AUSTIN, TEXAS — Two local firms, Manifold Real Estate and OakPoint Real Estate, will develop Bouldin Creek, a 165,000-square-foot office building in Austin. Designed by Michael Hsu Office of Architecture, the property will feature a rooftop deck, green space with meeting areas, an onsite gym, tenant lounge and bike storage. Tenants at the property will also enjoy proximity to several public transit lines and walkability to nearby restaurants, shops and bars. The developers plan to break ground in March and deliver the Class A building in summer 2020.

AUSTIN, TEXAS — Proper Hospitality will open Austin Proper Hotel & Residences, a 244-room hotel that will be located at 600 W. 2nd St. in downtown Austin. The property will also house 99 for-sale residences, as well as three restaurants, two bars, an outdoor lounge, two pools, a spa and wellness facility and 10,000 square feet of meeting space. The opening is scheduled for June.
CHICAGO — Co-developers Brinshore Development and Michaels have broken ground on 4400 Grove, an 84-unit apartment building in Chicago’s Bronzeville neighborhood. The development will include a mix of affordable and market-rate units, as well as street-level retail space, a public plaza and landscaped park space. The city of Chicago provided $7.2 million in tax-increment financing and $1.9 million in low-income housing tax credits. U.S. Bancorp and the Chicago Housing Authority are also project partners. The affordable units will be restricted to households earning up to 60 percent of area median income. Pappageorge/Haymes served as the architect. McShane Construction and UJAMMA Construction are the general contractors. First move-ins are expected in spring 2020.
COLUMBIA, MO. — ThermAvant Technologies is set to open a 33,000-square-foot facility in Columbia in May. The facility will more than quadruple the thermal management company’s engineering and manufacturing space. Last year, ThermAvant received $400,000 in funding from Missouri Technology Corp. to promote entrepreneurship and foster the growth of new and emerging high-tech companies.
WASHINGTON, D.C. — Akridge and Stars REI have delivered a 102,000-square-foot office complex at the corner of 16th and L streets in Washington, D.C. The site at 1101 Sixteenth St. was formerly two obsolete office buildings that housed the American Association of University Women and the American Beverage Association. HOK was the architect on the project, Clark Construction Group was the general contractor and EagleBank provided construction financing. Amenities include a fitness facility, penthouse lounge and a rooftop terrace with White House views.
READING, MASS — Nauset Construction has broken ground on The PostMark, a mixed-use complex in Reading. Located at 136 Haven St., the project will include 50 condominium units and 8,000 square feet of commercial space. The complex will also include a below-grade parking garage and landscaped courtyard. A joint venture between DiBiase Homes and Matrix Property Group are developing the complex. O’Sullivan Architects of Reading served as the architect on the project.
IRVING, TEXAS — JPI has begun construction of Jefferson Texas Plaza, a 282-unit multifamily community that will be located within Irving’s Las Colinas district. The property will feature a resort-style pool, private parking garages, fitness and yoga studio, a dog park and a two-story clubhouse with a coffee bar. The community will also offer proximity to a variety of restaurant and entertainment options, including Alamo Drafthouse Cinema and Toyota Music Factory. Construction is scheduled to begin during the first quarter and to be complete by the fourth quarter of 2020. Jefferson Texas Plaza will be JPI’s 10th community in Irving, where the company is based.
GARLAND, TEXAS — Colony Industrial, in partnership with Huntington Industrial Partners, has acquired 21 acres in the northeastern Dallas suburb of Garland for the development of a two-building, 355,071-square-foot light industrial project. The buildings will feature 32-foot clear heights, cross-dock configurations and ample on-site trailer storage. Construction is scheduled to begin in late April and wrap up by the end of the year.
ATASCOCITA, TEXAS — A partnership between Dallas-based MedCore Partners and Houston-based TNRG has broken ground on Fountainwood at Lake Houston, a 200,000-square-foot seniors housing community in Atascocita, a northeastern suburb of Houston. The property will offer 98 independent living units, 68 assisted living residences and 24 memory care apartments. California-based Integral Senior Living will manage the community. The opening is slated for August 2020.
SCHAUMBURG, ILL. — J.C. Anderson has completed renovations of Schaumburg Corporate Center in suburban Chicago. GlenStar Properties owns the 1 million-square-foot office complex. The project included a new tenant lounge, conference center, management office and renovations to the fitness center, atrium, flooring and painting. J.C. Anderson also connected a stairway from the first-floor atrium to the lower-level fitness center. Wright Heerema Architects provided architectural services. Schaumburg Corporate Center was originally constructed in the 1980s.
