R&R Opens New Corporate Headquarters in West Des Moines

WEST DES MOINES, IOWA — R&R Realty Group has opened its new headquarters at Westfield Campus, a 180,000-square-foot, multi-tenant office property in West Des Moines. The campus includes two 80,000-square-foot buildings connected by Westfield Commons, a meeting space with conference areas, a coffee shop, fitness center and rooftop terrace. R&R occupies the entire second floor of the north building for approximately 25,000 square feet. Joining R&R at the office property are several other businesses whose spaces are currently under construction. Tenant names will be disclosed at a later date. R&R is a full-service real estate company serving Iowa and Nebraska.

Woodmont Begins Construction of 10,000 SF Kiddie Academy in Frisco

FRISCO, TEXAS — The Woodmont Co., a national real estate firm specializing in the development, management, leasing and sale of retail properties, has begun construction on a 10,000-square-foot retail project for Kiddie Academy in Frisco, a northern suburb of Dallas. Scheduled to open this summer, the school will offer full-time care, before- and after-school care and summer camp programs for children between 6 weeks and 12 years old.

MYCON Completes 57,000 SF Manufacturing Plant for DynaEnergetics in Blum, Texas

BLUM, TEXAS — MYCON General Contractors has completed a 57,000-square-foot manufacturing facility in Blum, about 50 miles south of Fort Worth, for DynaEnergetics, which services the oil and gas industry. The facility includes a second story with office and administrative space, as well as employee and customer training areas, a commercial kitchen and dining spaces and employee locker rooms. Arch11 served as design architect, and BWG Architecture is the architect of record for the project.

Hunt Capital Provides $13.4M Equity Investment for El Paso Affordable Housing Development

EL PASO, TEXAS — Hunt Capital Partners has provided $13.4 million in equity financing for the development of Medano Heights, a 141-unit affordable housing project in El Paso. Construction of the property is expected to be complete by December 2019. Hunt Capital Partners provided the equity in collaboration with the Housing Authority of the City of El Paso and Versa Development LLC, which is leading the development effort.

HFF Brokers Sale of Hotel Development Site in Portland, Maine

PORTLAND, MAINE — HFF has brokered the sale of a hotel development site at the former Rufus Deering Lumber Co. in Portland. The sales price was not disclosed. The planned six-story, 112,439-square-foot, Aloft-branded hotel will feature 155 rooms as well as restaurants, meeting space and a fitness center. The property’s location in downtown Portland is adjacent to the historic Old Port and Waterfront districts of the city and within walking distance of numerous restaurants, art galleries and retail shops. The former Rufus Deering Lumber Co. property is being redeveloped into a 469,153-square-foot mixed-use project called Hobson’s Landing that will include 203 residential units, 25,000 square feet of retail space, 155 hotel rooms and 313 parking spaces. Denny Meikleham, Alan Suzuki and Matthew Enright of HFF represented the seller, Reger Dasco Properties, in the transaction. The buyer and developer was Norwich Partners.

Bedrock, Shinola Open World’s First Shinola Hotel in Detroit

DETROIT — Bedrock and Shinola have opened the world’s first Shinola Hotel in Detroit. The hotel, operated by Mac&Lo, features food and beverage offerings from NoHo Hospitality and design from Gachot Studios and Kraemer Design Group. The 129-room property is situated on the site of two restored buildings, the T.B. Rayl & Co. department store and a former Singer sewing machine store, as well as three new buildings. Onsite retail tenants include Madewell, Le Labo, Drought and Good Neighbor. Shinola Hotel is a partnership between Detroit-based watch and leather goods manufacturer Shinola and Bedrock, the real estate arm of billionaire businessman Dan Gilbert. Nightly room rates start at $195.

LMC Opens 226-Unit Smart-Home Apartment Community in Seattle

SEATTLE — LMC has opened Axle, an eight-story apartment community fully integrated with smart-home technology located at 3230 16th Ave. West in Seattle’s Interbay neighborhood. Axle, which is pursuing LEED Gold certification, features 226 smart apartments. The community’s smart homes feature an Amazon Echo integrated into a Sonos Play:1, a Ruckus access-point device for superior Wi-Fi coverage and Lutron Pico Remote for dimming lights and controlling smart-home speakers. Additionally, residents will receive a Sonos Play:1 upon move-in. All units also feature Lutron roller shades, which can be controlled through a smartphone, a Pico remote or by voice activation through Alexa. The property consists of one- and two-bedroom apartments, with den and townhome layouts available, ranging in size from 539 to 1,454 square feet. Interiors feature quartz countertops, designer lighting, high-end stainless steel appliances, hardwood-style plank flooring, full-size washers and dryers, ceramic tile tub surrounds, lighted mirrors and under-cabinet lighting. Hutton Breaks Ground on Two Retail Projects Near Raleigh

SANFORD, N.C. — Chattanooga, Tenn.-based Hutton has broken ground on two adjacent retail development projects in Sanford. One project is a 10,400-square-foot, multi-tenant building that will include retail and restaurant space. The other project is a 3,200-square-foot standalone Zips Car Wash. Hutton has already signed Jersey Mike’s, Mattress Warehouse and Sport Clips to leases at the multi-tenant building, which currently has 1,500 square feet available for lease. Sanford is located about 40 miles southwest of Raleigh.

Crow Holdings to Develop 1.1 MSF Industrial Park in South Fort Worth

FORT WORTH, TEXAS — Crow Holdings Capital-Real Estate, in partnership with Rob Riner Cos., will develop a four-building, 1.1 million-square-foot industrial park in south Fort Worth. The project represents Phase II of a larger development and will deliver a 394,000-square-foot cross-dock facility, 294,000-square-foot cross-dock facility and two 187,000-square-foot front-load facilities. Construction of all four buildings is expected to begin during the first quarter of 2019. Holt Lunsford Commercial will market the properties for lease.

JPI Begins Construction of 390-Unit Multifamily Property in Farmers Branch, Texas

FARMERS BRANCH, TEXAS — Irving-based JPI has broken ground on Jefferson East Branch, a 390-unit multifamily property in Farmers Branch, a northern suburb of Dallas. Units will feature 10-foot ceilings, balconies and washers and dryers, and amenities will include a pool, fitness center and yoga studio, a 2,400-square-foot sky lounge and dedicated office space. The first units are slated for a third-quarter 2020 delivery. Texas Capital Bank provided financing for the project. WDG Architecture, Dement Designs and Kimley-Horn and Associates collaborated as the design team.
