KANSAS CITY, MO. —Ross Dress for Less, Petco and Ulta are scheduled to open in the coming months at Twin Creeks Center in Kansas City. The retailer additions are part of a $15 million renovation to the 409,060-square-foot retail center, which is currently anchored by Target and Kohl’s. The expansion will add 200,000 square feet to the property, which is situated on 16 acres. Ulta opened its 10,000-square-foot store earlier this month. Ross is slated to open its 24,946-square-foot store in October, followed by Petco in February 2019. United Development Co. and Falcon Realty Advisors are the property owners. Tom O’Leary and Wes Buckley of Lane4 Property Group are the leasing brokers for the property.

ALLEN, TEXAS — McCarthy Building Cos. Inc. has broken ground on Collin College Technical Campus, a 360,000-square-foot development in Allen, a northeastern suburb of Dallas. The project will deliver a 177,646-square-foot building for trade studies that includes lab space, auto shops and carpentry shops, as well as a 151,000-square-foot academic building with classrooms, administrative offices and common spaces. Additional features will include a 23,700-square-foot conference building, a 42,000-square-foot classroom to be shared with the Allen Independent School District and a 600-space underground parking garage. Completion is slated for summer 2020. The campus is expected to eventually serve more than 4,000 students.

SCOTTSDALE, ARIZ. — Dallas-based HALL Structured Finance has closed a $53 million construction loan to finance the expansion, redevelopment, flagging and rebranding of CopperWynd Resort, located at 13225 N. Eagle Ridge Drive in Scottsdale. The existing 32-room property will be converted into the 177-room Marriott Autograph Scottsdale Resort. Bill Hinz is redeveloping the property, which is slated to open by fourth-quarter 2019. Located in the McDowell Mountains, the existing property features a full-service spa and 26,500 square feet of lobby and common areas, including a fitness center, two pools, a pool café, tennis facilities and Flourish Restaurant. As part of the renovation, the existing 32 rooms will be refreshed and 145 rooms and 12,000 square feet of meeting space will be added to the resort. Malcolm Davies of George Smith Partners sourced the financing for the project.

SACRAMENTO — McClellan Business Park LLC has broken ground on McClellan Distribution Center, a speculative warehouse facility located at 2400 McClellan Park Drive in Sacramento. Slated for completion in mid-2019, the 417,214-square-foot Class A property will be divisible and able to accommodate up to 22,000 square feet of customizable office space. Additionally, the property will feature cross-dock loading with 135-foot truck courts, 95 dock doors, four grade-level doors, 36-foot clear heights, 50-foot by 54-foot column spacing, rail spur potential (Union Pacific Railroad and BNSF Railway) and ESFR sprinklers. The property is being constructed on 22.9 acres on McClellan Park’s west side industrial district. McClellan Park LLC has more than 500 acres of developable land in this specific district and is entitled to construct more than 5 million square feet of industrial space. Since the official closure of McClellan Air Force Base in 2001, the privatized McClellan Park has grown to include a mix of companies that span its 8.5 million square feet of leasable space and 500 acres of developable land. NEW YORK — Columbia Property Trust Inc. (NYSE: CXP) and Normandy Real Estate Partners LLC plan to form a joint venture to develop 799 Broadway, a 12-story boutique office building in Manhattan’s Midtown South neighborhood. The $300 million, ground-up project will be located at the corner of 11th Street and Broadway, at the convergence of Union Square and Greenwich Village. The loft-style building will total 182,000 square feet and will feature floor plates ranging from 3,600 to 22,000 square feet. Other features will include 15-foot ceilings, floor-to-ceiling glass and private terraces. “We look forward to working with Columbia to jointly develop a Class A, loft-style creative building in this ideal location,” said Jeffrey Gronning, founder and partner of Normandy Real Estate Partners. “With its high-end amenities and features, this unique building will be ideally suited for tenants seeking a creative and collaborative environment and should benefit from the limited supply of newly developed properties in this neighborhood.” Chicago-based architecture firm Perkins+Will is designing the building, which is slated for completion in the second half of 2020. PHILADELPHIA — IMC Construction has broken ground on Station Square, a $35 million apartment building on Philadelphia’s Main Line. Located at 37 North Valley Road in Paoli, the property is adjacent to the Paoli train station. The four-story, 256,000-square-foot building will include 153 units as well as a fitness center, co-working space and outdoor pool. The project, which Linden Lane Capital Partners is developing, is scheduled for completion in spring 2020.

PORTLAND, ORE. — The construction joint venture team of McCarthy Building Cos. and Andersen Construction, along with SRG Partnership and Oregon Health & Science University (OHSU), has completed the Knight Cancer Research Building on OHSU’s campus. The $190 million research and development conference center facility features 320,000 square feet of space, with science and data analysis offerings on each floor to maximize interaction and the potential of deeper innovation and idea sharing. The facility also features open-air balconies, communicating stairs, a rooftop terrace and a central collaboration kitchen.

HOUSTON — Triple Crown Investments has begun work on Southside Commons, an 80,000-square-foot redevelopment project in Houston. The developer will convert the former site of Palace Bowling Lanes, located at 4191 Bellaire Blvd., into a mixed-use development. Individual components will include 10,000 square feet of retail space, 30,000 square feet of entertainment/restaurant space and 40,000 square feet of office and medical office space. Arch-Con Construction is serving as general contractor on the project, which is expected to open in late summer 2019.

JEFFERSON, GA. — Trammell Crow Co. (TCC) and joint venture partner Clarion Partners LLC have acquired 109.7 acres for the third phase of Jefferson Mill Business Park, an industrial park in the northeast Georgia city of Jefferson. The acquisition represents an assemblage of seven properties held by seven different owners. Price Weaver and Ben Logue of Colliers International represented TCC and Clarion Partners in the transaction. Matt McCord of Norton Commercial, Grant Whitworth of Whitworth Land Corp. and Kim Bowman of Keller Williams represented the various sellers. Phase III of Jefferson Mill Business Park will be a build-to-suit, cross-dock distribution facility that will span between 1.1 and 1.5 million square feet. The first two phases of the industrial park include more than 500 trailer spaces and 1,000 auto parking spaces. All together, Jefferson Mill Business Park spans 232 acres and includes 2.7 million square feet of industrial space. A construction timeline for Phase III was not disclosed.

NEW YORK CITY — Alchemy Properties has acquired the former Collegiate School on the Upper West Side of Manhattan for $158 million. The property, which is located at 378 West End Ave. and 260-262 West 78th St., will be redeveloped into two ground-up residential condominium buildings rising 19 and 12 stories, respectively. When completed, the project will bring anywhere from 58 to 62 condominium units to the Upper West Side as well as 20,000 square feet of amenities, including an outdoor pool, squash court and fitness center. Alchemy has partnered with South Korean investment bank Daishin Securities to develop the project. Architectural firm COOKFOX Architects has been commissioned to design both the exterior and interior of 378 West End Ave. Bank OZK provided pre-construction and construction financing for the project. Construction on 378 West End Ave. is scheduled to start in the third quarter of 2018. Alchemy Properties recently completed Two Fifty West 81st St., a 31-unit condominium project on the Upper West Side. The project is currently 85 percent sold, according to Alchemy. — David Cohen
