LAWRENCE, KAN. — The Martens Companies has completed development of the 112-room Best Western hotel in Lawrence in northeastern Kansas. It is the first property developed within the mixed-use project known as The Mercato. Amenities include an indoor saltwater pool, fitness center, grilling patio and fire pits within an outdoor courtyard. The hotel also offers 840 square feet of meeting space. Steve Martens of The Martens Companies worked with his hotel development subsidiary, Hospitality Development of America, on the $14.5 million project. Another subsidiary, Hospitality Management LLC, will manage the hotel. Wichita-based Conco Construction was the general contractor. Adams Architecture and Spangenberg Phillips Tice Architecture provided architectural design services. Landplan Engineering handled site and engineering design.

DOWNERS GROVE, ILL. — J.C. Anderson has completed an office renovation and reconfiguration for Northwestern Mutual in Downers Grove. The firm relocated from another floor within the same building to occupy a tailored 22,000-square-foot space. Construction included the addition of new private offices, open workspace and meeting areas, as well as modern finishes and amenities throughout. J.C. Anderson’s Joe Maguire oversaw the construction team, which included Mike Ruffolo as project manager and Gary Kuechler as superintendent. Whitney provided the architectural services and Avison Young represented Northwestern Mutual in lease negotiations. Hamilton Partners owns the property, Esplanade IV.
COVINGTON, LA. — Copperstill Marketplace, a neighborhood shopping center, has opened in at the intersection of Highway 1007 and Highway 1085 in Covington. Gulf States Real Estate built the shops, Byron Talbot Construction performed the site work package and BETCO Construction built the anchor tenant space. A 43,320-square-foot Rouses Market anchors the 60,000-square-foot retail center. Additional tenants include In & Out Urgent Care, H2K Nail Salon and Wow Café. Heritage Bank has purchased the corner outparcel and plans to develop a retail building with space for a bank branch and other tenants.
FORNEY, TEXAS — Goodyear Tire Co. will open a 1.2 million-square-foot warehouse and distribution center in Forney, a city located about 20 miles east of Dallas, according to a recent announcement from the Forney City Council. The property will be situated on 102 acres at the corner of South Gateway Boulevard and U.S. Highway 80. According to local media sources, a developer for the project, which is expected to create up to 160 new jobs, has not yet been named.
TEXAS CITY, TEXAS — Houston-based Land Tejas Development will build a 70-acre entertainment destination within Lago Mar, a 2,033-acre master-planned community in the Galveston suburb of Texas City. The project will deliver a resort complex, as well as condos, townhomes and 250,000 square feet of retail and restaurant space. Completion of Phase I of the project is slated for early 2020. Trez Capital is providing project financing.
KENT, WASH. — Terreno Realty Corp. has acquired an industrial property, currently under construction at 8615 S. 192nd St. in Kent, for $12.4 million. The name of the seller was not released. Situated on 12.7 acres, the 220,000-square-foot, rear-load industrial distribution facility is slated for completion by the end of 2019. The property will feature 47 dock-high and two grade-level loading positions, 36-foot clear heights, and parking for 137 cars and 30 trailers. The estimated stabilized cap rate of the property is 5.6 percent and the total expected investment is $33.9 million.
COLORADO SPRINGS, COLO. — Evergreen Devco has broken ground for a Starbucks Coffee property located at 2457 N. Marksheffel Road in Colorado Springs. Situated within Claremont Ranch Marketplace, the 2,200-square-foot, single-tenant building will feature a drive-thru lane. The coffee shop is expected to open in early 2019. Denver-based G3 Architecture designed the property, while Longmont-based Golden Triangle Construction is serving as contractor for the project.
ST. LOUIS — Pinnacle Contracting Inc. has been selected by St. Louis-based developer Pier Property Group to complete the $9 million historic renovation and conversion of the Steelcote Manufacturing Co. paint factory in St. Louis. Pinnacle will transform the 42,000-square-foot property into 33 apartment units. The original five-story building will house 31 units. A second adjoining structure will house the leasing office and bike storage. A third building will be home to two additional units. Steelcote, a rubber enamel coating company, opened the building in 1922. The facility has been vacant since 2006. Architect Trivers Associates and structural engineer KPFF Consulting Engineers make up the project team. Completion is slated for spring 2019.
WEST COUNTY, MO. — Midas Hospitality has opened a dual-branded Residence Inn and Courtyard by Marriott in West County near St Louis. Midas will manage both the 101-room Residence Inn and the 110-room Courtyard by Marriott. The four-story, 136,000-square-foot hotel is located at the intersection of Manchester Road and I-270. Developer Commercial Development Co. Inc. will own the property. MC Hotel Construction built the hotel. Amenities include a fitness center, indoor pool, meeting rooms and outdoor gathering space. The Courtyard Bistro features a variety of dining options.
LINCOLNSHIRE, ILL. — Heathrow Scientific has signed a build-to-suit agreement with a private developer for a 186,616-square-foot industrial property in Lincolnshire. The building will be situated on 10 acres and will include 25,000 square feet of office space, a clear height of 36 feet and 14 exterior docks. Heathrow Scientific, a manufacturer of lab equipment, is slated to take occupancy in April 2019. Brett Kroner, Keith Puritz and Eric Fischer of Cushman & Wakefield represented Heathrow in the transaction. The team is also marketing the remaining 68,589 square feet for lease.
