LUBBOCK, TEXAS — Austin-based owner-operator Parallel will develop a 671-bed student housing community in Lubbock. The site at 2413 S. 14th St. is situated adjacent to the Texas Tech University campus. The development will offer a mix of studio through five-bedroom units. Shared amenities will include a full-service smart market, influencer room, fitness space, study areas, conference rooms and a sky lounge overlooking campus. The development team for the project includes BOKA Powell Architects, A Royal Interiors, Parkhill, RLG Consulting Engineers and Teinert Construction. Construction is expected to be complete in time for the fall 2027 semester.

Walker & Dunlop Arranges $53.6M Construction Financing for Metro Miami Multifamily Development

BAY HARBOR ISLANDS, FLA. — Walker & Dunlop has arranged a $53.6 million loan for the construction of Clara Bay Harbor 100th, a multifamily development located at 1145-1163 100th St. in Bay Harbor Islands, roughly 15 miles outside Miami. Upon completion, the property — which is the second phase of a three-phase rental development by Clara Homes — will comprise 45 units. The developer will also use the proceeds to begin pre-development on the third and final phase of the project, which will feature an additional 77 units. Construction is currently underway on the first, 28-unit phase, with completion scheduled for the end of this year. Adam Schwartz, Aaron Appel, Jonathan Schwartz, Keith Kurland, Michael Ianno, Christopher de Raet and Marlon Robins of Walker & Dunlop secured the financing on behalf of the borrower.
WALLKILL, N.Y. — JLL has negotiated the sale of a 92-acre industrial development site in Wallkill, about 75 miles north of New York City. The site at 350 Silverlake-Scotchtown Road is known locally as Golden Triangle and is fully approved for the development of roughly 835,000 square feet of product. Crow Holdings Development acquired the site with a two-phase plan to construct a facility that will be known as Golden Triangle Logistics Center. Phase I will total 535,603 square feet and feature a clear height of 36 feet, 88 dock doors and parking for 83 trailers and 422 trailers. Phase II will comprise 299,200 square feet and could include 38 dock doors and parking for 199 cars and 34 trailers. Rob Kossar and James Panczykowski of JLL represented the seller, New Jersey-based Vision Real Estate Partners, in the land deal. JLL has also been retained to lease the project, construction of which is slated to begin in the third quarter.
NATICK, MASS. — Design-build firm Dacon Corp. has completed a 7,400-square-foot industrial and life sciences expansion project in Natick, a western suburb of Boston. The project is a build-to-suit for Kula Bio, which specializes in the production of agricultural products that serve as replacements to synthetic fertilizers. The facility includes manufacturing, office and research-and-development space. Kula Bio initially opened its 7,500-square-foot headquarters in Natick in late 2021 with the expectation of expanding.
CINCINNATI — Skanska will build a $164 million office building for Medpace, a clinical research company, in Cincinnati. The project involves a 562,000-square-foot, nine-story building featuring a six-story office tower atop a three-floor parking garage and conference center. The building will be constructed on the existing Medpace campus. Completion is slated for March 2027.
NAPERVILLE, ILL. — Brixmor Property Group (NYSE: BRX) has begun a $53 million redevelopment and reconfiguration of Westridge Court shopping center in the Chicago suburb of Naperville. Plans call for a new restaurant and entertainment district to be branded Block 59 at the corner of Route 59 and Aurora Avenue. The 91,000-square-foot project will include the construction of multiple outparcels for brands such as The Cheesecake Factory, Yard House, Ruth’s Chris Steak House, Piccolo Buco by Cooper’s Hawk, Shake Shack, Stan’s Donuts, First Watch, Fresh Fin, Crisp & Green and Velvet Taco. The dining lineup will join currently open Lazy Dog Restaurant and furniture retailer Walter E. Smithe. Plans call for an open-air central plaza that will serve as a public gathering space and host community events year-round surrounded by new outdoor restaurant patios. The project will also include a new valet area, wayfinding signage, landscaping, energy-efficient lighting and improved pedestrian and vehicular circulation. TEMPE, ARIZ. — Evergreen Devco has acquired 12.7 acres of land at the southeast corner of 48th Street and Alameda Drive in Tempe for $13 million. The company plans to develop 48th @ Alameda, an industrial project, on the site. The acquired parcel includes two sites: Jim Wilson of Cushman & Wakefield will list the project for sale or lease.
Public-Private Partnership Opens $2B Los Angeles Clippers Arena in Inglewood, California

INGLEWOOD, CALIF. — A public-private partnership between Murphy’s Bowl LLC and the City of Inglewood has opened Intuit Dome, a 915,000-square-foot events arena in Inglewood that will be the home of the National Basketball Association’s LA Clippers. Former Microsoft executive Steve Ballmer owns the team. Intuit Dome is situated on a 28-acre site between Prairie Avenue and Century Boulevard and near SoFi Stadium, the new home arena for the Los Angeles Rams football team. The arena will host home games for the Clippers, as well as sporting events not involving the Clippers, family shows, concerts, conventions and corporate events. The arena opened yesterday with a concert from Grammy award winner Bruno Mars. The Clippers have been headquartered at the Staples Center in Los Angeles since 1999. The team shared the facility with the Los Angeles Lakers. However, the Clippers will be the only tenant at the Intuit Dome, according to the Los Angeles Times. The development team broke ground on the project in September 2021. Intuit Dome offers 86,000 square feet of training, medical and player spaces, as well as five basketball courts with more than 17,700 seats and 640 bathrooms. Fowler Ave. near the University of South Florida (USF) campus in Tampa. The community offers 276 fully furnished units in studio through four-bedroom configurations. Shared amenities at the property include an outdoor rooftop swimming pool, jumbotron, grilling areas, a gaming lawn, two courtyards, fitness center, study centers and onsite parking. The development also features 1,700 square feet of retail space at the ground level. The development team for the five-story project included Niles Bolton Associates and Landmark Construction, the in-house construction arm of Athens, Ga.-based Landmark Properties.
BentallGreenOak, RL Cold Break Ground on 215,766 SF Cold Storage Project in Mount Laurel, New Jersey
MOUNT LAUREL, N.J. — A joint venture between institutional investment firm BentallGreenOak and RL Cold has broken ground on a 215,766-square-foot cold storage project in Mount Laurel, an eastern suburb of Philadelphia. Greek Design|Build, an affiliate of regional owner-operator Greek Real Estate Partners, is handling construction of the project, which is being developed on a speculative basis. The facility will feature four variable compartments that can accommodate temperatures ranging from minus 10 to 55 degrees Fahrenheit, as well as a food inspection area, 27 dock positions, 5,000 square feet of mezzanine storage space and office space. A tentative completion date was not disclosed.
