Block & Co. Negotiates Sale of Development Site in Lawrence, Kansas

LAWRENCE, KAN. — Block & Co. Inc. Realtors has negotiated the sale of a nearly one-acre development site in Lawrence. The property is located at 5100 Congressional Circle. The buyer, Sanders LP, plans to begin construction this summer on a 9,000-square-foot building. A local dental practice will anchor the development, leaving 4,000 square feet of additional space for lease. Completion is slated for the first quarter of 2020. Shawn Stuckey of Block represented the buyer in the sale. The seller was not disclosed.

Pediatric Associates to Open 7,430 SF Practice in Overland Park, Kansas

OVERLAND PARK, KAN. — Pediatric Associates has signed a lease to open a 7,430-square-foot practice at AdventHealth South Overland Park. The practice, which provides comprehensive pediatric care for all childhood health issues, will be located on the third floor. Construction within the space is expected to start later this month with completion slated for the fall. Mark McConahay of Block & Co. Inc. represented Pediatric Associates in the lease transaction. Molly Crawford Munninghoff represented the landlord, AdventHealth South Overland Park.

Sam Moon Group Breaks Ground on 148-Room Hyatt House Hotel in Metro Houston

SHENANDOAH, TEXAS — Hospitality developer Sam Moon Group has broken ground on a 148-room Hyatt House hotel within the Metropark Square mixed-use development in Shenandoah, located north of Houston. The five-story property will feature studio, one- and two-bedroom suites with fully equipped kitchens and separate living guestrooms. Communal amenities will include a pool and a fitness center, a bar and a lounge. VCC is the general contractor for the project, and Type Six is the architect. Veritex Community Bank provided construction financing for the hotel, which is slated to open in November 2020.

RAL Development Completes 324-Room Hotel, Resort Project in Upstate New York

MONTICELLO, N.Y. — Manhattan-based RAL Development Services has completed The Kartrite Resort & Indoor Waterpark, a 324-room hotel and resort located in the Upstate New York city of Monticello. Located about 90 minutes outside New York City at the former site of The Concord Resort, The Kartrite’s signature feature is a two-acre indoor water park, the largest such attraction in the state. The property offers an array of other amenities for children, including a rock climbing wall, ropes and obstacle course, arcade games, mini-bowling alley and a laser tag arena. The Kartrite also houses eight uniquely themed restaurants and bars, a spa, pools and 11,000 square feet of conference and meeting space.

Starwood Capital to Develop 147,000 SF Mixed-Use Project in Bronx Opportunity Zone

NEW YORK CITY — An affiliate of global private investment firm Starwood Capital Group will develop a 147,000-square-foot mixed-use project within a designated opportunity zone in The Bronx. The 10-story building, located at 425 Westchester Ave., will house office space for a nonprofit organization, ground-floor retail space and a charter school. The project will also feature 11,000 square feet of outdoor amenity space. Construction is scheduled to begin this month. Starwood will focus its opportunity zone initiatives in gateway markets in which it already has substantial real estate holdings, including New York and Washington, D.C.

Hitachi Automotive Undertakes $100M Plant Expansion in Monroe, Georgia

MONROE, GA. — Hitachi Automotive Systems Americas Inc., a global supplier of automotive parts, has announced a massive, multi-year expansion of its manufacturing plant in Monroe, approximately 45 miles east of Atlanta. Georgia Gov. Brian Kemp announced on Friday, May 17 that Hitachi will invest anywhere from $100 million to $330 million in expanding its existing facility. The project is expected to bring an additional 100 jobs to Walton County. The parent company of Hitachi Americas, Hitachi Automotive Systems Ltd., is headquartered in Tokyo and manufactures engine powertrain systems, electric powertrain systems and integrated vehicle control systems. The company opened its first facility in Georgia in 1997 and currently employs more than 900 people in the Peach State, making it the largest employer in Walton County. The expansion project will be unveiled in phases over the next five years, according to The Atlanta Journal-Constitution, and parts produced at the plant will continue to be sold to major automotive companies like Ford, General Motors, Honda and Nissan. Trademark Property Co. to Redevelop 1.7 MSF Memorial City Mall in Houston

HOUSTON — Fort Worth-based Trademark Property Co. has been tapped by MetroNational, the owner of Memorial City Mall in Houston, to redevelop the 1.7 million-square-foot shopping center. Redevelopment plans include reimagining the south side of the mall, which recently saw its anchor tenant Sears close its doors, as well as creating additional public spaces and adding more entertainment uses. The mall is located along the Interstate 10 corridor, just inside Beltway 8, and is part of the 265-acre Memorial City mixed-use development. A timeline for construction has not yet been established.

Construction Underway for First Retail Phase of Hamilton Quarter in Columbus

COLUMBUS, OHIO — Casto is underway on construction of the first retail phase of Hamilton Quarter in Columbus. This phase includes a 250,000-square-foot shopping center anchored by Target and Hobby Lobby. Both the 125,000-square-foot Target and the 55,000-square-foot Hobby Lobby are slated to open in October. Other planned tenants include Five Below, Aqua Tots Swim School, Beerhead Bar & Eatery, The Nail Boutique, Clean Juice, Sprint and Great Clips. The 40-acre retail site is immediately adjacent to The Ohio State University Wexner Medical Center’s planned medical campus. Hamilton Quarter is a 200-acre mixed-use development slated to include 600,000 square feet of office and hotel space and 1 million square feet of retail, restaurant and entertainment space.

128-Room Cambria Hotel Opens in Downtown Omaha

OMAHA, NEB. — Choice Hotels International Inc. has opened the Cambria Hotel Omaha Downtown. The 128-room hotel is the newest addition to Omaha’s NoDo district. The property features a fitness center, multi-function meeting space and onsite dining with local craft beer on tap. The LEED Silver-certified hotel incorporates a number of eco-friendly features, including a solar array on the roof, a saltwater pool that reduces chemical usage, electric vehicle car charging stations and recycled building materials. A partnership between O’Reilly Hospitality Management and Robert Low of Prime Trucking Co. developed the project.

Heslin Holdings Completes Redevelopment of West Central Plaza in Albuquerque

ALBUQUERQUE — Heslin Holdings has completed the redevelopment of West Central Plaza, a retail center located at 4208 Central Ave. SW in Albuquerque. Retailers at the property are now open for business. The company originally acquired the 150,000-square-foot retail property in 2015 with a large, vacant, single-tenant space. The multi-million-dollar renovation included the division of the largest freestanding building at the property, formerly occupied by Kmart, into two anchor tenant spaces now occupied by Burlington and Conn’s Home Plus. Heslin Holdings also added 17,000 square feet of floor space adjacent to Burlington. Dollar Tree now occupies a portion of the new space. Additionally, the redevelopment included the conversion of a multi-shop building at the southwest portion of the property into a single-tenant facility, which Harbor Freight Tools now occupies. A multi-tenant drive-thru pad site was also constructed on the corner of Artisco Drive SW and Central Avenue. Panda Express and T-Mobile are tenants at the pad site. Dunkin Donuts is also constructing a new pad building in the shopping center along Central Avenue.
