Situated on 7 acres, the 139,535-square-foot Class A industrial property is slated for completion in November. Seth Davenport, Adam Hill, Mitch Zehner and Michael Zehner of Voit Real Estate Services are handling marking, sale and leasing efforts for the project.

MANCHESTER, MO. — Holland Construction Services and architect HDA have completed an exterior renovation of Mungenast Lexus of St. Louis, a 70,000-square-foot auto dealership in the western St. Louis suburb of Manchester. The project included metal cladding, dark column accents and a new entryway with a prominent Lexus logo. The building features a two-story showroom, 32 service bays, a café and car wash/detail area. HDA originally designed the facility in 2009 as the first LEED Silver-certified Lexus auto dealership in the country.

HSINCHU, TAIWAN —TSMC (NYSE: TSM), a Taiwanese manufacturer of semiconductors, has announced plans to invest at least $100 billion in the United States, which would bring the company’s total investment in its U.S. manufacturing base to $165 billion. As part of the new round of investment, TSMC plans to develop three more fabs (i.e. manufacturing plants), two advanced packaging facilities and a major research-and-development (R&D) center in Arizona. Once fully realized, the project will be solidified as the “largest single foreign direct investment in U.S. history,” according to TSMC. The construction timeline was not disclosed, but U.S. President Donald Trump and TSMC CEO C.C. Wei announced the investment at a press conference on Monday, with Trump saying the investment will be made “over the next short period of time.” TSMC’s expanded investment is expected to support 40,000 construction jobs over the next four years and create tens of thousands of high-tech jobs in advanced chip manufacturing and R&D, which Trump said would range between 20,000 and 25,000 jobs. Yahoo! Finance reported that Intel is currently the only computer chip manufacturer with a dedicated R&D center in the United States. COPPELL, TEXAS — Houston-based developer Alliance Industrial has broken ground on 300 Freeport, a 186,291-square-foot distribution center in Coppell, located in the northern-central part of the metroplex. The site spans 13 acres, and the development will feature a rear-load configuration, 32-foot clear heights and 233 trailer parking stalls. Project partners include Seeberger Architecture, Langan Engineering, Alliance Industrial Builders and Stream Realty Partners. Completion of 300 Freeport is slated for the first quarter of 2026.

SAN ANTONIO — A partnership between OCI Development, Atlantic Pacific Cos. and Opportunity Home San Antonio has completed Vista at Silver Oaks, a 76-unit affordable housing project on the city’s north side. Residences come in two- and three-bedroom layouts and are entirely reserved for renters earning 60 percent or less of the area median income. In addition to business and fitness centers, residents have access to services such as monthly social events, tax preparation classes, health and wellness programming and afterschool care. Construction began in August 2023.

SAN DIEGO — Ambient Communities has purchased Consulate Hotel, a shuttered hotel located at 2901 Nimitz Blvd. in San Diego’s Point Loma neighborhood, from Noble Legacy LLC for $17.4 million. Al Apuzzo, Matt Weaver, Alex Bentley and Brianna Lehman of Lee & Associates represented the seller, while Rick Wu and Austin Dias of Duhs Commercial represented the buyer in the transaction. The buyer plans to convert the property, which includes a bar (ABC 47), restaurant and amenity space, into market-rate and student housing apartments. The 63,234-square-foot building, situated on 0.9 acres, was originally built in 1971. The transaction closed with entitlements in place for the proposed redevelopment.

DENVER — Evergreen Devco has broken ground on Superblock, a two-building industrial project located at 4439 N. Telluride St. and 17688 E. 45th Ave. in Denver’s Airport submarket. The speculative development is slated for completion in first-quarter 2026. Situated on 16.5 acres, Superblock will feature a 154,702-square-foot building and a 124,672-square-foot building, designed for flexibility to accommodate a variety of tenants from distribution to manufacturing operations. Additionally, Superblock will offer 39 trailer parking stalls. The site offers connectivity with direct access to Peña Boulevard, Interstate 70 and E-470, as well as immediate proximity to Denver International Airport. Keiffer Garton, Tyler Carner and Jeremy Ballenger of CBRE are handling leasing for the properties.

MILWAUKEE — Crow Holdings has broken ground on a new air cargo facility at the Milwaukee Mitchell International Airport (MKE). The project will transform a significant portion of the former 440th Airlift Wing, now known as the MKE Regional Business Park, into a 337,000-square-foot air cargo facility featuring a dedicated air cargo building, a new Milwaukee County highway maintenance facility to support both county and state transportation needs and enhancements to adjacent taxiways to improve accessibility for wide-body cargo aircraft. The facility will have the capacity to accommodate five B747-400 aircraft at the same time and is expected to generate over $1.3 million in annual aircraft landing fees as well as over $1 million in annual ground lease rents and fees. The former 440th campus was turned over to the airport in 2008. Since that time, the underutilized property has been marketed to developers. Some of the buildings are currently used by the airport while others have been leased to a variety of short-term tenants. AURORA, ILL. — FCL Construction has completed a 210,000-square-foot data center for Edged in Aurora. Ware Malcomb provided architecture and interior design services for the building, which is situated on a 65-acre campus that will ultimately feature 96MW of capacity powered by renewable energy. Seefried Industrial Properties was the developer. Edged is a sustainable infrastructure provider. The new Edged campus was designed to be a model for modern engineering and sustainable infrastructure initiatives and uses significantly less energy than traditional data centers. Among the campus features is a waterless cooling technology that ensures operational efficiency while setting a new industry standard for power usage effectiveness. Other sustainable highlights include onsite solar generation, electric vehicle charge points and alternative fuel-powered backup generators. The building interior can accommodate colocation of multiple tenants and includes 13,000 square feet of office space with a lobby, conference room and break room. The exterior design features a glass façade on the north and south sides, added at the request of the city to enhance visual appeal along the adjacent tollway.

ATLANTA — Swinerton has obtained a $23 million contract for construction at Hartsfield-Jackson Atlanta International Airport on behalf of a partnership between the City of Atlanta and WEBMyers Construction. Swinerton will complete three projects at the airport.   The first project — which is expected to be completed by the end of the year — will include the $21 million renovation of six pairs of restroom facilities located in the North Terminal and Concourses T, C and F, as well as several family restrooms. The second project, designed by Atlanta-based Brink Design, will include a $1 million renovation of the airport’s Security Badging Office, which is slated for completion in early spring. The space will nearly double in size and feature 15 desk-style, seated stations with data ports, card printers and fingerprinting machines. The final project, a $1.2 million expansion of all TSA breakrooms, will total 42,000 square feet of space and comprise 13 breakrooms upon completion in July. These projects follow the recently completed $600,000 renovation of the Department of Aviation Finance Office at Hartsfield-Jackson by Swinerton and WEBMyers.
