NEW PROVIDENCE, N.J. — Erickson Living has unveiled plans for an expansion at Lantern Hill known as Bell Pavilion. Lantern Hill is a 26-acre continuing care retirement community (CCRC) in New Providence, approximately 30 miles west of New York City. Bell Pavilion will add 169 units of independent living to the property. In addition to the new units, Bell Pavilion will add a new restaurant, fitness center, two bocce courts, courtyard with fireplaces, and resident community gardens to the campus. A climate-controlled walkway will connect Bell Pavilion to Union Square, where multiple dining venues, an all-season pool and fitness center, medical center, library, theater and salon are located. Erickson has been rolling out a phased expansion at the property for several years, heavily focused on adding independent living units. Earlier this year the company completed Phase II of the expansion, which included Maple Glen and Oakwood Court, collectively adding 114 independent living units to the community. In 2016, Erickson opened Phase I of the expansion, which added 161 independent living units.

KINGWOOD, TEXAS — Dallas-based multifamily developer SWBC Real Estate has broken ground on The Royalton at Kingwood, a 331-unit multifamily community in Kingwood, a master-planned community northeast of Houston. Situated on 15.9 acres, the Class A property will offer one-, two- and three-bedroom units. Amenities will include a pool, fitness center, game room with community kitchen, a resident lounge and a dog park. Jordan Foster is the general contractor, Cross Architects is the architect and Stantec is the engineer for the project. The opening is currently scheduled for October 2019.

AUSTIN, TEXAS — The Jenkins Organization, a Houston-based developer and operator of self-storage properties, has opened Manchaca Storage, a 795-unit facility in Austin. The official opening of the 93,225-square-foot property was held on Sept. 10. Manchaca Storage, which offers both climate- and non-climate-controlled space, will primarily serve the south Austin area.

DUNWOODY, GA. — Grubb Properties is moving forward with Park at Perimeter Center East, a 19-acre mixed-use project in Dunwoody, roughly 17 miles north of Atlanta. The Charlotte-based company has submitted a rezoning request to the Dunwoody City Council to rezone the site from “Office Industrial” to include residential and retail. The proposed project would include a mix of 900 condominiums, 500,000 square feet of new office space, approximately 12,000 square feet of retail space and three acres of green space. The site is already home to three office buildings totaling 285,000 square feet. After acquiring the site, Grubb Properties refreshed the buildings’ interiors and updated the lobbies. The buildings house tenants such as Veritas Collective, Alzheimer’s Association, Hotel Equities and Marx Okubo Associates. Grubb Properties will focus on making the project walkable and bikeable, encouraging the utilization of nearby transit options such as MARTA. Park at Perimiter East will have a 12-foot shared-use path around the perimeter that will run alongside an existing bike lane. An approval timeline and construction schedule were not disclosed.

KANSAS CITY, MO. — Hunt Midwest has begun construction of the third building at Hunt Midwest Business Center in Kansas City. Slated to open in March 2019, HMBC Logistics III will span 217,783 square feet with a clear height of 32 feet. The developer has also secured the necessary permits for HMBC Logistics IV, which will span 425,000 square feet with a clear height of 36 feet. The first two buildings at the park are now fully leased to Vanguard Packaging, Great Plains Packaging, Online Labels, Wurth DMB and Voss Lighting.

ST. LOUIS — Knoebel Construction has completed construction of the new $2 million HopCat restaurant and craft beer bar in St. Louis’ Delmar Loop, which is an entertainment and dining district. The 8,580-square-foot restaurant features seating for 245 guests, a draft bar and outdoor beer garden. The project consisted of renovating the existing building while preserving as much of the original structure as possible, including wood beams and exposed brick. Knoebel rebuilt the entire roof structure, upgraded all utilities and removed windows on the second floor in order to install commercial kitchen equipment. BarFly Ventures was the project developer and Cuhaci & Peterson was the architect. HopCat now has 17 locations across the country.

PHILADELPHIA — Campus Apartments, a student housing developer and operator based in Philadelphia, has opened four student housing developments totaling 1,643 beds. Development costs for the projects, which are within walking distance to University of Tennessee, University of Michigan and University of Pennsylvania, totaled over $220 million. “We’re excited to be providing students with high-quality housing in Knoxville, Ann Arbor, and our hometown, Philadelphia,” says Daniel Bernstein, president and chief investment officer of Campus Apartments. “We’ve been thrilled with the initial response to these four new developments, and we look forward to continuing to surpass our residents’ expectations.” The new properties include TENN, a 603-bed, mixed-use community located near the University of Tennessee in Knoxville; The Yard, a 590-bed, mixed-use community located near the University of Michigan in Ann Arbor; Six11, a 350-bed student housing community also located in Ann Arbor; and The Simon at Founders Row located near the University of Pennsylvania in Philadelphia. TENN in Knoxville offers a mix of three-, four- and five-bedroom, fully furnished units. MARIETTA, GA. — Publix Super Markets Inc. has announced plans to open the fifth location for its new-format GreenWise Market in Marietta, a suburb roughly 20 miles north of Atlanta. The store will be located at the southeast corner of Sandy Plans and Shallowford roads. Atlanta-based developer Fuqua Development inked the lease with Publix Super Markets. Owned and operated by the Lakeland, Fla.-based grocer, GreenWise Market is a specialty, natural and organic store that features house-prepared meals, grab-and-go items and groceries under its GreenWise brand. The first GreenWise market is scheduled to open in Tallahassee, Fla., next month. Other announced locations include Mount Pleasant, S.C., and Lakeland and Boca Raton, Fla. The Mount Pleasant and Lakeland stores are expected to open in 2019. An opening date for the Marietta location was not released.

Arlington-ISD-Arts-Athletics-Facility

ARLINGTON, TEXAS — Adolfson & Peterson Construction has begun work on an $84 million arts and athletics facility for the Arlington Independent School District (ISD). Designed by HKS, the property will be situated on more than 21 acres and serve the entire school district. Individual features will include a 97,963-square-foot performance and demonstration venue, a 1,250-seat concert hall and a 425-seat theater. The 97,548-square-foot athletic complex will offer facilities for swimming, basketball, wrestling, volleyball and gymnastics. The complex is expected to open in fall 2020.

PEARLAND, TEXAS — Grow Your Storage (GYS) Development, a builder of self-storage properties in Texas and the Western United States, has opened Blackhawk Self Storage, an 809-unit facility in Pearland, a southern suburb of Houston. The three-story property totals 107,000 square feet. GYS partnered with Colorado-based All Pro Capital Inc., which secured debt and equity for the project.
