NANTUCKET, MASS. — DXD Development has broken ground on a 667-unit self-storage facility on Nantucket, an island located off the coast of Massachusetts. SmartStop will manage the facility, which will span 96,238 net rentable square feet, including climate-controlled and vehicle storage spaces. Park East Construction Co. will serve as the general contractor for the project, which is being financed by Centreville Bank. Completion is scheduled for the third quarter of 2025.

WEST WINDSOR, N.J. — Brookfield Properties will develop a 326,087-square-foot industrial project in West Windsor, a northeastern suburb of Trenton. Known as Windsor 8 Logistics Center, the building will feature a clear height of 37.5 feet, 57 dock doors, two drive-in doors and parking for 163 cars and 73 trailers. Macgregor Associates Architects is designing the project, and Peak Construction Corp. is serving as the general contractor. Completion is slated for late 2025.
Fields Grade, Alpine Residential Complete Two Multifamily Projects Totaling 208 Units in Jersey City
JERSEY CITY, N.J. — A partnership between locally based developer Fields Grade and New York City-based Alpine Residential has completed Atlas and Starling, two multifamily projects totaling 208 units in Jersey City’s Bergen-Lafayette neighborhood. Designed by MHS Architecture and GRT Architects, respectively, Atlas totals 169 units, and Starling totals 39 units. Residences at both properties come in studio, one-, two- and three-bedroom floor plans, and both buildings also house ground-floor retail space. Monthly rents at both buildings start at about $2,700.
SHALERSVILLE, OHIO — Geis Development is underway on the construction of a new 220,000-square-foot manufacturing facility for Viega in Shalersville, about 40 miles southeast of Cleveland. Viega works in press technology for metal pipe fittings and valves. The project is situated within Geis’ Turnpike Commerce Center. Construction began in November and is slated for completion in early 2025. The 80-acre parcel and construction of the new plant represent an investment of approximately $200 million in Ohio. Geis is collaborating with Viega’s design team to ensure that the project aligns with Viega’s sustainability goals, which include reducing the carbon emissions associated with importing products by manufacturing more items in the U.S. The new facility will be completely carbon neutral from the start, supporting the company’s long-term goal of achieving net-zero carbon emissions for all its plants by 2035.
CHESTERFIELD AND O’FALLON, MO. — Keystone Construction Co. has completed the corporate headquarters for both Tubular USA and SourceOne Solutions LLC in suburban St. Louis. Tubular USA, a supplier of in-line galvanized pipe and tubing, now occupies a 131,000-square-foot facility in Chesterfield that replaces two existing buildings in Weldon Spring. The project, situated within Spirit Valley Business Park, features offices, steel fabrication, warehouse space and room for future growth. Tubular’s steel products are integrated into the building’s architectural design. The project team included Gray Design Group, Stock & Associates Consulting Engineers Inc. and Knapp Engineering. The 37,500-square-foot headquarters for SourceOne Solutions is situated on a 6.4-acre site in O’Fallon. The company is involved with the design, construction, maintenance and renovation of commercial lighting solutions. The new facility was designed and constructed to allow for multiple expansions in the future. In addition to warehousing and manufacturing space, the property features 6,500 square feet of office space with a covered entry and patio, executive offices, training and conference rooms, open workstations and a café. VANCOUVER, WASH. — Lincoln Property Co. (LPC) has opened Port of Vancouver USA Terminal 1, an office and retail development in southern Washington. The two-building complex is located in the city’s waterfront district and features 366,000 square feet of Class A office space, 12,000 square feet of ground-floor retail space and commercial amenities. The office component of the project will house the new global headquarters for ZoomInfo, an artificial intelligence platform provider based in Vancouver. Four years ago, the Port of Vancouver USA selected LPC to develop the site on port land along the Columbia River in one of two master-planned communities that are transforming the waterfront into a live-work-play neighborhood. The waterfront district is situated in the city’s urban core with convenient access to highways, public transit and Portland, Ore. The Terminal 1 development features 10- and nine-story buildings, a rooftop deck and 10,000 square feet of landscaped green spaces and outdoor seating that will be open to the public. Parking will be available on nights and weekends. The development team is also targeting LEED Gold certification. AUSTIN, TEXAS — A partnership between High Street Residential, MSD Partners and River Street Partners has begun leasing 700 River, a 43-story apartment tower in Austin’s Rainey Street District. The 500-foot building houses 377 units in a mix of studio to three-bedroom residences, as well as several penthouses and 3,400 square feet of retail space. In addition, 700 River features more than 30,000 square feet of indoor and outdoor amenity space. HKS is the project architect, and DPR Construction is the general contractor. Construction began in fall 2022, and the topping out occurred earlier this year. Rents start at roughly $3,000 per month for a studio apartment.
LAWRENCE, MASS. — Developer WinnCos. has completed Stone Mill Lofts, a $39.2 million multifamily adaptive reuse project in Lawrence, a northern suburb of Boston. The project converted a 179-year-old structure that originally housed a stone mill into a complex with one-, two- and three-bedroom units. Of the 86 units, 11 are reserved for households earning 30 percent or less of the area median income (AMI); 58 are reserved for renters earning up to 60 percent of AMI; and the other 17 are to be rented at market rates. Amenities include a resident lounge and kitchen, billiards room, fitness center, children’s playroom, resident storage lockers, work-from-home pods, package room and a historic mill exhibit room. MassHousing provided $25.9 million in financing for the project.
CARLSBAD, CALIF. — The Techbilt Cos., an owner and developer, has broken ground on Evolve, a three-building creative flex campus within a 600-acre master-planned development in Carlsbad. Evolve is the first of three new developments that Techbilt Cos. will bring to the Carlsbad market within the next two years. Evolve will include a 17,419-square-foot Building A, a 20,330-square-foot Building B and a 29,965-square-foot Building C. The buildings will offer clear heights of 28 feet, glass sectional roll-up doors, ample natural light, clean air/electric vehicle parking and bike storage. The project is designed to be divided for up to eight tenants and allows for each space to have its own shaded private patio/outdoor space and lunch area directly adjacent to the space. Cushman & Wakefield’s Conor Boyle and Tyler Stemley, along with the Cuthbert Industrial Team at Colliers, are handling leasing efforts for the project.
JERSEY CITY, N.J. — The Community Builders (TCB) has delivered Fairview Heights, a 92-unit mixed-income multifamily project in Jersey City. The property is located in the McGinley Square area and offers studio, one-, two- and three-bedroom units, more than half of which (50) are subject to income restrictions. Amenities include a children’s playroom, community lounge with a kitchenette and screening area, onsite laundry facilities and a fitness center. Inglese Architecture + Engineering designed the project, and Sisca Northeast Associates served as the general contractor.
