ATLANTA — Phoenix-based Alliance Residential Co. has opened Broadstone Yards, a 251-unit apartment community located at 1084 Howell Mill Road N.W. in Atlanta’s West Midtown district. The community includes a mix of studio, one- and two-bedroom units with stainless steel appliances, gas-powered stoves, French-door refrigerators and built-in wine coolers in select units. Community amenities include coworking space; a conference room with video capability; fitness center with a Peloton bike, climbing rope and peg boards; bike storage with repair station; rooftop lounge with bar; outdoor TV, games and grills; resort-style, saltwater pool; dog spa; and a courtyard with a fire pit and fountain. Monthly rental rates range from $1,485 for a studio to $2,610 for a two-bedroom.

ATLANTA — Atlanta-based Paces Properties has signed Three Taverns Brewery to its Atlanta Dairies redevelopment, a planned mixed-use project in East Atlanta’s Reynoldstown neighborhood. The new brewery, dubbed Imaginarium, is set to open in summer 2019. The new location is an extension of Three Tavern’s flagship brewery in nearby Decatur. Imaginarium will serve four to five of Three Tavern’s core beers on tap, as well as a rotating list of 20 to 25 experimental beers. New brews will include juicy and hazy India Pale Ales (IPAs) and, in keeping with the Dairies theme, craft styles like milk stouts, fruit and cream sours and milkshake IPAs. Square Feet Studios is designing the new space, which will draw inspiration from laboratories and apothecaries of centuries’ past. Three Taverns will join other announced tenants at Atlanta Dairies including a café from THRIVE Farmers, Collier’s Department Store, a music venue with a rooftop bar and a diner and barbecue restaurant, The Atlanta Journal-Constitution reports. The project will also feature The Yard, a one-acre outdoor gathering area. The Atlanta Dairies redevelopment is expected to open in spring 2019.
ST. LOUIS — Developer Propper Construction Services has completed the 1400 Russell Apartments in the Soulard neighborhood of St. Louis. The 130-unit apartment property is located on the site of a former warehouse. Amenities include a rooftop pool, lounge, courtyard, fitness center, business center and concierge services. Monthly rents range from $965 to $3,070. More than 40 percent of the units are leased. Trivers Associates Architects designed the property and Paric Corp. was the general contractor.
TEMPE, ARIZ., AND CORVALLIS, ORE. — Providence, R.I.-based Gilbane Development Co. has announced the launch of two new developments in Arizona and Oregon as part of five recently announced projects across the United States. The five properties total over 3,500 beds, with project costs valued at more than $400 million. In Tempe, Ariz., Gilbane is developing Alor, a three-building, purpose-built student housing and market-rate/workforce housing property. Situated 1,000 feet from Arizona State University’s Tempe campus, the property will feature 946 student beds and 64 units of market-rate/workforce apartments, as well as 12,000 square feet of retail space and a structured parking garage. On-site amenities will include a rooftop swimming pool; courtyard swimming pool; 25,000-square-foot rooftop amenity deck and sky lounge; 6,000-square-foot open-air fitness center with cardio, full weights and a fitness/yoga center; outdoor courtyards with fire pits and cabanas; spa; central clubhouse; 24-hour study lounges; game rooms; and a computer lab. Adjacent to the southeast corner of Oregon State University’s campus in Corvallis, Ore., Gilbane’s Sierra will feature 228 student housing units, a heated pool, clubhouse, fitness center, game room, group study rooms, structured parking, garage and three courtyards. KANSAS CITY, MO. — The Opus Group has begun construction on a 256-unit apartment complex in the Westport neighborhood of Kansas City. The development, located at the corner of Westport Road and Broadway Boulevard, will also include 10,000 square feet of ground-level retail space. An array of amenities will feature a pool, fitness center, dog wash station, lounge areas, conference rooms and bike storage. The project is slated for completion in spring 2020. Additional project partners include Central Bank of the Midwest and CTK Real Estate.
HOFFMAN ESTATES, ILL. — Bystronic has broken ground on its new experience center and U.S. corporate headquarters in Hoffman Estates. The 162,875-square-foot facility will feature a showroom as well as serve as the hub for the company’s U.S. business operations, including sales, service, spare parts and the refurbishing of used machines. Completion is slated for summer 2019. Bystronic, a provider of solutions for the sheet metal processing business, currently operates out of Elgin. Jeff Janda and Mike Plumb of Lee & Associates represented Bystronic in the build-to-suit transaction. Conor Commercial Real Estate is the developer, McShane Construction Co. is the general contractor and Heitman Architects is the architect. COTTAGE GROVE, MINN. — Kraus-Anderson has completed the construction of Oltman Middle School in Cottage Grove. The $50 million school opened to students this month and replaces the former school in St. Paul Park. The facility can currently accommodate as many as 1,100 students in grades 6-8 with future expansion capabilities for as many as 1,450 students. Each grade level is housed in its own two-story section of the building. Designed by architects Rego + Youngquist, the 188,000-square-foot building includes new classrooms, a media center, state-of-the-art auditorium and performing arts center, pool, music suite, gym, fitness center, locker rooms, cafeteria, kitchen and administrative space.
FRISCO, TEXAS — Kansas City-based VanTrust Real Estate LLC will develop The Offices Two at Frisco Station, a 210,000-square-foot speculative office project in Frisco. Construction of the six-story building, which will be located adjacent to The Star, will begin later this month with completion slated for September 2019. Amenities will include structured parking, a fitness center, conference center and tenant lounge. HKS Inc. is serving as project architect, Manhattan Construction is the design-build contractor and Kimley Horn & Associates is the civil engineer. Cushman & Wakefield will handle marketing and leasing of the property.
TAMPA, FLA. — Bromley Cos. has unveiled plans for the first office building within the $500 million Midtown Tampa project in Tampa. The 140,000-square-foot, seven-story office building — dubbed Midtown One — will be the first of three office projects within the development. Midtown One will feature valet service, a full-service concierge and a pedestrian sky bridge connecting the building to Midtown Tampa’s retail and residential components. At full build-out, Midtown Tampa will include 1.8 million square feet of retail, residential, office, entertainment and hospitality space. Whole Foods Market will anchor the retail portion of the project. Cushman & Wakefield is overseeing the office leasing for the development. Bromley will break ground on Midtown One in early 2019, with completion scheduled for late 2020.
MIDLOTHIAN, TEXAS — Methodist Health System has acquired 67 acres in Midlothian, a southwestern suburb of Dallas, for the development of a 190,000-square-foot acute care hospital and a 45,000-square-foot medical office building. The project is expected to employ about 300 healthcare professionals. Kyle Libby and Michael Collins of MedCore Partners represented Methodist in the land sale. Joe Rust of Joe Rust Co. represented the sellers in that deal. Construction of the new medical development is expected to begin later this year and wrap up in 2020.
