WOODRIDGE, ILL. — Krusinski Construction Co. has completed the build-out of a 66,000-square-foot interior warehouse space on behalf of J&P Warehousing and Tardella Foods in the Chicago suburb of Woodridge. J&P Warehousing is a third-party logistics firm and will serve its food-and-beverage client, Tardella Foods, out of the Woodridge facility at 2250 W. 75th St. Krusinski previously completed construction of the building, a 100,400-square-foot facility, on behalf of developer Molto Properties. The interior build-out included minor office modifications, installing a demising wall to separate the J&P Warehousing space from the adjacent 34,400-square-foot tenant space. Krusinski also separated gas and electrical services to accommodate the multi-tenant property. Additional project elements consisted of installing tenant-specific electrical and HVAC equipment, including a charging station for electric pallet jacks and an air compressor. Harris Architects designed the building.

CHICAGO — Summit Design + Build has begun Phase III of interior renovations for The Bloc, a nonprofit in Chicago. The Bloc is a boxing club that also provides training, tutoring and mentorship to guide youth toward academic, social and athletic achievements. Summit has completed two phases of renovations, including major upgrades to the building’s mechanical systems, a full kitchen remodel and other finishes of the space. The third phase includes flooring upgrades, electrical repairs and the reconfiguration of restroom plumbing, fixtures and layouts. Future Film is the architect.
PMB, Riverside University Health System Break Ground on $580M Behavioral Health Campus in Mead Valley, California

MEAD VALLEY, CALIF. — PMB and Riverside University Health System (RUHS) have broken ground on The Wellness Village, a $580 million behavioral health campus in Mead Valley, located in the Inland Empire region. The 18-acre campus will be located at the intersection of Harvill and Placentia avenues. Slated for completion in 2026, the 445,000-square-foot Wellness Village will include a Youth and Family Care Center; Wellness and Education Center; Recovery Center; and The Residences and Restorative Care adult residential facility and mental health rehabilitation center. The center will also offer green spaces and gardens for relaxation and meditation; sports courts and an activity lawn for physical activity and recreation; public market and café for community gatherings; community meeting space for local events and activities; and boarding for pets while their owners receive treatment. The project team includes PMB as developer, Boulder Associates as architect, Snyder Langston as design-builder and PMB Real Estate Services as property manager.
SOUTH BRUNSWICK, N.J. — Locally based developer Woodmont Industrial Partners has completed a 210,000-square-foot expansion and renovation project in South Brunswick, about 50 miles south of Manhattan. Woodmont, in partnership with Sagard Real Estate, the Denver-based firm formerly known as EverWest Real Estate Investors, renovated a 145,000-square-foot facility at 461 Ridge Road and developed a new, 65,000-square-foot facility. The property now features a clear height of 32 feet, 30 loading doors and four drive-in doors. JLL is marketing the property for lease.
CHICAGO — Related Midwest has broken ground on 400 Lake Shore, a multifamily project in the Streeterville neighborhood on the Near North Side of Chicago. Situated on a waterfront site where Lake Michigan meets the Chicago River, the two-tower development will occupy the last undeveloped parcel at the location. 400 Lake Shore’s first phase will feature a 72-story, 858-foot tower. The building will feature 635 apartments, with 20 percent of the residences (127 units) designated as affordable housing. Units will include studio, one-, two- and three-bedroom apartments. Related Midwest’s in-house contracting company, LR Contracting Co., will build the first phase of the project with BOWA Construction. Skidmore, Owings & Merrill designed the development, with building interiors designed by MAWD. Stantec is serving as the architect of record. Related will also lead the development of a 3.3-acre park — with a $10 million commitment from the company — and an extension of the Chicago Riverwalk, in conjunction with the construction of the first tower. Dubbed DuSable Park, the park will comprise a portion of the 4.5 acres of public space included in the 400 Lake Shore project, which will also feature a plaza with amenities, two-story podium and public art. LA MARQUE, TEXAS — Public Storage is underway on a 606-unit expansion project in La Marque, located southeast of Houston. The expansion will add 87,124 net rentable square feet of climate-controlled space to the existing facility, which also features RV parking with some larger 90-foot, drive-thru units. California-based Public Storage is both the operator and owner of the facility. Triad Construction is the general contractor for the project, which is slated for a November completion.
WORCESTER, MASS. — The University of Massachusetts (UMass) has completed a $350 million academic project at Chan Medical School at the university’s Worcester campus. The building encompasses 350,000 square feet of lab, educational, research and administrative space across nine floors that will be used to support the work of all three graduate schools on campus. Shawmut Design & Construction provided general contracting and construction management services for the project. ARC/Architectural Resources Cambridge designed the facility in collaboration with ZGF Architects.
NEWPORT, N.J. — The LeFrak Organization has begun leasing Bisby, a 34-story apartment tower in Newport, located across the Hudson River from Lower Manhattan. Designed by Minno & Wasko Architects & Planners with interiors by Woods Bagot, Bisby houses 385 units in studio, one-, two-, three- and four-bedroom configurations. Amenities include a coworking center, golf simulator, dedicated content studio and a dog spa, as well as a 33,000-square-foot landscaped rooftop terrace with a pickleball court, dog run and an outdoor kitchen. Rents start at $3,445 per month for a studio apartment.
ST. LOUIS — Locally based Good Developments Group is redeveloping a former industrial manufacturing site in St. Louis into Crunden Martin, a 500,000-square-foot mixed-use project. The property will serve as the initial phase of the 100-acre, $1.2 billion Gateway South Advanced Building Collaboration District, which is scheduled to break ground in the third quarter. Tom Ray of CBRE will market the space for lease. Phase I redevelopment plans include revitalizing the site’s seven conjoined buildings into a mixed-use workspace featuring prototyping spaces, offices, food-and-beverage retail, production facilities and other amenities designed for construction-focused tenants. Gateway South will feature more than 1.5 million square feet of light manufacturing facilities across a mixed-use neighborhood south of the Gateway Arch. Crunden Martin is slated for completion in the second quarter of 2026.
Bank OZK Provides $84M Construction Loan for First Phase of Nora District in Downtown West Palm Beach

WEST PALM BEACH, FLA. — Bank OZK has provided an $84 million construction loan for Phase I of The Nora District, a 40-acre mixed-use redevelopment project in downtown West Palm Beach. Steven Klein, Brian Gaswirth and Mateo Bolivar of JLL arranged the financing on behalf of the borrowers, NDT Development, Place Projects and Wheelock Street Capital. Phase I of Nora District, which will include more than 150,000 square feet of adaptive reuse and new development, broke ground in June 2023 and is slated for completion in early 2025. As part of the project, the developers are converting turn-of-the-century railway warehouses into ground-floor shops and restaurants. Phase I will also include more than 55,000 square feet of second-floor showroom space and creative Class A offices. Confirmed retailers in Phase I include Loco Taqueria & Oyster Bar, H&H Bagels, Van Leeuwen Ice Cream, The Garret Group, Juliana’s Pizza, Celis Juice Bar and Café, Del Mar Mediterranean Restaurant, Sana Skin Studio, Mint, The Spot Barbershop, Rumble and Solidcore. Future phases of Nora District will include The Nora Hotel, a 201-room boutique hotel developed in partnership with BD Hotels and Sean MacPherson.
