CA Ventures Breaks Ground on 192-Unit Seniors Housing Project in Suburban Philadelphia

WAYNE, PA. — CA Senior Living LLC, the seniors housing arm of Chicago-based CA Ventures, has broken ground on Anthology of King of Prussia, a 192-unit community in Wayne, Pennsylvania, a northwestern suburb of Philadelphia. The 11-story building, which is slated for a late 2020 completion, will be located within the 122-acre The Village at Valley Forge mixed-use development. New York-based Perkins Eastman designed the property, which will consist of 97 independent living, 63 assisted living and 32 memory care residences. The independent and assisted living apartments range from 410-square-foot studios to 1,200-square-foot, two-bedroom units, all featuring modern kitchens with quartz countertops, tile backsplashes, stainless steel appliances, washers and dryers and walk-in closets in select units. Wellness amenities include a fitness center, indoor pool, physical therapy room and spa with salon services, while residents will also have access to walking paths and outdoor gathering spaces. Lancaster, Pennsylvania-based Wohlsen Construction Co. is serving as general contractor.

TCR, Barings Commence Construction of $90M Apartment Community in Bay Area

DANVILLE, CALIF. — Trammell Crow Residential (TCR) and Barings Real Estate Advisers are co-developing Alexan Downtown Danville, an apartment community located in Danville’s historic downtown district. Framing has commenced at the $90 million project, located at 375 Diablo Road, and completion is scheduled for summer 2020. Situated on 3.75 acres about 22 miles west of downtown Oakland, Alexan Downtown Danville will feature 144 apartments in a mix of one-, two- and three-bedroom apartments and townhomes, ranging in size from 500 square feet to 1,600 square feet. Community amenities will include a clubhouse with a lounge, conference room, business center, fitness center and package concierge. Outdoor amenities will include a resort-style swimming pool and spa, fire pit, outdoor kitchen, grill stations and dining area, a children’s play area, pet park and a vista overlooking the adjacent San Ramon Creek. Additionally, the property will feature private, gated subterranean parking with electric vehicle charging stations. The project team includes Wells Fargo as construction lender, LCA Architects as architect, Gates + Associates as landscape designer and Carlson, Barbee & Gibson as civil engineer.

Midwood Investment to Develop 94,000 SF Retail Property in Los Angeles’ Studio City

LOS ANGELES — Midwood Investment & Development plans to build The Shops at Sportmen’s Lodge at the intersection of Coldwater Canyon Avenue and Ventura Boulevard in the Studio City neighborhood of Los Angeles. Designed by Gensler, the new ground-up development will feature 94,000 square feet of retail space and communal outdoor space designed OLIN Studio, as well as more than 450 parking spaces. Groundbreaking will commence in August, with an estimated opening slated for fall 2020. Midwood is co-developing the project with Richard Weintraub, who originally introduced this retail concept to the Studio City neighborhood.

SWBC Begins Construction on 295-Unit Apartment Community in Rockwall, Texas

ROCKWALL, TEXAS — SWBC Real Estate, a multifamily developer with offices in Dallas and San Antonio, has begun construction of The Royalton at Rockwall Downes, a 295-unit multifamily community in Rockwall, a northeastern suburb of Dallas. The Class A property will be situated on 21 acres adjacent to Rockwall’s Technology Business Park near Interstate 30. Floor plans will consist of one-, two- and three-bedroom units averaging 1,006 square feet. Units will feature hardwood-style flooring, stainless steel appliances, walk-in showers and granite countertops in kitchens and bathrooms. Residents can enjoy amenities such as a pool and spa, fitness center with a spin studio, jogging trails, a dog park and a clubhouse. Construction is expected to last 20 months, and leasing is scheduled to begin in June 2020. Plano-based Cross Architects is the project architect. G&A Consultants is the civil engineer, and Jordan Foster Construction is the general contractor.

VanTrust Tops Out 210,000 SF Office Project at Frisco Station

FRISCO, TEXAS — VanTrust Real Estate, a development firm with five offices across the country, has topped out The Offices Two at Frisco Station, a 210,000-square-foot project located north of Dallas in Frisco. The Class A building is located within the 242-acre Frisco Station mixed-use development that wraps around The Star, a 300-room Omni Hotel and various retail and restaurant establishments. HKS is the project architect, and Manhattan Construction is the general contractor. Kimley-Horn is the civil engineer, and Cushman & Wakefield is handling marketing and leasing. The opening is slated for October.

SUGAR LAND, TEXAS — MARCEL, a privately owned development firm based in The Woodlands, has broken ground on a 68,785-square-foot office and retail property in Sugar Land, a southwestern suburb of Houston. The property, which will be located adjacent to Johnson Development’s Riverstone master-planned community, is slated for a spring 2020 completion. Approximately 41,785 square feet will be dedicated to retail and restaurant uses, while 27,000 square feet will be earmarked for office uses.

Two New Restaurants to Open at Manhattan Village in Southern California

MANHATTAN BEACH, CALIF. — Two new restaurants are joining the tenant roster at Manhattan Village, a 573,000-square-foot indoor/outdoor mixed-use dining and retail property located in Manhattan Beach. The restaurants are: • dan by ROC (Republic of China), a new concept from ROC that offers home-cooked Chinese food, specializing in dumplings and noodles. Situated within the Village Shops, the 3,500-square-foot location is scheduled to open in fall 2020. • edo Little Bites, which is the newest creation of Chef Edoardo Baldi, creator of e.baldi. Located in Village Shops, the 642-square-foot eatery is slated to open in fall 2020. Kristin Grove and Devin Klein of JLL secured the new tenants. In January, the second phase of redevelopment at Manhattan Village started and includes the Village Shops, which encompasses more than 60,000 square feet of retail and restaurant space, two parking decks, a large green space for community gatherings, a water feature, clock tower, seating areas and lush landscaping. Kraus-Anderson Begins Construction of 52,000 SF Ziegler CAT Dealership in Willmar, Minnesota

WILLMAR, MINN. — Kraus-Anderson has begun construction of a 52,000-square-foot dealership for Ziegler CAT’s agriculture and construction equipment in Willmar. The company is expanding its equipment sales, rental and repair services in the central Minnesota area. Ziegler CAT is one of Caterpillar’s largest dealers in North America. Ziegler sells and services CAT construction, paving, forestry, mining equipment, trucks, generators and industrial engines. The new project will replace the company’s current 5,360-square-foot facility in Willmar. The two-story development will feature a retail showroom, a 25,000-square-foot shop, warehouse and offices, and a 7,800-square-foot cold storage building. Designed by CNH Architects, the property also includes two bridge cranes, lube systems and a wash bay. Completion is slated for winter 2020.

NORTH LAS VEGAS, NEV. — Dermody Properties has broken ground on LogistiCenter at Speedway, a distribution facility located at 6565 Nascar St. in North Las Vegas. Situated on 14 acres, the 251,800-square-foot building will feature 32-foot clear heights, 52 dock doors, eight grade-level doors and 182 car parking spaces. The building is currently available for pre-leasing and is divisible to 24,300 square feet. Garrett Toft and Sean Zaher of CBRE Las Vegas is representing the property. United Construction Co. is serving as general contractor.

Endurance, Brasler Acquire 18.4-Acre Industrial Site Near Reading, Pennsylvania

MUHLENBERG TOWNSHIP, PA. — An affiliate of Radnor-based Endurance Real Estate Group and Philadelphia-based Brasler Properties has acquired Berks61, an 18.4-acre industrial land site in Pennsylvania located just outside of Reading. Shortly after acquiring the property, the new ownership secured a build-to-suit agreement with CarbonLITE Holdings LLC, a producer of plastic resins, for the construction of a 270,000-square-foot warehouse and manufacturing facility. The tilt-wall, rail-served building will feature 36-foot clear heights, an ESFR sprinkler system and three drive-in doors. Mark Chubb of Colliers International represented CarbonLITE in the deal. John Van Buskirk, Joel Kreider and Ed Skonecki of Lee & Associates represented the landlord. The partnership also has another project, this one speculative, under development in Berks County that will deliver two buildings totaling approximately 328,000 square feet.
