The Gathering at South Forsyth

ALPHARETTA, GA. — The Forsyth County Commission has approved plans for The Gathering at South Forsyth, a $3 billion mixed-use development located in Alpharetta, roughly 26 miles north of Atlanta. Situated near Ronald Reagan Boulevard and Union Hill Road, the 100-acre development will include an 18,000-seat arena as the centerpiece of the property, along with residential, retail and dining components. The project, which is led by Krause Sports and Entertainment, aims to attract a National Hockey League (NHL) expansion team to the region. The region hasn’t had an NHL team since the Atlanta Thrashers franchise moved to Winnipeg in 2011.

Alta Bethpage

DURHAM, N.C. — Woods Partners has broken ground on Alta Bethpage, a 336-unit multifamily community in Durham. The development is slated for completion in the first quarter of 2027. Situated between Research Triangle Park and Brier Creek, the project will offer one-, two- and three-bedroom floorplans. Amenities at the property will include a swimming pool, clubhouse, pet spa, disc golf course, walking trails and two dog parks. Alta Bethpage will be Wood Partners’ fourth project to commence construction in Durham in recent years.

AMESBURY, MASS. — Regional developer Marcus Partners has completed a 430,000-square-foot industrial project in Amesbury, located north of Boston, that is a build-to-suit for air conditioning contractor Munters. The eco-friendly facility houses Munters’ desiccant dehumidification products and services and other climate control solutions for the North American market. About 350 people can work at the facility, which includes spaces for manufacturing, research and development, sales, service and administration.

KANSAS CITY, KAN. — Hunt Midwest and LANE4 Property Group have opened The Hudson, a 228-unit luxury apartment complex adjacent to the University of Kansas Health System campus in Kansas City. The developers partnered with KU Endowment to build the project. The Hudson’s name is a homage to the Rosedale neighborhood’s history, where Rainbow Boulevard was once known as Hudson Road until it was renamed in 1919 to honor WWI veterans. The Hudson project team included Security Bank as lender, BRR Architecture as architect, Cerris as general contractor and Olsson as civil engineer.

WASHINGTON D.C. — A joint venture between Henderson Park and Lowe has broken ground on an office-to-residential conversion project at 1250 Maryland Ave. in Washington, D.C. The project team includes architect Beyer Blinder Beller, interior designer KTGY, general contractor Balfour Beatty and landscape architect Oehme, van Sweden | OvS. Deutsche Bank provided a $180 million construction loan for the project.  Built in 1992, the former Portals I development is an eight-story, 536,000-square-foot office building that will be transformed into an 11-story, 658,000-square-foot apartment complex. The additional three floors will be integrated into the building design to create large patios on the ninth and 11th floors. The 428-unit complex will also include 53,000 square feet of supporting retail and commercial space, as well as 428 parking spaces. Amenities at the development will include a rooftop resort-style terrace and swimming pool, resident lounge and coworking spaces, a two-story fitness center and dining and personal services offered on the ground floor. The redeveloped building has also been designed to meet LEED Gold specifications.

Markley + Main

GREENVILLE, S.C. — SunCap Property Group, in partnership with Peakline Real Estate Funds, has broken ground on Markley + Main, a 277-unit apartment community located in Greenville’s West End. Cline Design Associates and McMillan Pazdan Smith Architecture are designing the project, and C. Herman Construction is serving as the general contractor. The six-story complex will offer studio to three-bedroom apartments, ranging in size between 650 square feet and 1,150 square feet. Resident amenities will include a clubroom, resort-style swimming pool, fitness center, rooftop lounge, coworking spaces, golf simulator and covered parking with electric vehicle charging stations. Situated adjacent to Fluor Field, home of the Greenville Drive Minor League Baseball team, the development will also offer 10,700 square feet of street-level retail space. JLL arranged equity placement on behalf of Peakline Real Estate Funds. Leasing and property management of the complex is still being determined. Markley + Main marks SunCap’s first multifamily project in Greenville.

Greenway Vista pool

COLUMBUS, OHIO — Vista Residential Partners has broken ground on Greenway Vista, a 312-unit multifamily development in Columbus. Situated near Rickenbacker Airport and Anduril’s planned mega-facility, Greenway Vista will offer a mix of one- and two-bedroom apartments averaging approximately 840 square feet in size. Parse Capital and Old National Bank provided financing for Greenway Vista. Designed by Columbus-based ArchAll Architects, the garden-style apartment community will feature a 6,500-square-foot clubhouse with fitness and business centers, resort-style swimming pool with cabanas and grilling area, a large central green area with a gameday pavilion and outdoor grill station, community garden and a pet park. The 25-acre community will also have direct access to Blacklick Greenway Trail, a 12-mile trail that runs between Reynoldsburg and Groveport on the southeastern edge of Columbus.

wawa-first-ohio-store

WAWA, PA. — Wawa Inc., a gas station and convenience store chain, has opened its first three stores in Indiana. Located in Daleville, Nobleville and Clarksville, the new stores are the first of eight stores slated to open by the end of the year. Additional store locations in Indiana are planned in Brownsburg, Cumberland, Plainfield and Westfield. Wawa expects to open its next store in Indianapolis at 3835 E. 96th St. in July. Wawa’s portfolio spans 1,125 stores, including store locations in Pennsylvania, New Jersey, Delaware, Maryland, Virginia, Florida, North Carolina, Alabama, Georgia, Ohio, Indiana and Washington, D.C.

GUNTER, TEXAS — Centurion American Development Group has unveiled plans for Platinum Ranch, a 2,000-acre mixed-use development that will be located in the North Texas city of Gunter. The site is located less than a mile from Preston Road and offers frontage along Grayson County Toll Road. Plans call for 4,200 single-family residential homes and 29 acres that will be dedicated to residential villas that are zoned for up to 290 units. Platinum Ranch will also feature 277 acres of commercial and multifamily development, with the latter component having a maximum of about 3,000 units, as well as 223 acres of green space that will include a community park and several amenity centers. Preliminary sitework is scheduled to begin in the fourth quarter.

THE WOODLANDS, TEXAS — Bionova Scientific, a California-based biologics and pharmaceutical company, has opened a new life sciences facility in The Woodlands, about 30 miles north of Houston, according to reports from multiple local new sources such as the Houston Business Journal and Community Impact Newspaper. The former publication reports that the facility is valued at approximately $100 million and would be “used for plasmid DNA and viral vector manufacturing, which plays a role in cell and gene therapy.” Bionova announced the project in summer 2024.
