Extell Development Tops Out 245-Unit Multifamily Project at Jersey Shore

LONG BRANCH, N.J. — Extell Development Co. has topped out The Lofts Pier Village, a 245-unit multifamily project located in the Jersey Shore area. The property will feature condominiums available in one-, two-, three- and four-bedroom formats with floor-to-ceiling windows, open layouts and private outdoor terraces. Amenities will include a pool, private 1.5-acre park, lounge area with fire pits and grills, fitness center with men’s and women’s locker rooms, children’s play area, as well as package reception and bike storage services. Prices run from $569,000 to $2.4 million, with the first sales expected to close later this year. ShorePoint Architecture designed the community.

Georgia-Pacific Plans $100M Expansion of Dixie Manufacturing Facility in Kentucky

BOWLING GREEN, KY. — Georgia-Pacific’s Consumer Products Group has unveiled plans to invest $100 million to expand its manufacturing facility in Bowling Green, a town in southern Kentucky. The investment will expand operations for the production of Dixie-branded plates and bowls. Construction has commenced and the project is slated for completion in the first half of 2020. “This expansion will help us continue meeting the needs of our customers, as demand continues to grow for high-quality, durable paper plates and bowls,” says Erik Sjogren, vice president and general manager of livingware at Georgia-Pacific. “We believe this expansion will also position our Bowling Green Dixie facility to remain competitive in the market and in the local community for the long-term.” The expansion will include a new building and the addition of a new printer and several new plate forming presses. The project will create more than 50 full-time jobs, increasing total employment at the plant to about 200 people. Originally built in 1991, the plant has been expanded several times. Production at the facility represents about 25 percent of all paper plates and bowls produced by Georgia-Pacific. The Atlanta-based company also operates a plant in Lexington, Ky. CIM Group Announces New Name for Downtown Atlanta’s Gulch District: Centennial Yards

ATLANTA — CIM Group has renamed downtown Atlanta’s Gulch district as Centennial Yards. CIM will develop Centennial Yards to include 12 million square feet of office, retail, apartment and hotel space. Local news outlets reported the site was up for consideration for Amazon’s national HQ2 search in 2017 and 2018. CIM Group expects the project to add 12 city blocks to the 16-acre site, which is currently a parking lot for nearby destinations including State Farm Arena and Mercedes-Benz Stadium. Los Angeles-based CIM bought the site in December for a reported $115 million. According to a press release, the term “Centennial” creates a clear geographical reference to the project’s location along Centennial Olympic Park Drive. Moreover, with over 100 years of rail and industrial history at the site, the moniker “Yards” pays homage to the rail history of the area. A timeline for construction of Centennial Yards was not disclosed.

GID Development to Build 600-Unit Apartment Project in Houston

HOUSTON — GID Development Group, which has nine regional offices across the country, will develop a 600-unit multifamily project within Regent Square, a 24-acre mixed-use development in Houston. The project, which will include 50,000 square feet of street-level retail space, marks the second multifamily phase of Regent Square, and follows the delivery of the 21-story Sovereign at Regent Square building in 2015. Floor plans will include studio, one- and two-bedroom units. The groundbreaking for the project, which is being designed by Boston-based CBT, is slated for this fall. JLL will handle leasing of the retail space.

PHOENIX —Wood Partners has broken ground on Alta Warehouse District, a multifamily property in Phoenix. Located at 402 W. Lincoln St., the four-story property will feature 300 apartments, a double-height clubhouse area and game room, oversized fitness center, resort-style pool, rooftop entertainment space and a library and music room, as well as cultural, community-based amenities and programming. Scheduled to open in the second quarter of 2020, Alta Warehouse District is expected to begin pre-leasing in spring 2020.

Eden Housing Opens 90-Unit Pauline Weaver Senior Apartments in Bay Area

FREMONT, CALIF. — Eden Housing has opened Pauline Weaver Senior Apartments, a 90-unit affordable housing community for seniors in Fremont, located at the southeast edge of San Francisco Bay. KTGY Architecture + Planning designed the project. The City of Fremont also partnered on the development. Formerly known as Mission Court, units are reserved for seniors earning between 30 and 50 percent of area median income. The community sits on a 2.25-acre site approximately one mile from the Warm Springs BART Station. “As the first piece of a greater age-qualified master plan, Pauline Weaver Senior Apartments sits across the street from a future senior center. This future amenity will not only enhance the lives of the residents living in this affordable community but also the future master plan,” says Jessica Musick, a principal in KTGY’s Oakland office. Pauline Weaver, the property’s namesake, is a longtime advocate for affordable housing in California. She has been on the Eden Housing Board of Directors since joining in 1988. Weaver was an assistant public defender in Alameda County and the past president of both the National Conference of Women’s Bar Association and California Women Lawyers. HDA Architects, JNS Architects Design $45M AC Hotel in St. Louis

ST. LOUIS — HDA Architects and JNS Architects have completed the design of a new $45 million AC Hotel in the Central West End of St. Louis. The seven-story building will have 192 guest rooms. The project will be situated near the BJC Institute of Health at Washington University. The development team includes Koplar Properties, Concord Hospitality Enterprises and Homebase Partners. MC Hotel Construction is the general contractor. Construction is scheduled to commence this summer.

Kraus-Anderson Completes Construction of Hornbacher’s Grocery Store in West Fargo

WEST FARGO, N.D. — Kraus-Anderson has completed construction of a new Hornbacher’s grocery store in West Fargo. Located at I-94 and Sheyenne Street, the 61,000-square-foot property features an in-store pharmacy, Caribou Coffee and a 3,458-square-foot wine and spirits store. A seating mezzanine area overlooks the sales floor, which includes fresh produce, sushi, a deli, bakery, meat department, flower shop, popcorn shop and juicery. Hornbacher’s operates in Fargo and Moorhead, Minn. Its first store opened in Moorhead in 1951. The West Fargo store is the company’s eighth location.

WEST PALM BEACH, FLA. — Related Cos. has broken ground on 360 Rosemary, a planned 300,000-square-foot office building within West Palm Beach’s Rosemary Square neighborhood. The new office building will stand 20 stories and offer 10,000 square feet of amenity space, two indoor/outdoor terraces, seven levels of parking, shared car parking, onsite bike racks, a fitness center and an onsite conference facility. Rosemary Square is undergoing a $550 million transformation from a retail and entertainment center to a vibrant community and destination featuring commercial office space, green spaces, residences, experiential retail and culinary offerings. Rosemary Square sits on 72 acres and is located three miles from Palm Beach International Airport, and adjacent to the West Palm Beach Virgin Trains USA high-speed rail station, which connects West Palm Beach to Miami and Fort Lauderdale. Elkus Manfredi Architects and Leo A. Daly designed 360 Rosemary, which is expected to be complete by early 2021.

Lidl to Open 25 East Coast Grocery Stores by Spring 2020

ARLINGTON, VA. — Lidl US plans to open 25 grocery stores on the East Coast by spring 2020. The 25 stores will be located in Virginia, South Carolina, North Carolina, Maryland, New Jersey, Pennsylvania and New York, including the first four in Long Island. Openings for the individual stores were not released. In conjunction with the openings, Lidl US also plans to close two stores in Rockingham and Kinston, N.C. this summer. Lidl operates 10,500 grocery stores in 29 countries. Lidl established its U.S. headquarters in Arlington in June 2015.
