NASHVILLE, TENN. — Development partners Southwest Value Partners and StreetLights Residential are currently underway on the construction of two residential towers at Nashville Yards, with plans to open in November. Comprising 34 and 35 stories, respectively, The Everett and The Emory will total 650 units. Amenities at the properties will include a shared third-floor deck featuring a pool, fitness center, game room, resident bar, workspace and a golf simulator. The project team includes architect StreetLights Creative studio and general contractor Clark Construction. Leasing is scheduled to begin this summer. Upon completion, the 19-acre mixed-use Nashville Yards development will also feature a 591-room hotel and 4,500-person concert venue, as well as office and retail space.

MOUNT PLEASANT, S.C. — BWE has arranged a $40.3 million loan for the construction of Carolina Business Park, an industrial development in Mount Pleasant, roughly five miles outside downtown Charleston. Cameron Property Co. is the borrower and developer. Thomas Wiedeman and Alan Tapie of BWE secured the financing through a life insurance company on behalf of the borrower. Upon completion, the property will total 483,300 square feet across three buildings. The rear-load buildings, situated on 60 acres, will feature clear heights between 32 and 36 feet.

Walmart-Dairy-Plant-Robinson-Texas

ROBINSON, TEXAS — Walmart (NYSE: WMT) will open a dairy processing plant in Robinson, located just south of Waco in Central Texas, in a move that represents a capital investment of about $380 million in the regional economy. The Arkansas-based retailer also expects that the project, which will comprise 310,000 square feet of production and distribution space within Robinson Business Park, will result in the creation of about 400 jobs. Cushman & Wakefield represented Walmart in its site selection and purchase of the 79-acre tract on which the facility will be developed. The opening is scheduled for 2026.

NORTH CHICAGO, ILL. — Baker Barrios Architects has released renderings of its design for the country’s deepest warm water therapy pool. Located in North Chicago, the project is part of an educational and research facility being developed by international nonprofit Diveheart. Founded in 2001 by Jim Elliott, a scuba instructor and former guide for visually impaired downhill skiers, Diveheart’s mission is to provide educational scuba diving programs that are open to any child, adult or veteran with a disability. The programs provide therapeutic benefits for physical, emotional and behavioral challenges. The patented design of the deep therapy pool, planned for a minimum depth of 130 feet, features a unique telescoping configuration with a portion of the structure above grade, allowing for general observation of the divers. The facility will also feature a training pool, exhibition pool, underwater observation passage, locker rooms, conference/meeting space, and medical and operational office space.

ROCKLIN, CALIF. — LRE & Cos. has received approval from the City of Rocklin for the development of University Square, a 10-acre mixed-use destination project at the intersection of Sunset Boulevard and University Avenue in Rocklin, approximately 20 miles northeast of Sacramento. Slated for completion by the end of 2025, University Square will feature more than 20,000 square feet of retail space, 5,000 square feet of space for quick-service restaurants with drive-thrus, a 123-room Hilton Garden Inn, a 10,000-square-foot daycare center and a 3,700-square-foot Circle K convenience store and a car wash. BATAVIA, ILL. — German discount grocer Aldi has announced plans to add 800 new locations across the United States by the end of 2028. The company will invest more than $9 billion into the expansion plan, which will be implemented through a combination of new openings and store conversions. In August, Aldi acquired American grocery brands Winn-Dixie and Harveys Supermarket as part of a larger divestiture of parent company Southeastern Grocers. Aldi’s expansion plans in the Southeast include both new openings and converting some of the former Winn-Dixie and Harveys locations to Aldi-branded stores. The locations that are not converted will continue to operate under the Winn-Dixie and Harveys brands. Aldi plans to add nearly 330 stores across the Northeast and Midwest. WASHINGTON, D.C. — Donohoe Development, in partnership with Apartment Investment and Management Co. (Aimco), has opened the final phase of Upton Place on Wisconsin, a $300 million adaptive reuse project located at 4000 Wisconsin Ave. NW in Washington, D.C. The mixed-use development features 689 multifamily residences, 65 of which are income-restricted, as well as 100,000 square feet of retail space and an 800-space parking garage. AIR Communities is the property manager for the development’s two apartment communities — the 234-unit The Parc and 455-unit 4K Wisconsin. SK+I Architecture designed the residential buildings, which feature swimming pools, rooftop entertainment space, courtyards, commuter lobbies and social spaces. 4K Wisconsin will also host a 150-room pop-up hotel beginning this spring. Anchor tenants of the retail space include a 55,000-square-foot OneLife Fitness and 30,000-square-foot Lidl grocery store.

ALEXANDRIA, VA. — Kennedy Wilson has provided a $96 million senior construction loan for the development of TideLock, a mixed-use project in Alexandria. Marshall Scallan, Michael Zelin, Bindi Shah and Nick Rangel of Cushman & Wakefield arranged the financing on behalf of the borrowers, Community Three and Whitaker Investment Corp. Plans include the redevelopment of three existing office buildings to feature 169 multifamily residential units, 65 condominiums and 7,000 square feet of commercial space. The property is situated with direct access to the Mount Vernon Trail and features views of the Potomac River.  Construction is scheduled to begin immediately, with completion expected in 2026.

NEW HILL, N.C. — A joint venture between Samet Corp., Lee-Moore Capital and a Denver-based family office has delivered a 340,000-square-foot industrial facility located in New Hill, roughly 20 miles southeast of Raleigh. FedEx Ground fully occupies the newly completed building. The facility comprises Phase I of TIP West, a section of the 450-acre Triangle Innovation Point life sciences, manufacturing and industrial park with the capacity for an additional 2 million square feet of development. Matt Winters and Al Williams of JLL manage leasing at the property on behalf of the joint venture, along with Brian Hall of Samet Corp.

RICHARDSON, TEXAS — San Francisco-based developer Legacy Partners has completed Ovation at Galatyn Park, a 361-unit apartment community in the northeastern Dallas suburb of Richardson. Designed by WDG Architecture, Ovation at Galatyn Park offers one-, two- and three-bedroom units that range in size from 500 to 1,700 square feet and are furnished with quartz countertops and various pieces of smart-home technology products. Amenities include a pool, fitness center, sky lounge, outdoor game room, arcade, billiards room and a podcast studio. Legacy developed the project in partnership with Bridge Investment Group. Construction began in June 2021. Rents start at $1,525 per month for a one-bedroom apartment.
