Geis Underway on $200M Manufacturing Facility for Viega in Shalersville, Ohio

SHALERSVILLE, OHIO — Geis Development is underway on the construction of a new 220,000-square-foot manufacturing facility for Viega in Shalersville, about 40 miles southeast of Cleveland. Viega works in press technology for metal pipe fittings and valves. The project is situated within Geis’ Turnpike Commerce Center. Construction began in November and is slated for completion in early 2025. The 80-acre parcel and construction of the new plant represent an investment of approximately $200 million in Ohio. Geis is collaborating with Viega’s design team to ensure that the project aligns with Viega’s sustainability goals, which include reducing the carbon emissions associated with importing products by manufacturing more items in the U.S. The new facility will be completely carbon neutral from the start, supporting the company’s long-term goal of achieving net-zero carbon emissions for all its plants by 2035.

Keystone Construction Completes Two Corporate Headquarters Properties in Suburban St. Louis

CHESTERFIELD AND O’FALLON, MO. — Keystone Construction Co. has completed the corporate headquarters for both Tubular USA and SourceOne Solutions LLC in suburban St. Louis. Tubular USA, a supplier of in-line galvanized pipe and tubing, now occupies a 131,000-square-foot facility in Chesterfield that replaces two existing buildings in Weldon Spring. The project, situated within Spirit Valley Business Park, features offices, steel fabrication, warehouse space and room for future growth. Tubular’s steel products are integrated into the building’s architectural design. The project team included Gray Design Group, Stock & Associates Consulting Engineers Inc. and Knapp Engineering. The 37,500-square-foot headquarters for SourceOne Solutions is situated on a 6.4-acre site in O’Fallon. The company is involved with the design, construction, maintenance and renovation of commercial lighting solutions. The new facility was designed and constructed to allow for multiple expansions in the future. In addition to warehousing and manufacturing space, the property features 6,500 square feet of office space with a covered entry and patio, executive offices, training and conference rooms, open workstations and a café. The project team included Gray Design Group, Knapp Engineering and Civil & Environmental Consultants.

Lincoln Property Co. Opens Port of Vancouver Office, Retail Development in Southern Washington

VANCOUVER, WASH. — Lincoln Property Co. (LPC) has opened Port of Vancouver USA Terminal 1, an office and retail development in southern Washington. The two-building complex is located in the city’s waterfront district and features 366,000 square feet of Class A office space, 12,000 square feet of ground-floor retail space and commercial amenities. The office component of the project will house the new global headquarters for ZoomInfo, an artificial intelligence platform provider based in Vancouver. Four years ago, the Port of Vancouver USA selected LPC to develop the site on port land along the Columbia River in one of two master-planned communities that are transforming the waterfront into a live-work-play neighborhood. The waterfront district is situated in the city’s urban core with convenient access to highways, public transit and Portland, Ore. The Terminal 1 development features 10- and nine-story buildings, a rooftop deck and 10,000 square feet of landscaped green spaces and outdoor seating that will be open to the public. Parking will be available on nights and weekends. The development team is also targeting LEED Gold certification. Partnership Begins Leasing 43-Story Multifamily Building in Downtown Austin

AUSTIN, TEXAS — A partnership between High Street Residential, MSD Partners and River Street Partners has begun leasing 700 River, a 43-story apartment tower in Austin’s Rainey Street District. The 500-foot building houses 377 units in a mix of studio to three-bedroom residences, as well as several penthouses and 3,400 square feet of retail space. In addition, 700 River features more than 30,000 square feet of indoor and outdoor amenity space. HKS is the project architect, and DPR Construction is the general contractor. Construction began in fall 2022, and the topping out occurred earlier this year. Rents start at roughly $3,000 per month for a studio apartment.

WinnCos. Completes $39.2M Multifamily Adaptive Reuse Project in Lawrence, Massachusetts

LAWRENCE, MASS. — Developer WinnCos. has completed Stone Mill Lofts, a $39.2 million multifamily adaptive reuse project in Lawrence, a northern suburb of Boston. The project converted a 179-year-old structure that originally housed a stone mill into a complex with one-, two- and three-bedroom units. Of the 86 units, 11 are reserved for households earning 30 percent or less of the area median income (AMI); 58 are reserved for renters earning up to 60 percent of AMI; and the other 17 are to be rented at market rates. Amenities include a resident lounge and kitchen, billiards room, fitness center, children’s playroom, resident storage lockers, work-from-home pods, package room and a historic mill exhibit room. MassHousing provided $25.9 million in financing for the project.

Techbilt Cos. Breaks Ground on 67,714 SF Creative Flex Campus in Carlsbad, California

CARLSBAD, CALIF. — The Techbilt Cos., an owner and developer, has broken ground on Evolve, a three-building creative flex campus within a 600-acre master-planned development in Carlsbad. Evolve is the first of three new developments that Techbilt Cos. will bring to the Carlsbad market within the next two years. Evolve will include a 17,419-square-foot Building A, a 20,330-square-foot Building B and a 29,965-square-foot Building C. The buildings will offer clear heights of 28 feet, glass sectional roll-up doors, ample natural light, clean air/electric vehicle parking and bike storage. The project is designed to be divided for up to eight tenants and allows for each space to have its own shaded private patio/outdoor space and lunch area directly adjacent to the space. Cushman & Wakefield’s Conor Boyle and Tyler Stemley, along with the Cuthbert Industrial Team at Colliers, are handling leasing efforts for the project.

TCB Delivers 92-Unit Mixed-Income Multifamily Project in Jersey City

JERSEY CITY, N.J. — The Community Builders (TCB) has delivered Fairview Heights, a 92-unit mixed-income multifamily project in Jersey City. The property is located in the McGinley Square area and offers studio, one-, two- and three-bedroom units, more than half of which (50) are subject to income restrictions. Amenities include a children’s playroom, community lounge with a kitchenette and screening area, onsite laundry facilities and a fitness center. Inglese Architecture + Engineering designed the project, and Sisca Northeast Associates served as the general contractor.

Rushmark Obtains Construction Loan for 775,000 SF Industrial Development in Metro Charleston

JEDBURG, S.C. — Rushmark Properties has obtained a construction loan for the development of Berkeley Commerce Center, a 775,000-square-foot industrial park in the Charleston suburb of Jedburg. Site work is currently underway, and Rushmark plans to break ground on the first of the property’s two buildings this fall. JLL Capital Markets arranged an undisclosed amount of construction financing through United Bank for the development. The first building at Berkeley Commerce Center will span 505,440 square feet and include 2,500 square feet of office space, cross-dock configuration and 36-foot clear heights. At 267,840 square feet, the second building will feature 1,200 square feet of office space, rear-load configuration and 32-foot clear heights. Rushmark expects to deliver the first two buildings in fourth-quarter 2025. The site, which fronts I-26, has the potential for three additional buildings that would bring the development to a total of 2.6 million square feet, according to Rushmark. The project team includes architect LS3P Associates, civil engineer Thomas & Hutton and general contractor HITT Contracting. Lee Allen, Kevin Coats and Tyler Smith of JLL will lead leasing and marketing efforts.

PGA Tour Superstore to Open 34,500 SF Store in Greenville

GREENVILLE, S.C. — PGA Tour Superstore plans to open a new 34,500-square-foot store at 1117 Woodruff Road in Greenville. The new store is set to open to the public on Oct. 26. The landlord was not disclosed. The store will feature three practice and play hitting bays in a social setting, along with four additional golf simulators and a 1,161-square-foot putting green. The experiential retailer also offers club fittings and lessons from certified teaching professionals, as well as onsite club regripping and repairs. Additionally, the store will carry apparel, accessories and equipment for golf enthusiasts, as well as tennis, racquetball and pickleball gear. Golf & Tennis Pro Shop Inc., a subsidiary of AMB Sports + Entertainment, an organization owned by Atlanta Falcons and Atlanta United owner Arthur Blank, operates PGA Tour Superstore retail locations. There are 75 open and soon-to-open PGA Tour Superstore locations throughout the country, according to the property website.

Cordish Cos. Opens 135-Unit Midland Lofts Apartment Building in Kansas City’s Power & Light District

KANSAS CITY, MO. — The Cordish Cos. has opened Midland Lofts in downtown Kansas City’s Power & Light District. The 135-unit apartment building is the adaptive reuse of the former Midland Office Building, which opened in 1927, and is directly connected to the Midland Theatre. The property is more than 80 percent leased, with about half of the residents coming from outside the Kansas City metro area, according to Cordish. Amenities at the 12-story project include a coffee bar, entertainment kitchen, fitness center, coworking spaces, billiards room, club lounge, meditation room, business center, conference rooms and Luxer package locker system. Locally based architecture and design firm Helix partnered with Rosin Preservation to retain historic elements of the building, which is listed on the National Register of Historic Places. RD Jones + Associates completed the interior design of the amenity spaces. Midland Lofts features a curated collection of art that was commissioned to celebrate the artists who performed in the Midland Theatre. Cordish developed the Power & Light District, which spans nine city blocks and has included more than $9.7 billion in public and private investment over the last 15 years.
