COLUMBUS, OHIO — Woda Cooper Cos. Inc. has opened Lockbourne Greene, a 60-unit affordable housing community with an onsite early learning center in Columbus. Woda developed the property at 1840 Lockbourne Road in partnership with Healthy Homes, which is affiliated with Community Development for All People and Nationwide Children’s Hospital’s Healthy Neighborhoods Healthy Families Initiative. The project transformed a vacant Columbus Land Bank property. The development is available for workforce families, seniors and other general occupancy residents who earn 40 to 70 percent of the area median income, or roughly $39,680 to $69,440 annually for a family of four. Rents range from $760 to $999 per month, depending on income category and size of unit. The three-story, 71,000-square-foot building includes 12 one-bedroom, 40 two-bedroom and eight three-bedroom apartments. Five units offer features for people with disabilities. Community amenities include an onsite management office, resident fitness center and community room. Financing for the $16 million project came from a diverse mix of public, private and nonprofit sources. Equity financing was made possible through the allocation of federal Low-Income Housing Tax Credits via the Ohio Housing Finance Agency. MIAMI — SG Holdings has completed leasing at Sawyer’s Walk, a 3.4-acre mixed-use development underway in Miami’s Overtown neighborhood. The project, which will feature retail space, offices and affordable housing for seniors, is set to open this summer. SG Holdings is a partnership comprising Swerdlow Group, SJM Partners and Alben Duffie. The development team broke ground on Sawyer’s Walk in summer 2021. The development costs were not disclosed, but the Miami Herald reported the price tag hovers around $350 million. “The anticipated delivery of our mixed-use development will serve as an economic catalyst for Overtown, with the creation of over 1,000 quality jobs, the opening of a new full-service supermarket and mix of national retail stores that will serve the immediate community and surrounding neighborhoods,” says Michael Swerdlow, managing partner of Swerdlow Group. Sawyer’s Walk will feature 175,000 square feet of retail space. Committed tenants include Target (50,000 square feet), Aldi (25,000 square feet), Ross Dress for Less, Five Below, Tropical Smoothie Café and Burlington. ATLANTA — Jamestown has announced details about its 405-unit hospitality tower underway at Ponce City Market, a large-scale mixed-use development in Atlanta’s Old Fourth Ward district. The project, branded Scout Living, is part of Ponce City Market’s second phase, which also includes 619 Ponce and Signal House. The property will feature fully furnished one- and two-bedroom units for short-term and extended stays, including full kitchens, appliances and separate living and sleeping spaces. Rooftop amenities will include a pool, wellness studio, terrace, rentable livings rooms and a chef’s kitchen. Scout Living’s second floor will feature lounge, meeting and event spaces for guests. The property will also feature 12,000 square feet of retail space with 21-foot ceilings on the ground floor that will be occupied by a food-and-beverage concept and convenience shopping, as well as a courtyard that connects the property to other elements of Ponce City Market and the Atlanta BeltLine. When Phase II construction is complete, Ponce City Market will include five buildings offering more than 700,000 square feet of office space, 350,000 square feet of retail space and more than 800 residential and hospitality living units. OAKWOOD, GA. — BWE (formerly Bellwether Enterprise) has arranged a $29.5 million construction loan for the development of Imperium Oakwood, a 229-unit apartment development in Oakwood, about 48 miles northeast of Atlanta. Thomas Wiedeman, Alan Tapie, Hanley Long and Brad Walker of BWE arranged the fixed-rate loan through an unnamed community bank on behalf of the developer, Alpharetta, Ga.-based Imperium Development. The property will be situated adjacent to University of North Georgia’s Gainesville campus and will feature a clubhouse with fitness and office rooms, resort-style pool, fireplace, grill stations, covered lounge, game area, onsite parking and a dog park with a wash station. TEJON RANCH, CALIF. — Tejon Ranch Co. has begun construction on a distribution center for Nestlé USA Inc., the world’s largest food and beverage company. The development is located on 58 acres of Tejon Ranch Commerce Center (TRCC) in Tejon Ranch, approximately 100 miles northwest of Los Angeles. The multi-story, 700,000-square-foot building will be fully automated to serve Nestlé’s portfolio and designed to support future growth and expansion plans. No official opening date has been announced, but Nestlé is targeting 2025 for initial completion of construction and 2026 for commencement of operations. TRCC represents more than 2.5 million square feet of industrial space either under construction or completed. Mac Hewett, Mike McCrary and Brent Weirick of JLL represented Tejon Ranch Co. in the 58-acre land sale transaction.

RED OAK, TEXAS — Alabama-based general contractor Brasfield & Gorrie has topped out a 103,000-square-foot manufacturing facility in Red Oak, about 20 miles south of Dallas. The facility is a build-to-suit for Schneider Electric, and the site is located near the campus of one of the company’s partners, Compass Datacenters. Full completion is scheduled for the second quarter.

BRIDGEPORT, CONN. — A partnership between two developers, Indianapolis-based Flaherty & Collins Properties and locally based firm RCI Group, has broken ground on The August at Steelpointe Harbor, a $190 million multifamily project in Bridgeport. The property will comprise 420 units in one-, two- and three-bedroom floor plans on a 6.5-acre site within the 52-acre Steelpointe Harbor master-planned community. Amenities will include a pool, fitness center, coworking lounge, pet park, outdoor kitchens and a pickleball court, as well as 10,000 square feet of retail space. Cupkovic Architecture designed the project, and KBE Building Corp. is serving as the general contractor. Old National Bank provided a $111 million senior construction loan for the project, with a myriad of private institutions and public agencies also contributing to the financing. BOLINGBROOK, ILL. — Bridge Industrial has acquired a 22-acre site in Bolingbrook within the I-55 submarket. The developer plans to build Bridge Point I-55 Commerce Center, a two-building speculative industrial project totaling 292,011 square feet. Bridge acquired the site from Chicagoland-based Orange Crush LLC, which previously used the facility as an asphalt crushing and transloading facility. Construction is scheduled to begin in the second quarter with completion slated for mid-2025. Dan Leahy of NAI Hiffman represented Bridge in the sale and will serve as the leasing agent for the development.

SURPRISE, ARIZ. — A joint venture between GTIS Partners and Clyde Capital has released plans for Asante Trails, a $250 million mixed-use project in Surprise, a suburb of Phoenix. The development will feature a build-to-rent community, retail space and a medical facility, all of which will be built across 90 acres of land. In conjunction with the land acquisition, GTIS and Clyde sold 20 acres within the project site to HonorHealth, one of Arizona’s largest hospital systems, to develop the medical facility. Additionally, 45 acres will be allocated to a joint venture between Clyde and Simon CRE for the development of a multi-phase retail center. GTIS will retain the 25-acre balance of the site for build-to-rent homes. GTIS and Clyde initially pursued the property in April 2021 and took the project through a rezoning and site planning approval process as they secured entitlements. The site is 40 miles northwest of downtown Phoenix, located along North 163rd Avenue and bound by U.S. Highway 60 and Pat Tillman Boulevard. GALVESTON, TEXAS — Dallas-based investment firm RREAF Holdings, in partnership with Gulf Coast owner-operator Innisfree Hotels, will develop a $250 million Margaritaville Hotel & Resort in Galveston. The 334-room, 300,000-square-foot hotel will feature a 2.5-acre elevated waterpark, a lazy river, pickleball courts, family entertainment center, four restaurants and direct beach access, as well as other features activities and amenities with themes from the music of the late Jimmy Buffett. Construction is scheduled to begin in May or June. A tentative completion date was not disclosed.
