot clear heights and access to Interstates 77 and 485. The design team includes InterCon Building Corp. as the general contractor, Merriman Schmitt Architects as the architect and Orsborn Engineering Group as the civil engineer. Fifth Third Bank provided construction financing.
KNOXVILLE, TENN. — Woda Cooper has opened White Oak Crossing, an $8.5 million affordable housing project in Knoxville. Units were reserved for families that earn between 50 percent and 60 percent of the area median income. In Knox County, for example, this equates to $23,350 (50 percent AMI) and $28,020 (60 percent AMI) in annual income for a single person or up to $33,300 (50 percent AMI) and $39,960 (60 percent AMI) for a family of four. Larger families are also eligible. Monthly rents at White Oak Crossing range from $605 to $780 per month. The 60-unit community offers two- and three-bedroom floor plans and is located at 290 Quaker Way, six miles southeast of downtown Knoxville. Communal amenities include a community room with kitchenette, 24-hour fitness room and a playground. White Oak Crossing was made possible with the allocation of housing tax credits by the Tennessee Housing Development Agency (THDA). Regions Bank was the primary equity investor and provided a construction-to-permanent loan through HUD’s 221(d)(4) program. Woda Construction Inc. served as the general contractor, and Nashville-based Bernard L. Weinstein & Associates was the architect.
YAKIMA, WASH. — The Hotel Group (THG), a hotel management and investment company, has opened Home2 Suites by Hilton Yakima Airport, a four-story hotel located at 2420 W. Nob Hill Blvd. in Yakima. Constructed by Yakima-based Hogback Development, the 107-room property features a mix of studio and one-bedroom suites with en suite kitchens. Additionally, the hotel features free breakfast and laundry facilities. With the opening of Home2 Suites by Hilton Yakima Airport, THG now represents seven out of the 17 Hilton brands.
DETROIT — Olympia Development of Michigan has broken ground on a new five-story medical, office and retail building at 2715 Woodward Ave. in The District Detroit. Located between Little Caesars Arena and the Mike Ilitch School of Business at Wayne State University, the 127,000-square-foot building will replace a former surface parking lot. The $70 million project will feature four floors of Class A office space and 17,000 square feet of street-level retail space. Tenants will include the Detroit Medical Center (DMC) and law firm Warner Norcross + Judd. DMC is the official healthcare provider for the Detroit Red Wings and the Detroit Tigers. Christman-Brinker is providing construction management services and Harley Ellis Devereaux is overseeing the building’s design.
