PEABODY, MASS. — A partnership between Utah-based developer PEG Cos., Houston-based McNair Interests and Simon Property Group has broken ground on a 142-room hotel in Peabody, located northeast of Boston. The hotel will be situated on a 2.7-acre site within Northshore Mall, which Simon owns, and will be operated under the Residence Inn by Marriott brand. Amenities will include a fitness center, indoor pool and a conference room. The project team also includes DesignCell Architecture, civil engineer R.J. O’Connell & Associates and general contractor Callahan Construction. Completion is slated for fall 2026.

ST. LOUIS — St. Louis-based nonprofit Gateway Arch Park Foundation has selected The Cordish Companies to redevelop the Millennium Hotel property, located at 200 S. 4th St. adjacent to the St. Louis Gateway Arch. The downtown site has stood vacant since 2014. In November 2024, the foundation issued a request for development proposals, just months after it announced that it was under contract to purchase the Millennium Hotel site. The request for proposals (RFP) allowed for either adaptive reuse of the structures on the property or demolition of the existing buildings. The three qualified responses to the RFP all called for demolition. Cordish’s nearly $670 million preliminary plan integrates 1.3 million square feet of residential, office, commercial, cultural and public spaces. Key proposed elements include upscale residential, Class A office space, public spaces, an amphitheater, food hall, event space, a potential home for Gateway Arch National Park’s archives, enhanced streetscapes, pedestrian-friendly spaces, landscaping and art installations. The redevelopment plan is scheduled for review during the Land Clearance for Redevelopment Authority board meeting on Tuesday, Feb. 25.
CRYSTAL LAKE, ILL. — McShane Construction Co. has completed Redwood Crystal Lake, a 124-unit, single-story apartment property in the Chicago suburb of Crystal Lake. Redwood Living Inc. is the developer. Designed by Mann Parsons Gray Architects, the community integrates 25 townhome-style buildings with four to six units each. Each of the two-bedroom units feature an attached two-car garage and patio. Amenities include designated green spaces, pet waste stations and designated guest parking.
COLUMBUS, OHIO — Hillwood has selected Meridian Design Build to construct two Class A speculative industrial buildings at its Central Columbus Commerce 71 development in Columbus. The buildings will total 624,004 square feet and will be located on a 48-acre redevelopment site at the southwest corner of Windsor and Joyce avenues. Construction is underway at the project site. The team includes Red Architecture and civil engineer Kimley-Horn and Associates Inc. Joel Yakovac and Michael Linder of Colliers are marketing the development for lease.
MEAD VALLEY, CALIF. — Local developer PMB, in partnership with the Riverside University Health System, has topped out The Wellness Village in Mead Valley, a $580 million behavioral health campus located about 25 miles south of San Bernadino, Calif. Upon completion, the campus will serve as a mental health urgent care and crisis residential program for children under the age of 13. The Wellness Village will provide a range of services, including urgent behavioral health treatment, supportive housing and outpatient care. The facility will also house primary and specialty medical care practices, as well as dental services, substance use disorder treatment and an on-site pharmacy. HOUSTON — Midway has completed the renovation of The Moran, a 244-unit hotel located within the local developer’s CITYCENTRE mixed-use destination in West Houston. As part of the renovation, all guestrooms received furnishing, bedding, lighting and technology upgrades. In addition, the development team upgraded the hotel’s meeting and event spaces, as well as the lobby and front entrance areas, and introduced multiple new food-and-beverage concepts.
FRISCO, TEXAS — Veritex Community Bank will open a new office and retail branch in Frisco. The building will span 40,000 square feet, and Veritex will occupy the ground floor, while the remainder of the space will be leased to other tenants. Amenities will include a golf simulator and putting areas, a nod to the building’s proximity to the PGA of America’s headquarters campus. The building will also house a boardroom and training areas. Locally based firm Cawley Partners is leading development of the project. The general contractor, Scott + Reid, plans to begin construction before the end of the month. Completion is slated for early 2026.
Altman Logistics, PCCP Begin Vertical Construction of 200,000 SF Industrial Facility in Delray Beach, Florida

DELRAY BEACH, FLA. — A joint venture between Altman Logistics Properties and PCCP has begun vertical construction of the first phase of Apex Logistics Park at Delray, an approximately 200,000-square-foot, Class A logistics building in Delray Beach. The first phase of the development is slated for completion in the second quarter, with an additional 472,000 square feet planned for a total of three industrial buildings. Spanning 40 acres, Apex Logistics Park is expected to include 36-foot ceiling heights, 215 parking spaces, 45 dock doors and direct access and frontage to US Highway 441. Additional sustainable elements of the property will feature R-19 roof insulation and solar-ready roofing, electric vehicle charging stations, indoor air quality enhancements, interior LED lighting and advanced exterior lighting control systems. Christopher Thomson and Matthew McAllister of Cushman & Wakefield will lead leasing efforts for the property. Altman Logistics Properties has several other projects underway across Florida, including plans to break ground on an approximately 202,000-square-foot industrial development in Lakeland and an estimated 182,000-square-foot warehouse logistics facility in Davie.
CHICAGO — Urban Innovations has completed a retail build-out for Baggu at 1639 N. Damen Ave. in Chicago’s Bucktown neighborhood. Urban Innovations gutted the 1,960-square-foot space and installed a new storage room, restroom and back-of-house office space for staff. The main store has new millwork shelving, a custom-built checkout desk, penny tile flooring, track lighting and merchandise paneling to display bags and other items for sale. The project team also completed new exterior signage. Haddock Studio designed the space for the tenant, and Jenel Real Estate owns the building. Baggu gained popularity on the internet for its unique reusable bags.
BONITA SPRINGS, FLA. — Five new tenants are joining the tenant roster at Midtown at Bonita, a 68-acre mixed-use development in Bonita Springs, about 15 miles north of Naples. The project’s developer, The Zuckerman Group, recently signed LowBrow Pizza & Beer, Pacific Dental Services, Mathnasium, Gelato&Co. and Beau’s BBQ to the lineup. Set to open in 2026, the mixed-use development will offer 315,000 square feet of dining, shopping, lifestyle, entertainment, wellness and service options for residents in the Southwest Florida region. The development will also feature 400 residential units and a 165-room hotel. The new additions join a tenant roster of national, regional and local retailers already committed to Midtown at Bonita, including Panera Bread, Good Vets, Club Pilates and Jeff’s Bagel Run, among others.
