BORDENTOWN, N.J. — A partnership between Texas-based developer Hillwood and Atlanta-based WDG Logistics Partners will build a 179,800-square-foot speculative industrial project in the Southern New Jersey community of Bordentown. Bordentown Crossroads will feature a clear height of 36 feet, 30 dock doors and parking for 94 cars and 30 trailers. Construction is scheduled to begin at the end of summer, with completion slated for spring 2025. Newmark is marketing the property for lease.

CHICAGO — Cook County Health (CCH) has unveiled plans to build a new community health center at 467 E. 31st St. in Chicago’s Bronzeville neighborhood. Bronzeville Health Center will join CCH’s portfolio of more than a dozen community health centers located across Chicago and suburban Cook County. Anchored by CCH’s Provident Hospital, Bronzeville Health Center will offer family medicine, behavioral health and rehabilitation services, including physical therapy, occupational therapy and speech therapy. The 26,000-square-foot facility will include 44 exam rooms and a gym space for therapy services. The family medicine and behavioral health practices are moving from their existing location within Provident Hospital’s Sengstacke Health Center. The move also frees up more clinical space within Provident Hospital to allow for the expansion of hospital-based services. Patients will continue to be able to receive primary and specialty outpatient care at Sengstacke Health Center. CCH has spent more than $9 million to grow clinical services and modernize the Provident Hospital campus since 2020. The Cook County Bureau of Asset Management and CCH are investing $10 million to build out and furnish the new Bronzeville facility.

CHESTERFIELD, MO. — Brinkmann Constructors, in partnership with indiGO Auto Group, has completed a 25,000-square-foot Porsche service facility in the St. Louis suburb of Chesterfield. The project marks the first Porsche-dedicated service center in Missouri, according to Brinkmann. PGAL served as the project architect.

BERKELEY, CALIF. — Panoramic Interests has received a $30 million construction loan for The Northside, a 73-unit student housing development in Berkeley. Jordan Angel and Alex Witt of JLL secured the financing through BHI, a full-service commercial bank that operates as the U.S. division of Bank Hapoalim, on behalf of the borrower. The development site for the 451,509-square-foot project is located at 1752 Shattuck Ave. near the University of California (UC) Berkeley campus. The project is scheduled for completion in March 2026 and will rise seven stories and offer 1,210 square feet of retail space. The community will offer fully furnished units in studio, one-, two-, three- and four-bedroom configurations. The units will feature modern furnishings, large operable windows, hospital-grade ventilation, engineering soundproofing and nine-foot ceilings. Shared amenities will include a rooftop deck, secure bike storage, laundry rooms, lounges, co-working space and keyless entrances. Jordan Angel and Alex Witt of JLL Capital Market’s Debt Advisory represented the borrower in the financing.

TAYLOR, TEXAS — The City Council of Taylor, a northern suburb of Austin, has approved a proposal and economic development agreement for a $225 million data center project, according to multiple publications, including the Austin Business Journal, Taylor Press and Community Impact Newspaper. Taylor Press reports that the city council approved the proposal during its meeting on Aug. 8, voting unanimously to grant tax rebates to Austin-based data center owner-operator BPP Projects. Taylor Press also reports that the project will be developed on 52 acres of city-owned land, and that construction will be carried out in three phases, each of which will deliver 45,000 square feet of space. Construction could begin as soon as next summer. Community Impact Newspaper reports that the city council approved a 10-year, 50 percent tax rebate for each phase of construction on the data center. In addition, the outlet states that BPP will also receive a 50 percent rebate on the local use tax collected on materials used during construction. LEXINGTON, S.C. — Lexington Land Development Co., a locally based developer led by NAI Columbia shareholders Ben Kelly and Patrick Chambers, has broken ground on Platt Springs Crossing, a $65 million mixed-use development in the Columbia suburb of Lexington. Located on 57 acres at 5400 and 5470 Platt Springs Road, the project will comprise a Lowes Foods grocery store, 10,000 square feet of inline retail space, 13 retail outparcels and 142 residential townhouses. In addition to the Lowes Foods anchor, confirmed tenants include Chipotle Mexican Grill (which began construction earlier this summer), Panda Express, Whataburger, Harbor Freight Tools, Heartland Dental, WellStreet Urgent Care, Big Blue Marble Academy, Planet Fitness and Tidal Wave Car Wash. The Lowes Foods grocery store is anticipated to open in third-quarter 2025, as well as the first swath of townhomes. Some of the outparcel retailers will open as early as first-quarter 2025. Site work for the townhomes will begin next month. NAI Columbia is leasing the remaining available space at Platt Springs Crossing on behalf of Lexington Land Development.

GILBERT, ARIZ. — Seefried Industrial Properties, with development partner MDH Partners, has acquired a 5.1-acre site in Gilbert, approximately 20 miles southeast of Phoenix. The developers plan to build an industrial property named Fiesta Tech Center on the land. Construction is slated to begin in third-quarter 2024, with delivery expected in second-quarter 2025. Located at 1352 N. Fiesta Blvd., Fiesta Tech Center will feature 59,723 square feet of industrial space. The facility will offer 28-foot clear heights, 19 dock-high doors, four grade-level doors and 78 parking stalls within a secure, fenced site. The building will be able to accommodate tenants with space requirements ranging from 14,930 square feet to 59,723 square feet. The project team includes DLR Group as architect, Cole Engineering as civil engineer and Alcorn Construction as general contractor. Mike Peter of CBRE will oversee leasing and marketing for the property.

CHICAGO — Skender has completed a gut renovation on Chicago Public Media’s studio space located at 848 E. Grand Ave. on Chicago’s Navy Pier. The 7,600-square-foot studio space serves both WBEZ and the Chicago Sun-Times. The original broadcast studios dated back to 1995. The project involved the addition of custom soundproof windows between studios, soundproof editing booths, acoustic wall panels, mobile sound diffusers, millwork and graphics. Skender built out four two-person edit booths, two anchor studios, a talk studio, back-up on-air and production studio, dedicated production studio, audio/visual studio and an on-air music studio. The project team included architect V Three Studios and engineer Syska Hennessy Group.

Cleveland Browns Brook Park Proposal

CLEVELAND — The Cleveland Browns NFL franchise owner Haslam Sports Group has released renderings and development plans for a new $2.4 billion stadium in the suburb of Brook Park, near Cleveland Hopkins International Airport. The proposal comes on the heels of the City of Cleveland releasing its plan to fund $461 million in renovations to the current lakeside stadium, which has been the Browns’ home for 24 years. Haslam Sports Group is seeking a 50/50 split between its own funding and public financing, regardless of whether it elects to build a new stadium or renovate its existing home. This means the team would seek $1.2 billion in public funding were it to seek a new stadium in the suburbs. The team has not disclosed any plans on how to achieve either the private or public funding for that project. The Browns in particular want an indoor stadium for the notoriously cold and snowy area, and putting a dome on the existing venue is not possible due to flight-path issues from the city’s airport. RALEIGH, N.C. — Construction is underway on Hub Raleigh, a 2,195-bed student housing development located at 111 Cox Ave. near the North Carolina State University (NC State) campus in Raleigh. The nearly 1 million-square-foot project is being developed by a joint venture between Core Spaces and TPG Real Estate and is scheduled for completion ahead of the 2026-2027 academic year. The 12-story building will offer a mix of studio through four-bedroom, fully furnished units. The property will feature over 40,000 square feet of indoor and outdoor amenity space, including a resort-style swimming pool and hot tub, fitness center, fire pit, outdoor kitchen and grilling area, clubhouse and coworking space. The community will also include a 558-stall parking garage. TSB Capital Advisors acted as financial advisor to Core Spaces and TPG Real Estate on the joint venture and construction financing, which was provided by Pacific Life Insurance Co. PC Treehouse Construction, a partnership between Power Construction and Core Spaces, is serving as general contractor for the project. The design team includes architect Antunovich Associates, interior designer Harken and Core Spaces’ in-house team.
