Atlanta United Announces $23M Headquarters Expansion in Marietta, Georgia

MARIETTA, GA. — Major League Soccer (MLS) club Atlanta United has announced plans for a $23 million expansion to its Children’s Healthcare of Atlanta Training Ground headquarters facility in Marietta, roughly 20 miles northwest of Atlanta. The two-story, 20,000-square-foot addition will connect to the east wing of the existing facility and feature 4,000 square feed designated for its second team (ATL UTD 2) and the club’s five Academy teams. The space will also feature a dedicated gym, locker room and office space for Atlanta United’s six development teams and 20-plus staff members, as well as a dedicated classroom, two new digital content studios, a new podcast and esports studio and a press conference room. The expansion will bring the total footprint of the facilities to 50,000 square feet, with a total investment of $85 million. Completion of the project is scheduled for summer 2025.

Bedrock Tops Off Construction of Hudson’s Project Site in Detroit, Signs GM as Tenant

DETROIT — Developer Bedrock has topped off construction of its Hudson’s site project in downtown Detroit. Meanwhile, General Motors Co. plans to leave Renaissance Center for the new development in 2025, according to Crain’s Detroit Business. The project marks Detroit’s largest ground-up development in the past 50 years, according to the developer. Upon completion, the property will house more than 1.5 million square feet of retail, office, dining, hospitality, residential and event space. Construction will continue in a phased approach. Bedrock recently announced on its social media platforms that the name of the development is now Hudson’s Detroit. Construction of the project on the former J.L. Hudson’s department store site began in 2017. Setbacks such as unanticipated underground obstructions and design changes have pushed the development well beyond its original schedule, reports Crain’s. Originally proposed to be 734 feet, the tower now rises 680 feet. GM’s current home, the RenCen, is the tallest building in Detroit and has suffered since the pandemic. Bedrock and GM plan to spend the next year analyzing what to do with the 5.5 million-square-foot property, according to Crain’s.

ST. PETERS, MO. — Midas Construction is underway on Viva Bene, a $37.8 million active adult community in the St. Louis suburb of St. Peters. Developed by Avenue, the 161-unit luxury property is located at 101 Viva Bene Circle. Amenities include a pool, fitness center, wellness hub, coworking spaces, outdoor spaces and pickleball and bocce ball courts. Greystar is the property manager. Completion is slated for this fall.

Jackson-Shaw, Holualoa Cos. to Develop 274-Room Hotel in North Phoenix

PHOENIX — Texas-based Jackson-Shaw and Arizona-based Holualoa Cos. are developing a dual-branded AC Hotel by Marriott North Phoenix at Norterra and Element by Westin North Phoenix at Norterra in Phoenix. Construction is slated to begin in May 2024 for completion in late 2025. The four-story development will feature a total of 274 guest rooms, with AC Hotel by Marriot North Phoenix offering 179 guest rooms and Element by Westin North Phoenix offering 95 rooms. The property will feature 8,000 square feet of flexible meeting space, two deluxe suites, two group communal rooms, a fitness center, and resort-style courtyard with a saline pool, heated spa and lawn. Situated on three acres, the property will total 160,133 square feet. Simmons Bank is providing construction financing, Layton Construction is serving as general contractor, Cooper Cary is serving as architect and DiLeonardo as interior designer.

Ingka Centres Opens 23,000 SF Vegan-Focused Food Hall at San Francisco Meeting Place

SAN FRANCISCO — Ingka Centres has opened Saluhall, a food hall at San Francisco Meeting Place largely focused on plant-based vendors. Totaling 23,000 square feet, the food hall offers a capacity for 450 seats, bars and five independent food vendors. It will operate seven days a week. Designed by Stiff + Trevillion, the two-story Saluhall features Smörgåsland, an in-house bakery restaurant; Cooking Skola, which offers cooking lessons and demonstrations; La Venganza; Casa Borinqueña; Curry Up Now; Momo Noodle; and Kayma. The majority of restaurants and eateries offer plant-based menus. KERB will operate Saluhall, which means food hall in Swedish. Ingka Centres acquired 945 Market Street in September 2020 and transformed the mall into a destination anchored by a new-format IKEA, which opened in August 2023. The gross leasable area of the meeting place is approximately 256,000 square feet, with Saluhall complemented by Ingka Centres’ Hej! Workshop with Industrious, a flexible working concept. Ingka Centres is part of the same parent company, Ingka Group, as IKEA.

Wegmans to Open 110,000 SF Grocery Store at Ballantyne Campus in Charlotte, North Carolina

CHARLOTTE, N.C. — Wegmans Food Markets Inc., a Rochester, N.Y.-based grocer, plans to open a 110,000-square-foot store in Charlotte. Located along North Community House Road, the grocery store will be situated within Ballantyne, Northwood Investors’ 2,000-acre master-planned development on the south side of Charlotte adjacent to the South Carolina border. Wegmans aims to open the new store by the third quarter of 2026. The store will feature all traditional Wegmans departments, including produce, seafood, meat, bakery, deli, cheese and wine and beer. Additional offerings will include Meals2Go and catering, online shopping capabilities, a floral shop, coffee and home goods. The store will also have a market café with indoor and outdoor seating for customers dining at one of Wegmans’ multiple food outlets. “We’ve received hundreds of requests from locals asking for a store in their area, and we’ve spent years looking for exactly the right location,” says Dan Aken, vice president of real estate and store planning at Wegmans. GW Real Estate, Griffin Capital Break Ground on 250-Unit Apartment Community in Charlottesville, Virginia

CHARLOTTESVILLE, VA. — GW Real Estate Partners and capital partner Griffin Capital Co. have broken ground on The Arrowood Charlottesville, a 250-unit apartment community located at 463 Rio Road W in Charlottesville. Situated two miles from The Shops at Stonefield and a short drive to University of Virginia, the property features studio to three-bedroom layouts, as well as a clubhouse with a fitness center, coworking space, resort-style swimming pool and a grill/lounge area. Fifth Third Bank provided construction financing for the project. The design-build team includes general contractor GW Builders, Heffner Architects, civil engineer Collins Engineering, structural engineer Cates Engineering, MEP engineer GTP Consulting Engineers and landscape architect LandDesign. The developers expect first buildings at The Arrowood to be ready for occupancy in mid-2025, with full community completion expected by March 2026.

Tannos, Wolfgramm to Develop 106-Acre Mixed-Use Project in Friendswood, Texas

FRIENDSWOOD, TEXAS — A partnership between two locally based firms, Tannos Development Group and Wolfgramm Capital, will develop a 106-acre mixed-use project in Friendswood, a southeastern suburb of Houston. Friendswood City Center will feature an apartment complex with roughly 500 units and a luxury hotel with a convention center that can house up to 500 people. Plans also call for approximately 150,000 square feet of retail and restaurant space and 200,000 square feet of medical and office space. The development will also have a 52-acre public park with more than four miles of walking and jogging trails and a fishing lake with a pier. Various infrastructural improvements are also being made as part of the project. The City of Friendswood is partnering with Tannos and Wolfgramm on Friendswood City Center, which represents more than $750 million in regional capital investment.

Publix Opens 48,000 SF Grocery Store in Sarasota, Florida

SARASOTA, FLA. — Publix Super Markets has opened a 48,000-square-foot grocery store at Fruitville Farms, a mixed-use development underway in Sarasota. Benderson Development is the master developer of the public-private partnership, which will feature 600 apartments, 150,000 square feet of retail and restaurants and a new 120,000-square-foot Sarasota County Administration Center. Located at the intersection of Fruitville Road and Lakewood Ranch Boulevard, the new Publix is the first tenant to open at the shopping center within Fruitville Farms.

Younger Partners Arranges Sale of 76-Acre Industrial Development Site in Grayson County, Texas

GRAYSON COUNTY, TEXAS — Dallas-based brokerage firm Younger Partners has arranged the sale of a 76-acre industrial development site located along FM 1417 in Grayson County, about 70 miles north of Dallas. The site offers immediate proximity to Texas Instruments’ semiconductor manufacturing plant in Sherman and will be marketed to industrial users supporting that facility. John St. Clair, Davis Willoughby and Tyler Hemenway of Younger Partners represented the seller, a family estate, in the transaction. The buyer was a local entity doing business as Investment Catalysts LLC.
