SEATTLE — Norris, Beggs & Simpson Financial Services (NBS Financial) has secured $21 million in financing for the development of Ivy Apartments in Seattle. Mike Wood and Colin Ceithaml of NBS Financial represented the borrower, Interbay Apts LLC, in the financing. State Farm Life Insurance provided the fixed-rate construction/perm loan, which is structured with a 12-year term and a 30-year amortization. Upon completion, Ivy Apartments will bring 93 residential units to Seattle’s Interbay submarket. The seven-story 82,965-square-foot building will feature 47 parking stalls and 23 storage units. Construction is slated to begin in November.

WEST CHICAGO, ILL. — The DuPage Airport Authority (DAA) has secured three new tenants for its 800-acre DuPage Business Center in West Chicago. Suncast Corp., a custom wood structures and resin products manufacturer, signed a long-term agreement with developer Pritzker Realty Group to lease a 782,000-square-foot facility. The $4.9 million development will enable Suncast to consolidate its Batavia and Montgomery locations into a new warehouse spanning 40 acres. Norix Group Inc., a manufacturer of contract furniture designed for continuous-use environments, signed a $2.7 million agreement to build a new 200,000-square-foot headquarters on 22 acres. Soltys Design Build LLC is serving as the general contractor. Lastly, Greco and Sons Inc., an Italian foods distribution company, signed a $6.2 million agreement to build a new food processing and warehouse center. The DuPage Business Center is one of three entities owned and operated by the DAA. NAI Hiffman is marketing the property for lease. The property is on track for 70 percent occupancy in 2019.

PHILADELPHIA — RAL Development Services has broken ground on 1300 Fairmount, a 14-story, 624,575-square-foot mixed-use property in Philadelphia. The project will include 478 apartment units as well as 58,759 square feet of retail space. Cope Linder Associates is serving as designer on 1300 Fairmont. RAL Development is the developer. Nobel Learning Communities Inc., a national network of 200 private schools throughout the country, has pre-leased 12,488 square feet at the property and plans to open a Chesterbrook Academy Preschool there. Supermarket chain Aldi has also pre-leased 25,427 square feet of space.

INDIAN LAND, S.C. — Chattanooga-based Hutton has completed Promenade at Carolina Reserve, a regional shopping center located at the corner of U.S. 521 and Jim Wilson Road in Indian Land, a suburb of Charlotte in South Carolina. The $60 million property spans 258,000 square feet of retail space. Promenade at Carolina Reserve’s tenant roster includes Burlington, Hobby Lobby, Ross Dress for Less, T.J. Maxx, HomeGoods, UltaBeauty, Five Below, Rack Room Shoes, Dollar Tree, Kirkland’s, Hibbett Sports, Petco, Express Oil Change, Starbucks Coffee, Panera Bread, Chili’s Bar & Grill, Verizon Wireless, Jimmy John’s Gourmet Sandwiches, Le Peep, Habit Burger Grill and Heartland Dental. Additionally, an Aldi grocery store is scheduled to open in 2020, and the center has additional outparcels available for ground lease or built-to-suit. The development team, which is led by Hutton’s Brad Combs and includes general contractor Berry Hutton Construction, is hosting a public grand opening ceremony and ribbon-cutting event on Tuesday, Oct. 16.

Bainbridge-St-Johns-Jacksonville-FL

JACKSONVILLE, FLA. — A joint venture between PCCP and The Bainbridge Cos. is developing Bainbridge St. Johns Town Center, a Class A multifamily property in southeast Jacksonville’s Southside submarket. The partnership recently acquired a 17.3-acre parcel for the development. Situated on a wooded site with a four-acre lake and adjacent golf course and nature trail, Bainbridge St. Johns Town Center will feature 276 market-rate apartments across 10 three-story buildings. The unit breakdown is 102 one-bedroom, 138 two-bedroom and 36 three-bedroom floorplans. Additionally, the community will feature 442 surface parking spaces and 36 detached garages. This is PCCP’s first transaction with Bainbridge, a full-service estate company that develops, owns and manages multifamily communities across the eastern United States.

CARSON, CALIF. — Affirmed Housing has opened Bella Vita, a 65-unit affordable seniors housing community in Carson, located approximately 15 miles south of downtown Los Angeles. The $25 million project also features 15,150 square feet of amenities, 62 parking spaces and 3,000 square feet of commercial space on its 1.2-acre plot. Units are reserved for seniors earning between 30 percent and 60 percent of the area median income. Design and development partners include the City of Carson, Withee Malcolm Architects, HA Builder Group, Nexus for Affordable Housing, Fuscoe Engineering and IVY Landscape Architects. Financial partners include Raymond James, US Bank and California Community Reinvestment Corp. Solari Enterprises manages the property and EngAge provides on-site services for the residents. Affirmed Housing is a San Diego-based affordable housing developer.

Orange-Coast-College-Costa-Mesa-CA

COSTA MESA, CALIF. — Servitas and Orange Coast College (OCC) are set to break ground on an 814-bed residence hall at the college’s campus in Costa Mesa. The project site is structured around a ground lease on campus land by a public-private partnership with National Campus and Community Development Corp. This structure allows for tax-exempt debt financing with no recourse to the college, district or taxpayers. The apartment-style community is set to open in August 2020. “We are very pleased with this partnership between Servitas and OCC,” says Angel Rivera, vice president of real estate development at Servitas. “It offers students a cost-efficient and convenient housing community that integrates seamlessly with the campus.” The design-build team includes HPI Architecture, MVE Architects and construction firm Moss. George K. Baum & Co. provided the bond underwriting, and The Scion Group will manage the project in close collaboration with the college.

LAKEWOOD, COLO. — The Ridge Senior Living has completed vertical construction of The Ridge at Pinehurst, an 18-acre independent living, assisted living and memory care community in the first-ring Denver suburb of Lakewood. Development costs are estimated at $150 million for the project. When completed, the community will offer 222 independent living units, 96 assisted living units and 42 memory care units. Construction is scheduled for completion in fall 2019. The community will offer residents views of the Rocky Mountains, Marston Lake and downtown Denver, as well as a number of amenities including an on-site health and wellness center. The Ridge partnered with Denver-based companies Shaw Construction and Lantz-Boggio Architects to execute the project. The Ridge Senior Living is a developer with two existing communities in the Salt Lake City area. The new development will be its first expansion outside Utah.

GEORGETOWN, TEXAS — Austin-based CSW Development has broken ground on Wolf Crossing, a 250,000-square-foot mixed-use center located at the junction of Interstate 35 and State Highway 29 in Georgetown, a northern suburb of Austin. Situated on 42 acres, the center will house a grocery store, several restaurants, neighborhood-service retailers, medical facilities and a hotel. Openings are slated for fall 2019. JLL is handling leasing and marketing of the center, prospective tenants of which include Verizon, P. Terry’s, Jason’s Deli and Salons by JC.

CRESTWOOD, MO. — Architectural firm Remiger Design has unveiled a master plan for the redevelopment of the former Crestwood Mall in suburban St. Louis. Remiger is working with Chris Cedergreen, a commercial real estate design advisor. Plans call for more than 794,000 square feet of retail, office and residential space. The retail portion will feature 160,000 square feet, including a pharmacy, four outlots and a cinema. The office portion will include 240,000 square feet of office and medical space. The residential component will feature a four-story building with amenities such as a fitness room, pool and outdoor meeting area. Plans call for nearly 3,000 parking spaces. Known as Crestwood City Center, the development will connect to Grant’s Trail, a greenway. Crestwood Mall, which once housed more than 100 retailers in 1 million square feet, closed in September 2013. Owner UrbanStreet Group has completed the environmental remediation and demolition of the mall. Walpert Properties Inc. is the project developer. HBD is the general contractor. Pam Hinds and Christopher Zoellner of Balke Brown Transwestern will market the office and retail portions for lease. The target date for completion of the office portion is January 2020.
