CBRE Brokers Sale of Multifamily Development Site in White Plains, New York

WHITE PLAINS, N.Y. — CBRE has brokered the sale of a multifamily development site in White Plains, located north of New York City. The 1.3-acre site at 1 Water St. is located on the eastern edge of the downtown area, directly adjacent to the local public transit station. A partnership between David Gaber of Bijou Properties and Kavneet Sethi of Green Property LLC purchased the site, which is approved for the development of a 301-unit high-rise building, from New Jersey-based Veris Residential. Jeffrey Dunne, Eric Apfel and Travis Langer of CBRE brokered the deal.

JLAM Underway on 300-Unit Windward Ridge Apartments in Dover, Delaware

DOVER, DEL. — JLAM, an investment and development firm with offices in Delaware and Charlotte, is underway on construction of Windward Ridge, a 300-unit apartment community in Dover. The community will feature one-, two- and three-bedroom units and amenities such as a clubhouse, pool, yoga and fitness studios and wooded walking trails. Leasing is expected to begin sometime next year. Project partners include Architectural Alliance Inc., Erin Marshall Interior Designs, Morris & Ritchie Associates Inc. (civil engineer) and Christiana Excavating (sitework contractor). A general contractor has not yet been selected.

JE Dunn Begins Construction on $210M Industrial, Office Project in Metro Austin

PFLUGERVILLE, TEXAS — General contractor JE Dunn has broken ground on a $210 million industrial and office project in the northern Austin suburb of Pflugerville. Designed by McKinney York Architects, the 242,000-square-foot, build-to-suit project will serve as an archival and records storage facility for the Texas State Library & Archives Commission. The new facility will replace the existing storage center on Shoal Creek Boulevard with almost double the storage capacity while reserving space for future growth. Completion is slated for fall 2027.

Swinerton Breaks Ground on 100,000 SF Municipal Complex in Rowlett, Texas

ROWLETT, TEXAS — General contractor Swinerton has broken ground on a 100,000-square-foot municipal complex in Rowlett, a northeastern suburb of Dallas. Designed by Hoefer Welker, the complex will serve as the new home of municipal departments and facilities such as city hall, the police and fire administration, court system, jail and animal shelter. The complex will also feature community park space. An exact completion date was not announced.

LMXD, Ray Begin Leasing 21-Story Multifamily, Civic Project in Harlem

NEW YORK CITY — LMXD, an affiliate of New York City-based L&M Development Partners, and residential developer Ray have begun leasing a 21-story multifamily and civic project in Harlem. Designed by Frida Escobedo Architects and Handel Architects, the National Black Theatre & Ray Harlem houses 222 mixed-income apartments, commercial space along 125th Street and a multi-purpose room that is open to the community. Units come in studio, one- and two-bedroom floor plans. Residential amenities include a communal kitchen and outdoor grilling stations, a coworking lounge, fitness center and yoga studio, library curated by Phaidon Press, living room lounge and two outdoor terraces. In addition, the site features a 27,000-square-foot home for the National Black Theatre. This space houses offices, classrooms, a 250-seat performance venue, a 99-seat flexible studio theater and a set-building shop to support workforce development in theatrical trades. Construction topped out in fall 2023.

Nadel Architects Completes Two Retail Centers in Metro Sacramento

ROSEVILLE AND ELK GROVE, CALIF. — Two new retail centers designed by Los Angeles-based Nadel Architects have opened in the metro Sacramento area. The properties are West Roseville Marketplace in Roseville and Laguna Reserve Marketplace in Elk Grove. West Roseville Marketplace totals 74,000 square feet and is anchored by a 55,592-square-foot Safeway store. Additional tenants at the center include McDonald’s, Starbucks Coffee, Bank of America and Mountain Mike’s Pizza. Laguna Reserve Marketplace, which comprises 57,000 square feet, is also anchored by Safeway.

Amazon to Expand Office Footprint at Nashville Yards, Begin Interior Work at Second Tower

NASHVILLE, TENN. — Amazon has announced plans to expand at Nashville Yards, a 19-acre mixed-use development in downtown Nashville owned by Southwest Value Partners. The Seattle-based e-commerce giant has leased an entire floor at the development’s CAA Creative Office Building, which houses tenants including CAA, AEG Presents, Messina Touring, AXS and L-Acoustics. Several divisions of Amazon, including Amazon Music, will operate out of the Class A office building. Additionally, Amazon announced it is beginning the interior build-out of its second office tower at Nashville Yards, including a multi-story conference center and first-floor retail space. Amazon plans to occupy the second tower in 2026. Amazon’s new offices at Nashville Yards will sit adjacent to The Pinnacle, the development’s new indoor live music and event venue, and in close proximity to restaurants and other users including Ocean Prime, Fogo de Chão, Earls, Sweet Paris, Culaccino, Iconix Fitness and Hooky Entertainment. Amazon opened its first office tower at Nashville Yards in 2021.

PMG Tops Out 42-Story Society Las Olas Apartment Tower in Downtown Fort Lauderdale

FORT LAUDERDALE, FLA. — PMG, along with general contractor John Moriarty & Associates, has topped out the second phase of Society Las Olas, a 42-story apartment tower located at 140 S.W. 42nd St. in downtown Fort Lauderdale. The 563-unit community is situated in Fort Lauderdale’s historic riverfront district and will offer a mix of traditional apartment layouts and a small cluster of co-living options where residents can rent by the bedroom. Designed by FSMY Architects + Planners, Society Las Olas will also feature 1,625 square feet of ground-floor retail space and amenities including a coworking hub with private meeting rooms, pool deck with a yoga lawn and a large fitness center. PMG plans to deliver the tower in early 2026. Phase I of Society Las Olas was delivered in 2020 and sold in 2021. PMG received $226 million in construction financing for Phase II in July 2023.

Thompson Thrift Breaks Ground on Final Phase of $750M Fishers District in Metro Indianapolis

FISHERS, IND. — Thompson Thrift has broken ground on The Union at Fishers District, the final phase of the master-planned development in the Indianapolis suburb of Fishers. The mixed-use project will bring luxury residences, retail and office space and Indiana’s first AC Hotel by Marriott. Located near I-69 and 116th Street, the commercial portion is slated for completion in late 2026 and will include 57,000 square feet of retail, restaurant and entertainment space, 70,000 square feet of Class A office space and a 135-room AC Hotel. Additionally, a central event plaza will serve as a gathering place for both visitors and residents. Tenants with signed leases include Piedra, a modern upscale Mexican restaurant; Niku Sushi.Kitchen.Bar, which offers contemporary Japanese cuisine; Kitchen Social, a casual restuarnt serving international cuisine; Everbowl, a health-focused fast-casual spot; and Racha Thai, a Thai food restaurant. Medical spa Renova Aesthetics and Sweathouz, a wellness facility offering health and recovery treatments, will also be among the first tenants to open. Thompson Thrift is actively negotiating leases on the remaining spaces. The Union Flats will be a Class A multifamily community with 251 units located above ground-floor retail space. Construction Underway on Adelaide Pointe Marina, Residential Development in Muskegon, Michigan

MUSKEGON, MICH. — Residential phases are underway and major infrastructure is in motion at Adelaide Pointe, a lakefront project in Muskegon, a western Michigan city located along Lake Michigan. Entrepreneur Ryan Leestma is spearheading the development. Backed by over $85 million in private capital and part of a broader $250 million master plan, Adelaide Pointe is located in a federally designated Opportunity Zone and anchored on a manmade peninsula surrounded by water. The project marks one of the largest waterfront developments in the state and Michigan’s largest Opportunity Zone project to date. The development will feature a 454-slip marina, luxury condominiums, a yacht club, boardwalk and commercial village.
