NASHVILLE, TENN. — Portman has signed fitness chain [solidcore] to a retail lease at Starling, a 363-unit residential tower underway in Nashville’s Germantown neighborhood. The fitness concept, which focuses on high-intensity, low-impact training in 50-minute group classes, will join a tenant roster that will include Toastique, Social Cantina and Retrograde Coffee. Preleasing efforts at Starling are currently underway, with the first units delivering in May. Portman plans to debut [solidcore] this fall, marking the concept’s second location in Nashville.

DALLAS — General contractor Michael Walker Construction has completed the multimillion-dollar renovation of 2515 McKinney Avenue, an 18-story, 178,970-square-foot office building in Uptown Dallas. The project delivered a full facelift of the lobby and added new tenant amenities, including a fitness center, conference center, outdoor patio areas and expanded food-and-beverage options. Entos Design served as the project architect. Stream Realty Partners leases the building, which is owned by institutional investors advised by J.P. Morgan Global Alternatives.
ZANESVILLE, OHIO — Woda Cooper Cos. Inc. has broken ground on Munson Crossing, a 43-unit affordable housing community in Zanesville, about 50 miles east of Columbus. The co-developer for the $13.8 million project is Housing Services Alliance. Munson Crossing is located in the West Main Street Community Reinvestment Area (CRA) on the site of the former Munson Elementary School building, which was demolished last year. Munson Crossing will provide 14 one-bedroom units that offer 663 square feet, 23 two-bedroom apartments with 858 square feet and six three-bedroom units totaling 1,105 square feet each. Projected rental rates will range from $330 to $1,025 per month, depending on unit size and the resident’s income. All units are reserved for tenants whose income is 30 to 80 percent of the area median income. Amenities will include a multipurpose room with kitchenette, package room, laundry room and dedicated supportive service space. The project received housing tax credits allocated by the Ohio Housing Finance Agency, which also provided an equity bridge loan and will provide a second permanent mortgage. PARKER, COLO. — Health Dimensions Group (HDG), along with co-owners Ellipsis and Invesque, has opened Terra Bluffs, an assisted living and memory care community in Parker. The property is located southeast of Denver. Details such as the number of units were not disclosed. HDG provides oversight of the community’s day-to-day operations. Ellipsis is the project developer for the care community and Invesque is the project’s investment partner.
Kohl’s to Roll Out 200 Babies R Us, 140 Sephora Stores at Its Retail Locations This Year

MENOMONEE FALLS, WIS. — Kohl’s (NYSE: KSS) has announced plans to roll out 200 Babies R Us shops this fall at existing Kohl’s locations. The first Babies R Us shop will debut at an undisclosed Kohl’s store in August. Additionally, the company plans to open 140 more Sephora shops at Kohl’s this summer. The Menomonee-based retail giant is partnering with WHP Global, the owner of the Babies R Us brand, in the rollout. WHP Global purchased the Babies R Us and Toys R Us brands in 2021, four years after the brands’ parent company filed for Chapter 11 bankruptcy. WHP Global is undertaking a similar rollout of Toys R Us locations at cruises and airports, along with new flagship stores. Kohl’s has more than 850 Sephora shops within Kohl’s stores, with each Sephora occupying roughly 2,500 square feet. HIALEAH, FLA. — MG Developer has completed the vertical construction of Metro Parc, a 559-unit transit-oriented apartment community located in Hialeah, approximately 13 miles outside Miami. Upon completion, the two-tower building will feature residences with two bedrooms and two bathrooms ranging from 500 to 800 square feet. Amenities at the community will include coworking space, an outdoor kitchen, pool and a gym. The property will also feature ground-floor retail space, including a Latin-inspired food marketplace. Metro Parc is the first phase of the Metro Center development, which will comprise roughly 2.3 million square feet of multifamily and retail space and is scheduled for completion in 2027.
Hoar Completes Vertical Construction of $128M UAB Medicine Rehabilitation Facility in Birmingham

BIRMINGHAM, ALA. — Hoar Construction has topped out the University of Alabama at Birmingham (UAB) Medicine’s new $128 million Inpatient Rehabilitation Facility in downtown Birmingham. Located along 7th Avenue South, the building will total 346,000 square feet across 11 stories. In addition to 136 patient beds, the facility will comprise two levels of administration, conferencing and mechanical space and four floors of parking. Construction, which began in May 2022, is scheduled for completion in early 2025.
Crescent Communities Delivers 50,276 SF Industrial Facility in Metro Charlotte for Goodwill

ROCK HILL, S.C. — Crescent Communities has completed the development of a 50,276-square-foot build-to-suit industrial facility located on Galleria Boulevard in Rock Hill, roughly 30 miles outside Charlotte. Goodwill Industries of the Southern Piedmont is the tenant. The warehouse, which is situated within the AXIAL Southgate 77 campus, features 32-foot clear heights, an ESFR sprinkler system, 53 dock-high loading doors, four pit levelers, two drive-in doors and 2,500 square feet of office space. AXIAL Southgate 77 totals 270,557 square feet, including a 220,281-square-foot warehouse that is scheduled for completion this May.
WOODBRIDGE, N.J. — Regional provider Hackensack Meridian Health has broken ground on a $200 million facility in the Northern New Jersey community of Woodbridge. The project will be part of the larger development of the area surrounding Metropark Station, a major regional transit hub. The 60,000-square-foot facility will be home to an array of primary and specialty care providers, as well as a sports and spine care center. Other services and offerings will include advanced imaging, phlebotomy, rehabilitation services, a retail pharmacy, occupational health services and an urgent care clinic. Hackensack Meridian claims the project will create 1,000 jobs. Completion is slated for late 2025. Russo Development is leading the team behind the larger development, which will ultimately feature residential, office, retail and restaurant uses in addition to the new healthcare facility. Within the residential component, at least 20 percent of the units will be reserved for low-income renters, although specific income restrictions were not announced. The administration of New Jersey Gov. BRUNSWICK AND JESUP, GA. — Convenience store retailer Wawa has broken ground on two new stores in Georgia. Scheduled to open later this year, the stores will be located at the intersection of U.S. 341 and Community Road in Brunswick and 356 W. Orange St. in Jesup. The new shops mark the beginning of the brand’s expansion plans for southern and coastal Georgia, where Wawa plans to build and open 26 stores over the next five to eight years. Future locations in the state include Hinesville, Pooler, Waycross, Bainbridge, Tifton, Valdosta and Albany. Pennsylvania-based Wawa plans to invest roughly $7 million in the development of each store. Originally established as an iron foundry in 1803 and later evolving into a dairy business and then food market and convenience retailer, Wawa currently operates more than 1,000 stores.
