LEE’S SUMMIT, MO. — Drake Development will break ground Friday, May 17, on Streets of West Pryor, a 70-acre, $180 million mixed-use project in Lee’s Summit. Streets of West Pryor will be situated at the intersection of Interstate 470 and NW Pryor Road, 18 miles southeast of downtown Kansas City. McKeever’s Market, the first location in the region for the grocery store, will occupy 63,000 square feet and anchor the development. At full build-out, Streets of West Pryor will feature more than 220 apartment units, a 165-room hotel and more than 160 senior living units. Indianapolis-based Pearl Cos. is developing the apartment building, which will include amenities such as underground structured parking, a swimming pool, fitness center, multiple courtyards, and first floor access to restaurants, retail and walking trails to nearby Lowenstein Park. “When people think of a mixed-use development, sometimes the end product falls short. ATLANTA — John Portman & Associates has unveiled plans for 712 West Peachtree, a 578,851-square-foot office tower in Midtown Atlanta. The tower will stand 20 stories high and include one story below ground. The total rentable office space will span 309,465 square feet from the eighth to 20th floor. The building will also include 8,761 square feet of retail space, 516 parking spaces and an outdoor terrace on the eighth floor. Developed by Portman Holdings LLC, an affiliate of the Atlanta-based architectural firm, 712 West Peachtree will be located near NCR’s headquarters, Anthem Technology Center and Norfolk Southern’s headquarters. The project is also near Coda at Tech Square, a 770,000-square-foot mixed-use development on the edge of Georgia Tech’s campus that Portman Holdings is also developing. A timeline for 712 West Peachtree’s construction was not disclosed.

WHITE MARSH, MD. — A joint venture between Atapco Properties Inc. and Chesapeake Real Estate Group (CREG) has broken ground on two industrial buildings within Nottingham Ridge Logistics Center in White Marsh. The two buildings will total 750,000 square feet and are expected to be delivered in early 2020. The first building, situated at 5300 Nottingham Drive, will total 585,000 square feet and feature 36-foot clear ceiling heights. The adjacent 5301 Nottingham Drive will be a 165,000-square-foot building with 32-foot clear ceiling heights. Both buildings will be equipped with drive-in and dock door loading capabilities. Atapco will lead development and construction activities, and CREG will lead marketing and leasing efforts. Nottingham Ridge Logistics Center is situated near Interstate 95 and about 10 miles from downtown Baltimore.

POWAY, CALIF. — Ryan Cos. and DWS Group have broken ground on Vantage Point, an infill speculative logistics/distribution development located in Poway. The two-building Vantage Point will consist of 533,950 square feet of Class A space and is the largest speculative development of its kind in mid-San Diego County in 20 years, according to the developers. The property will feature 36-foot minimum clear heights, an ESFR fire suppression system with K22 heads, up to 113 dock-high doors, 12 drive-in doors, a 180-foot-wide concrete truck court, eight-inch warehouse concrete slabs with 4,000 PSI and 4,000 amps of 277-480 volt power. Additional on-site amenities will include two large outdoor break areas, an indoor bicycle storage room and six electric vehicle charging stations. Ryan Cos. and DWS Group retained Mickey Morera and James Duncan of Kidder Mathews as leasing agents for the project.

AVONDALE AND TOLLESON, ARIZ. — Phoenix-based Eisenberg Co. plans to complete two industrial projects in metro Phoenix in fourth-quarter 2019. Construction for the projects — Avondale 107th and Washington 83 — is slated to start this quarter. Combined, the properties will offer a total of 533,541 square feet of industrial space. On behalf of Eisenberg Co., Andy Markham, Mike Haenel and Phil Haenel of Cushman & Wakefield negotiated the purchase of the land for the two developments in separate transactions. Eisenberg Co. acquired 24 acres at 107th Avenue and Pierce Street in Avondale from El Malon Partners and 8.5 acres at the northwest corner of Washington Street and 83rd Avenue in Tolleson from Cohen Asset Management. Terms of the acquisitions were not released. Avondale 107th will be a four-building industrial development totaling 405,656 square feet. At 81,533 square feet each, Buildings A and B will feature 107th Avenue frontage, 28-foot clear heights, truck-well and grade-level loading, 200-foot truck maneuverability. Totaling 121,295 square feet each, Buildings C and D will feature 32-foot clear heights, dock-high/grade-level loading and optional fenced/gated security. SCOTTSDALE, ARIZ. — Capital One is slated to open its first Capital One Café location in Arizona at Macerich’s Scottsdale Fashion Square in early 2020. As the first of its kind in Arizona, Capital One Café integrates digital tools and in-person interactions focused on customer needs. Open to both Capital One account holders and non-account holders, the café will offer customers a place to get help with their accounts, learn about new digital and financial tools, free Wi-Fi, and coffee and pastries made by a local baker. The 5,792-square-foot Capital One Café in Scottsdale will join 15 other locations around the country. Cafés are currently located in Austin, Boston, Boulder, Colo., Denver, Los Angeles, Philadelphia, Richmond, Va., San Francisco, Seattle, South Florida, St. Cloud, Minn., Portland, Ore., San Diego and Washington, D.C.

WASHINGTON, D.C. — Carr Properties has broken ground on Signal House, a 225,000-square-foot office development in the Union Market neighborhood of Washington, D.C. Located at 350 Morse St., the project will be situated adjacent to Florida Avenue and near the NOMA-Gallaudet Metro Station. Designed by Gensler, the 10-story office building will pay tribute to the historic industrial surroundings of the area with a terra cotta, metal and glass exterior. Amenities at the property will include a penthouse with a demonstration kitchen, bar, recording studio, DJ booth, karaoke room and conference center. Other features will include 10,000 square feet of private terraces, fitness facilities, bike storage and 12,500 square feet of retail space. “Signal House will be the first new office development in Union Market and will add to the revitalization of an area that is becoming one of the most dynamic creative and retail destinations in the city,” says Oliver Carr, CEO of Carr Properties. BUFORD, GA. — Seefried Industrial Properties Inc. has purchased two sites in Buford. The first is a 28-acre parcel that will house Buford Creek I, and the second is a 31-acre parcel that will house Buford Creek II. The adjacent sites are located on Buford Highway, 38 miles northeast of downtown Atlanta. Buford Creek II will be a 252,540-square-foot speculative distribution facility and Buford Creek I will be a 236,102-square-foot speculative building. Buford Creek II will begin construction in late June and deliver in January 2020. Construction on Buford Creek I will follow in late 2019. “This well-located distribution center offers users signalized site access and terrific visibility off the newly constructed five-lane Buford Highway,” says Greg Herren, senior vice president and Chief operating officer of Seefried. “The City of Buford infrastructure and proximity to retail amenities make this infill location perfect for the I-85 Northeast business distribution users.”

GREENVILLE, S.C. — The Beach Co. has broken ground on Canvas, a mixed-use development in downtown Greenville. At full buildout, Canvas will offer 48 apartment units, 31 townhomes, 21,805 square feet of retail space and the renovation of a 130,000-square-foot office building. Construction is expected to last 18 months, with first units available for occupancy in early 2020.

TYLER, TEXAS — Locally based general contractor Garrett & Associates has completed the renovation of Martin Hall, a 30,000-square-foot historic landmark building located on the campus of Texas College in Tyler, about 100 miles east of Dallas. The building, which was suffered structural damage from a storm in 2015, serves as the school’s designated administration space. Dallas-based Merriman Anderson served as the project architect.
