CONSHOHOCKEN, PA. — Morgan Properties has debuted its new, 70,100-square-foot office headquarters space at its Millennium Complex in Conshohocken, a northern suburb of Philadelphia. The locally based multifamily developer relocated its headquarters from its Kingswood Apartments & Townhomes development in nearby King of Prussia. The new space can support about 200 people and features tech-enabled meeting rooms and training facilities, a dining area, recreational activities, fitness center, a 9,500-square-foot event space and direct walking access to the Schuylkill River Trail.

Rockefeller Group, Matan Cos. Break Ground on 5 MSF Industrial Development in Suffolk, Virginia

SUFFOLK, VA. — Rockefeller Group and Matan Cos. have broken ground on the first phase of Port 460 Logistics Center, an industrial development that will comprise 5 million square feet in Suffolk, approximately 20 miles southwest of Norfolk with direct access to the Port of Virginia. The co-developers are completing the project in a joint venture with Mitsubishi Estate New York, Chuo Nittochi and Taisei USA LLC. The first phase will comprise 2.4 million square feet of industrial space across five buildings, with the first two buildings scheduled for completion next year. A second phase will deliver 2.6 million square feet of space. Gregg Christoffersen and Kristopher Kennedy of JLL are managing leasing at Port 460.
NASHVILLE, TENN. — The Preiss Co. (TPCO) has completed the development of Signature Music Row, a 105-unit multifamily community on Nashville’s Music Row. Located at 1005 16th Ave. S, the property was developed in partnership with Speedwagon Capital Partners. JLL arranged construction financing for the project through First Horizon. Signature Music Row offers apartments in one-, two- and three-bedroom layouts, with 3,000 square feet of amenity space. Monthly rental rates range from $1,450 to $3,846, according to Apartments.com. The property also includes 2,000 square feet of retail space, which will be occupied by Silver Fox Coffee, beginning in 2025. Amenities at the community include an outdoor pool, sky lounge, fitness center and electric vehicle charging stations.
MICHIGAN — Chick-fil-A has unveiled plans to open approximately 25 to 30 new locally owned and operated restaurants across Michigan by the end of 2028. The new restaurants will create over 2,500 jobs across the state. Chick-fil-A first opened in Michigan in 2015, and currently operates 28 locations in the state. In metro Detroit, Chick-fil-A plans to open in Chesterfield Township, Roseville, Taylor and Fort Gratiot this fall or winter. Additional growth includes a licensed location in the First National Building, and locally owned and operated restaurants in Detroit, Auburn Hills, Lincoln Park, Orion Township, Clinton Township, Canton and Ann Arbor. Two restaurants are slated to open in 2025 in Lansing/Jackson, as well as one restaurant in Saginaw and another in Benton Harbor. Chick-fil-A is the third largest quick-service restaurant company in the United States with more than 3,000 restaurants across the U.S., Canada and Puerto Rico.
ANDERSON, IND. — Meridian Design Build has completed construction of a 300,000-square-foot climate-controlled seed storage and distribution facility for Corteva Agriscience in Anderson, about 40 miles northeast of Indianapolis. Scannell Properties was the developer. Located at 4210 W. 67th St., the property is Corteva’s largest warehouse and distribution center in North America, according to Meridian. Constructed on 30 acres, the facility features 100,000 square feet of refrigerated and humidity-controlled cold storage space along with an adjacent dry storage area accessible via high-speed rollup doors. The building features 25 loading docks, two drive-in doors, a storm shelter and 4,000 square feet of office space. Curran Architecture was the architect, and American Structurepoint Inc. handled the civil engineering design.
Stevens-Leinweber Construction Completes Empire 101 Industrial Facility in Peoria, Arizona

PEORIA, ARIZ. — On behalf of KBC Advisors Arizona, Stevens-Leinweber Construction has delivered Empire 101, a Class A industrial building offering Loop 101 freeway frontage in Peoria, a suburb northwest of Phoenix. Located at 8850 W. Sweetwater Ave., the 153,145-square-foot building features 32-foot clear heights, 21 dock doors, two drive-in bays, 10 levelers, 90 clerestory windows and generous power. Additionally, the facility offers a fully secured truck court, a 65,000-square-foot secured yard and parking for 144 automobiles, expandable to more than 200 total spaces. Empire 101 is located less than 20 miles from Phoenix Sky Harbor International Airport, six miles from Glendale Municipal Airport and 25 miles from Taiwan Semiconductor Manufacturing Co.’s Arizona FAB campus. Stevens-Leinweber Construction served as general contractor, and Deutsch Architecture served as architect. Mike Ciosek and Eric Bell of Kidder Mathews are handling leasing for the property.
CHICAGO — Core Spaces has completed six student housing communities totaling 4,549 beds across the United States. All six communities have opened to residents ahead of the 2024-2025 school year. The communities are all located near the campuses of major universities, including UC Berkeley, University of Cincinnati, Penn State, University of Wisconsin-Madison and Clemson University. The six new properties include: The communities feature a variety of high-end, student-focused amenities. EL PASO, TEXAS — The U.S. Department of Veterans Affairs (VA) will open a 492,000-square-foot ambulatory care facility in El Paso. The six-story building will be located on the William Beaumont Army Medical Center campus at Fort Bliss and will feature 47 different departments to augment the campus’ continuum of care. Specialty practices and services that will be housed within the facility will include radiology, pathology, audiology, prosthetics and rehabilitation for traumatic brain and spinal cord injuries. The facility will also offer a specialized women’s clinic, spaces for mental health and substance abuse programs, a dental suite and an eyecare clinic. Amenities will include an 18,000-square-foot healing garden, a 6,500-square-foot outdoor café and a 5,000-square-foot shaded staff plaza. The project team includes architecture firms SmithGroup and HKS, Clark Construction Group and The U.S. Army Corps. of Engineers. Construction is underway and slated for a 2028 completion.
Rockpoint, Frampton Construction Break Ground on 1.5 MSF Race Track Logistics Park in South Florida

POMPANO BEACH, FLA. — Rockpoint and general contractor Frampton Construction have broken ground on Race Track Logistics, a 1.5 million-square-foot industrial park in South Florida’s Pompano Beach. The 87-acre project is situated on a former horse racing track within The Pomp, a 223-acre master planned development by The Cordish Cos. and Caesars Entertainment. The industrial project is approved for eight buildings and will sit east of the Harrah’s Pompano Beach Casino at 777 Isle of Capri Blvd. Phase I of Race Track Logistics will comprise 620,738 square feet across four buildings with an expected completion date by September 2025. The buildings will include 36-foot clear heights and 165 dock doors with two drive-in doors per building.
BELVIDERE, ILL. — Cawley Commercial Real Estate (Cawley CRE) has brokered the sale of 140 acres in Belvidere, about 13 miles east of Rockford. A leading Fortune 500 company purchased the site with plans to build a 1.2 million-square-foot freezer cooler facility. Project costs are estimated at $1 billion. The project will include more than 1,000 trailer stalls as well as automation technology and will support the delivery of fresh and frozen food products across the Midwest.
