METHUEN, MASS. — Sunshine Retirement Living has broken ground on The Woods at Merrimack, a 140-unit seniors housing community in Methuen, approximately 30 miles north of Boston along the New Hampshire border. The 140,000-square-foot community will sit on 8.7 acres. Locke Mansion, built in 1913 on the site, will be preserved as part of the project. The development is scheduled to open in fall 2019. Partners on the project include Buildable Sites Development LLC and New Hampshire-based JSA Architects Interior Planners. Sunshine operates 20 seniors housing communities throughout the country.

CAMBRIDGE, MASS. — Nauset Construction has broken ground on St. James Place, a transit-oriented, mixed-use development in the Porter Square neighborhood of Cambridge. Acorn Holdings LLC is developing the project, which is located at 2013 Massachusetts Ave. The development will include 46 condominiums, 2,000 square feet of retail space and a new parish hall for the St. James Episcopal Church. Architectural firm Dumont, Janks, Goldberg, Reed LLC designed the condominium complex.

FRANKLIN PARK, ILL. — Morgan/Harbour Construction has completed two speculative warehouses on behalf of CenterPoint Properties at CenterPoint Logistics Center O’Hare in Franklin Park. One of the buildings totals 225,891 square feet and features a clear height of 32 feet, 50 exterior docks and parking for 68 trailers. The other building totals 333,696 square feet and features a clear height of 36 feet, 92 exterior docks and parking for 76 trailers. Cornerstone Architects provided architectural services, while Spaceco Inc. was the civil engineer. James Estus of Colliers International is marketing the properties for lease.

HOUSTON — Trammell Crow Co. (TCC) has broken ground on a new, 519,224-square-foot distribution center in Houston for international supplier Plastic Bagging & Packaging Inc. The Class A, rail-served facility, which will ultimately be capable of processing up to 70 tons of resin per hour, will be located within Cedar Port Industrial Park on the city’s east side. Building features will include 32-foot clear heights, 60-foot speed bays and 8,000 square feet of office space. E.E. Reed is serving as general contractor for the project, which is slated for a summer 2019 completion.

AUSTIN, TEXAS — Fort Worth-based Civitas Senior Living plans to open Double Creek Assisted Living and Memory Care in Round Rock and Tech Ridge Oaks Assisted Living and Memory Care in North Austin. These two communities, which offer 92 and 86 units, respectively, are the result of a partnership between Civitas Senior Living and Senior by Design. Civitas acquired the properties in July. Each community offers dining options, a beauty salon, theater, therapy gym, landscaped courtyards and daily activities to promote engagement and encourage social interaction. Civitas plans to open Double Creek on Oct. 25 and Tech Ridge Oaks on Nov. 8.

HOUSTON — Coca-Cola Southwest Beverages (CCSWB), a Dallas-based subsidiary of Mexican Coca-Cola bottler Arca Continental, is breaking ground today on its new $250 million production and distribution facility in Houston. The new facility will be the first new Coca-Cola plant built in the United States in a decade. Situated within Pinto Business Park, the 1 million-square-foot facility will include manufacturing with five new production lines, distribution, warehouse and sales. Pinto Business Park is a Hines-owned campus spanning 971 acres in northwest Houston. “Coca-Cola has been a part of the greater Houston community for more than 100 years,” says Mark Schortman, president and CEO of CCSWB. “Since opening our first facility in 1902, consumer dynamics have changed and the population in the Houston metro area has increased tremendously. The property is situated on 40 acres at the corner of Lebanon Road and the Dallas North Tollway. The center will offer ambulatory care services, physical and occupational therapy services and outdoor amenities such as walking and running trails and a playground.

ARLINGTON HEIGHTS, ILL. — McShane Construction Co. has completed Parkview Apartments in downtown Arlington Heights, a northwest suburb of Chicago. The seven-story, 45-unit apartment project is situated at the southwest corner of Dunton Avenue and Eastman Street. Residences are located on the upper five floors of the property, while the second floor and a portion of the first floor consist of secured parking for 58 vehicles. The remaining 1,314 square feet on the first floor serve as retail space. Tinaglia Architects designed the property and UP Development was the developer.

HOUSTON — Stonelake Capital Partners, a real estate private equity firm with offices in Dallas, Houston and Austin, will build a 200,000-square-foot speculative office project located at 4200 Westheimer Road in the River Oaks/Highland Village area of Houston. Stonelake expects to break ground on the 15-story, Class A property, which is part of Phase III of the company’s Park Place | River Oaks mixed-use development, in January 2019. The office space is expected to be available for occupancy in spring 2020. Colvill Office Properties is marketing and leasing the asset.

KIHEI, HAWAII — Hunt Capital Partners, in partnership with Urban Housing Communities (UHC), has closed $26 million in federal low-income housing tax credit (LIHTC) equity and $12.9 million in Hawaii state tax credit equity financing for the construction of Kaiwahine Village in Kihei. This is the fourth partnership in Hawaii for Hunt Capital Partners and UHC. Located on the island of Maui, Kaiwahine Village will feature 118 affordable housing units for families earning up to 30, 40 and 60 percent of the area median income. The property will provide two- and three-bedroom units, as well as two employee units. On-site amenities include central laundry facilities, recreation areas, a clubhouse, courtyard and par course. Additionally, Ikaika Ohana, a non-profit managing general partner, will sponsor social and education programs at the community or at surrounding schools and community centers. The $62.8 million project is slated for completion in early 2020. Urban Housing Communities is developing the property, Moss & Associates is serving as the master contractor, Design Partners Inc. is the architect, and Big Island Housing Foundation is the property management agent.
