CLAYTON, MO. — Koplar Properties, Homebase Partners, Eagle Realty and Concord Hospitality Enterprises have opened the AC Hotel Clayton in the St. Louis suburb of Clayton. The $50 million project rises 11 stories with 207 rooms. The property features the AC Lounge and AC Kitchen along with High Bar Clayton, the area’s first rooftop bar. Concord Hospitality Enterprises manages the property. The project was built on the site of the former headquarters of the Clayton Police Department at 227 S. Central Ave. The city began seeking a way to repurpose the site in 2011. The hotel was proposed in 2018, and Midas Construction broke ground on the property in September 2022. Designed by DLR Group, the property features a fitness center and 3,000 square feet of top-floor meeting space.

CHASKA, MINN. — Trident Development is set to open The Plaza at Hazeltine on Wednesday, Oct. 30. The four-story, 112-unit apartment complex is located at 1130 Hazeltine Blvd. in the Minneapolis suburb of Chaska. Amenities include an outdoor patio, walking trails, children’s play area, putting green, dog park, pet wash, community room, coffee bar, package room, fitness room, golf simulator and rooftop patio. The property is situated near a retail area with Kohl’s, McDonald’s, Aldi, Chipotle and Starbucks. Lyon Contracting was the general contractor, and Village Green is the property manager. Residents can now receive 1.5 months of free rent, according to the property’s website. Monthly rents start at $1,334 for one-bedroom units.

NEW YORK CITY — Rabina, along with general contractor Suffolk Construction, has topped out 520 Fifth Avenue, an approximately 1,000-foot-tall high-rise development situated at the intersection of Fifth Avenue and West 43rd Street in the Midtown neighborhood of Manhattan. Once completed in 2025, the tower will rise 88 stories and feature 100 condominiums and 25 floors of office space, as well as a social club called Moss. In March 2022, Rabina secured $540 million in construction financing for 520 Fifth Avenue that comprised a $410 million senior loan from Bank OZK and $130 million in mezzanine financing from Carlyle. The residential component of the project is called Five Twenty Fifth Residences. Condos will come in one- through four-bedroom layouts. Residents will have access to amenities such as a library, game room with billiards, private dining rooms and a solarium. Seventy percent of the condos have already been sold since sales launched in April. The mixed-use tower will also offer office space from floors 10 to 34. Office spaces will range from 500 to 12,000 square feet and feature 12-foot tall ceilings, private terraces and open-air covered corridors. The office component has been dubbed 520 Offices. SAN MARCOS, TEXAS — Oklahoma City-based developer Olive Co. has broken ground on a 343,729-square-foot industrial project in San Marcos, located roughly midway between Austin and San Antonio, that represents Phase I of a 100-acre development known as McCarty Park. Phase I will comprise three rear-load buildings on 48.6 acres that will range in size from 94,648 to 127,480 square feet and feature 28- to 32-foot clear heights. Completion is slated for late 2025. CBRE is marketing the property for lease.

PEARLAND, TEXAS — Locally based developer Sueba USA has completed Ivy Lofts, a 335-unit apartment community in the southern Houston suburb of Pearland. The property offers studio, one-, two- and three-bedroom floor plans ranging in size from 480 to 1,280 square feet. Amenities include a pool, fitness center, coffee bar, multimedia center, catering kitchen and package lockers, as well as 10,707 square feet of retail space. Rents start at $1,275 per month for a studio apartment. Construction began in December 2022.

MANOR, TEXAS — Grocer H-E-B will open a 101,000-square-foot store in Manor, an eastern suburb of Austin. The store will feature pharmacy pick-up spaces, a curbside service area, seven-pump fuel station and a car wash. Construction is underway, and the opening is scheduled for late 2025. The San Antonio-based grocer operates about 435 stores throughout Texas and Mexico.

STOUGHTON, MASS. — Brookfield Properties is underway on construction of Stoughton Logistics Park, an 880,085-square-foot industrial project located on the southern outskirts of Boston. The 65-acre site at 45 Maple St. is a former quarry that is being redeveloped into a logistics campus with three buildings. Those buildings, one of which is already complete, range in size from 189,470 to 411,930 square feet. Buildings will feature clear heights of 36 to 42 feet, and the site also offers 6.9 acres for outdoor trailer parking/storage space. CBRE has been tapped as the leasing agent. The second and third buildings are scheduled for third-quarter 2025 deliveries.

PARSIPPANY, N.J. — Link Logistics will undertake a 123,000-square-foot industrial redevelopment project in the Northern New Jersey community of Parsippany. According to Parsippany Focus, the 10.4-acre site at 2 Hilton Court was previously home to Japanese pharmaceutical company Daiichi Sankyo, which vacated the premises in 2016 but continued paying the lease through 2022. Marc Duval, Jose Cruz, Jordan Avanzato, Nicholas Stefans and Jason Lundy of JLL brokered the land sale. The seller was not disclosed, but the local publication also reports that Onyx Equities purchased the property in 2020.

SADDLE RIVER, N.J. — Saddle River Day School, which is located near the New York-New Jersey border and serves students in grades prekindergarten through 12, is planning a new, 32,000-square-foot science and entrepreneurship facility. The building will house 13 classrooms, five small group instruction rooms, including three specialty learning spaces and four science labs, as well as faculty offices, an upperschool commons, social spaces and a new admissions center. DIGroup Architecture has been tapped to design the project. A general contractor has not yet been named.

MIAMI — Swire Properties has announced 11 new tenants as part of the North Block expansion at Brickell City Centre, a mixed-use development located at 701 S. Miami Ave. in Miami’s Brickell district. The new deals total 65,800 square feet and feature a mix of recent openings and openings for later this year and 2025. The new tenants joining Brickell City Centre include an anchor store for H&M (open); Black Tap Craft Burgers & Beer (open); FP Movement; 7 For All Mankind (open); Anthropologie; John Varvatos; Lacoste; Marc Jacobs; Nespresso; Mango; and Aritzia. Brickell City Centre is a $1 billion, 4.9 million-square-foot mixed-use development comprising two residential towers, two mid-rise office buildings, the EAST Miami hotel and 500,000 square feet of retail and restaurants.
